1 SOUTH LAKE TAHOE LINEAR PARK LANDSCAPE IMPROVEMENTS JUNE 2012

2 Scope of Work for Linear Park Landscape Improvements Prepare conceptual landscape design with increased lawn areas, additional accent planting, improved irrigation and City standard path lighting. Obtain consensus and approval of design from both the Tahoe Meadows HOA and the City of South Lake Tahoe. Prepare construction documents including; irrigation, planting, landscape accents, benches and lighting. Obtain TRPA Grading Permit, and Caltrans Right of Way Encroachment Permit for landscape modifications. Provide Bidding and Construction Administration Services to see the project through public bid and complete construction. Milestones and Progress to Date February 27, 2012 City approved design contract. BT Long Landscape Architecture immediately began work and produced the Landscape Improvements Concept Plan. Concept Plan was presented to City Staff on March 8, Concept Plan was presented to Tahoe Meadows HOA at their Spring Meeting March 11, In April Tahoe Meadows HOA gave conditional approval of the landscape concept and lighting and will review construction documents for final approval and written agreement at the July 29 th Tahoe Meadows HOA Board Meeting.

3 Linear Park Landscape Design Concept The Revised Linear Park Concept Plan includes increased areas of lawn where feasible and/or appropriate for maintenance and spray irrigation. Accent planting along the path has been increased and drip irrigation zones extended along both sides of the path. Accent and screening plants are grouped along the Tahoe Meadow s fence line to help provide additional privacy and visual separation from Highway 50. Stone lawn edging provides an attractive barrier between lawn and planting areas reducing weeds and maintenance. Boulders and stone edging also create visual transitions from lawn to planter areas providing interesting and more attractive accent planting and natural areas. Several Jeffery Pine in poor health have been removed and smaller trees thinned to provide more space for healthy tree growth as well as improved lawn and planter areas. There is improved landscaping surrounding the Washoe Woman Statue with culturally significant native trees, shrubs and perennials. The Tahoe Meadows Board has tentatively agreed to the City Standard Path Lights with 12 foot lamp heights and a 90 foot spacing taking every measure to reduce the evidence of the overhead lights from within the Tahoe Meadows Community. Additional shield options may also reduce view of light source.

Tahoe Meadows review of documents and approval of documents and preparation of written agreement or MOU.
