What Is Public Realm? Contextual open space - utilities This can be evaluated based upon hierarchy of open space and utilitarian aspects. 1.a. Township level open space: It means that the defined largest open space is being available to the public as a whole. The defined space should be welcoming and not repulsive. Creating the public domain will help to enhance the importance of the place and increased landmark value of the locations. 1.b. Neighbourhood level open space: it means the defined open space is being available only to the residents/users of the building. 2. Utility of the space: Success of any open spaces/public domain is in corelation with the purpose and facilities provided in the open space.

What Should be the nature of open Space Open Space should be welcoming and create view point. Open Space should not hamper natural contour. Visually and Physically connected to transit corridors/ pathways. It should be well lit in the time evening in the purview of security It Should be active and promote social interaction

Iconic or Symbolic Value Iconic value. A top of the mind recall Design element which gives an unique identity or differentiating elements in the layout/building/unit yet functional and it also remains at the top of mind recall. Iconic value or top of the mind recall is defined based upon the two parameters. Solid (Built form) Void (Open space)

Iconic lake bringing in vibrancy with built forms and color combination Project:Lavasa

Iconic Golf Course bringing seclusion for Villas Project: Prestige Golfshire

Iconic Rides Project: Adlabs Imagica

The importance of Integration and Segregation in building usage? Interaction of built from with inner and outer realm Each built-form show a unique relation based with the adjoining spaces. Building use or open space. The relationship is defined based upon the following three aspects. Relation with outer realm Transparent Translucent Opaque Relation with inner realm Transparent Translucent Opaque i.e. the relation of retail should be more transparent with public domain, while commercial relation should be more translucent and residential relation should be opaque.

Element of esteem Integration and Segregation of various building usage: Each built-form show a unique relation based with the adjoining spaces. Building use or open space

What should be the nature of built form? The built form should cater to the basic needs of second Home Aspirants: View Seclusion and Privacy The Built form should be small. and should responds to the nature and the contour should blend and camouflages with the nature and the contours

Seclusion and Privacy The Built form should ensure seclusion and privacy for the inhabitants

What should be the character of landscape? Planting can add a great deal of amenity to a site, but it must also be considered from a maintenance viewpoint. Many sites have existing vegetation that can be retained. Trees can provide low maintenance planting. The following items are an approach to site planting.: Confirm that all plant species to be used on site grow well locally. Preserve existing mature trees. If they can be relocated this should be a second option Exotic landscape/ species at entrance, club house, building access. Local species to be used for bulk planting Least modification of contours and topography.. Landscape should help in create visual illusion as an when required specially in Adventure park and resorts. Visual Landscape Created by landscape

What should be the character of landscape? Playing with the levels and contours. Exotic landscape at the entrance

Transportation Transportation is an important medium in the processing of the urban life as a whole. The ways to supply transportation in a township should also carry sustainable approaches that are the speed of the township. Transportation of the township should be: In harmony with the ecology of the township Economical and easy Safe and reliable, Fast and fluid Internal Transport System within the township

Road Design and Construction A curvilinear alignment should be designed to flow with the topography and add visual interest;. Crossing unstable slopes should be avoided. Steep grades should be used as needed to lay road lightly on the ground, and retaining walls should be included on cut slopes to ensure long term slope Road Networks along the slope stability. The road should have low design speeds (with more and tighter curves) and a narrower width to minimize cutand-fill disturbance. Conceptual/Ramp against the slope

Street Design A unique experience of reaching at a point Streets can be evaluated based upon the following aspects Clear segregation of vehicular and pedestrian Separate definition for on street or off street parking Quality of experience Pedestrian safety Flexibility for small gatherings and informal activities

Street Section Low growing flower and shrub gardens with well kept lawns add significantly to the attractiveness of a new development.

How should road network responds to safety? To enhance security in a property the best approach is to allow a visual connection between the street and the house. Houses are most secure when their front face is clearly visible from the road. Good visual connection between the street and the housing results in a safe site and neighborhood.

Plantation which serve as fencing as well as Landscape element Not all properties will need to have their boundaries fenced. In some cases the best solution will be a planted edge. Low planting in place of a fence to give boundary definition where outdoor space is provided to the rear of the dwelling. Low Line Shrubs can be used to demarcate the boundary, in CRZ between 200 m and 500 m where marking boundary is not allowed

Fencing to enhance the visual interaction Clear visual connection between front entry and street with a low wall ms angle or wooden fences can be used to mark the boundary. Variation provides Visual interest Where fences are required along a street boundary they must not obstruct the view from the house to the street and vice versa

Nodes Node is part of the street design and it acts largely as the centric location for gathering and land mark for person to reach specific point. Nodes should be unique and have identity. It should lead to destination and should not create déjà vu Nodes should be in the relation to morphology of the built forms. Nodes on common area/public/civic Area/ and help in creating social gathering and interaction
