2 Fire Door Inspections

3 The unavoidable truth Fire doors are a crucial part of any public, commercial or multiple-occupancy buildings protection strategy. They resist fire and smoke, protect escape routes and effectively save lives, but only if they work properly. Legislation dictates that the building owner is responsible and that Fire Doors should be checked every 6 months and moreover, you need to show evidence of this. Our Fire Door Inspection service means that we will assess the door, report our findings and where necessary, correct any issues. Fire doors effectively save lives...but only if they work properly.

4 What defines a Fire Door? Fire Doors are an invaluable fire safety device that protect property and save lives. They consist of individual parts including the leaf and frame, seals, essential hardware such as hinges, latches, closers, etc. The way the Fire Door is installed and maintained is also equally important. All of these elements need to work harmoniously to ensure that the fire door will work as designed in the event of a fire. Fire Doors are typically used everyday and are subject to damage and wear and tear over time which has a negative impact on the fire and smoke-resistance of the door. Any part of the assembly which has been incorrectly specified, installed or has become damaged in some way can compromise the whole door, with catastrophic consequences. Unfortunately, some fire doors are never inspected, putting the building s occupants at risk and the building owner at risk of criminal prosecution.

5 Who is responsible for your Fire Doors? If you re reading this, it s most likely you. Whoever has day-to-day control of the building itself, as the designated Responsible Person, is expected to take steps to protect occupants in your business or premises from the risk of fire*. Legislation* covering Ireland and Northern Ireland applies to all public buildings and responsibility for Fire Safety lies with the building manager. * Fire Services Act 1981/ 2003 / Fire Safety Regulations NI 2010

7 How often should your Fire Doors be inspected? A Fire Door is a life safety device and needs the same consideration as fire extinguisher or fire alarm testing. These doors could save lives in the event of a fire emergency and should be inspected and maintained regularly. Legislation covering Ireland and Northern Ireland stipulates that Fire Doors should be inspected Bi-Annually. Part B of the Building Regulations 2006 references BS 8214 as providing appropriate guidance for the routine inspection and maintenance of Fire Doors. BS8214:2008 advises that Fire Doors should be inspected every six months (Clause 13.2.1). Clause V.6.2 of Annex V of BS 9999:2008 and Clause L.6.2 of BS 5588-12:2004 also advises that Fire Doors should be inspected every six months. The bottom line: Bi-Annually.

8 The inspection process Regular inspection and maintenance of Fire Doors is essential to comply with legislation, but most importantly to keep people and property safe. We have a skilled team of qualified Fire Door Inspectors operating nationwide. Our team will check your Fire Doors to ensure that they are safe, compliant and effective in protecting occupants against smoke and flames in the event of a fire. Our Fire Door Inspection service also provides a detailed maintenance inspection report of all your Fire and Exit Doors, using the latest data collection technology software. The Inspection itself covers: Door leaf Door frame Door closer (self-closing devices) Door Structure Hinges Intumescent door strip and cold smoke seals Glazing (vision panels) Locks and levers/handles Fire safety signage Hold open devices Gaps around the doors and threshold gaps

9 Post-Inspection When we have completed your inspection, we will generate a comprehensive report, detailing the condition of each door and listing any area of non-compliance. Our software creates a database and asset register for future on-going inspections. In addition to inspecting and reporting on the Fire Doors in your building, we will also provide advice on: Future Inspection dates Any maintenance required Any replacement components required Whether or not replacement doors are necessary Quote for a supply only or supply & fit service for any maintenance or replacement parts detailed in the report. As part of our post-inspection service, we can also facilitate any remedial works required to ensure that your doors are compliant.

10 Peace of mind We check and test all relevant components of your fire door assembly and issue a detailed report on the condition and functionality of each individual door. This report may be used by the designated Responsible Person as part of regulatory requirements as part of a fire risk assessment of the building. Requirements for any remedial work are identified in the report. We can asset tag each individual doorset when the inspection is being undertaken for easy reference to the final report and to facilitate future inspections.
