42 1. Carriage House Replace roof. Restore / replace envelope, wood windows, wood clapboards, stone foundation. Relocate concession. Build deck off 2nd. Floor. Build walkway past building on lower level, over water. Interior: Add elevator, egress stairs, interior finishes (bead board in public areas), fire suppression, new MEP systems, new concrete subfloor on first and lower levels. Salvage interior finishes. Exterior: Rebuild roof balustrade. Upgrade electrical and plumbing systems. Structure: Replace Basement columns. Site: Restore retaining wall. Reface and extend service stone wall.

44 2. Temporary Info Center & Caretaker Laundry House Temporary quarters upstairs for caretaker. All new interior finishes. Renovate downstairs for info center and toilets. All new interior finishes. Repair roof. Repair envelope, wood windows, wood clapboards. Repoint stone walls. No elevator anticipated.

45 3. Parking Removal of existing parking. Building of new parking and drop-off areas. Grading, drainage, and utilities that service new parking and amenities. Pedestrian circulation associated with parking. Installation of sentry booth, restrooms station, bollards, wheelstops. New lighting associated with parking. Re-grading, irrigation, and seeding of disturbed open meadow. Upgrade electrical service

46 4. Play Areas Installation of new play areas and wood fiber safety surfacing. Grading, drainage, and pedestrian circulation associated with play areas. Removal of existing play structure. Regrading and seeding of all disturbed areas.

Installation of new concession stand. Repair / removal of existing walks. Regrading and seeding disturbed areas. Installation of historic markers throughout entire site. Recreation of Mrs. Evans house footprint. Recreation of Monastery wall. Replace existing chain link fence at water s edge. Expand wheelchair accessibility

56 Summary/Conclusion Worked with the Advisory Committee to: assess the existing park, establish a program for identifying appropriate future uses and realizing strategic initiatives, discussed options for accommodating the programmatic goals selectied a preferred strategy phased of potential development identified individual projects in a logical implementation sequence prepared preliminary budgetary cost estimates for each project & phase. Result: A Master Plan serving as organizational structure for future development, establishing criteria against which each project can be assessed for conformance with a comprehensive strategy for Lynch Park development in the future.
