Very few major (critical) subcomponents may suffer from moderate deterioration with perhaps a few minor (non-critical) subcomponents with suffer from sever deterioration. Sustainment or restoration consists of minor repairs to several subcomponents, significant repair or replacement of one or more subcomponents, but not enough to encompass the total system as a whole. 168 Asset History Green Sea Floyds Elementary serves as a model school for at least one other elementary school in the county. The school was constructed in 1991. It features CMU construction with exterior brick veneer. Unspecified building renovations were performed in 2008. Horry County Public Schools Educational Adequacy Assessment Green Sea Floyds Elementary (1991) 5000 Tulip Grove Road Green Sea, South Carolina 29545 Green Sea Floyds attendance zone date visited / assessers : October 9, 2012 Bill Bradley Ginny Webb B General assessment : Green Sea Floyds is the first of the Conway, Burgess, Kingston elementary school prototype. It is typical of the "factory" model with classrooms aligned on either side of double-loaded corridors. In general the facility is adequate - the principal noted that the school was generally liked - but flexibility is limited and some programs are housed in spaces designed for other uses. Hallways are long and (because they lack differentiation) disorienting. The canopy in front was deemed too small by the principal. 169 Supporting observations : As with most schools, the "punched openings" and classroom wing orientation combine to create glare conditions as evidenced by the drawn blinds visible in most windows. Occupants are therefore required to rely on more costly (and less effective) artifical lighting. Teachers in some classrooms are required to run noisy dehumidifers to address humidty extremes. Because the canopy is small students are forced into the weather on rainy or inclement days. Entrance lacks a security vestibule. Recommendations : 1. install exterior light shelves and interior light tubes 2. install a security vestibule 3. paint "theme" hallways 4. increase size of canopies 5. address humidy issues hallway(s) at Green Sea Floyds Elementary School 2012

Horry County Schools Facility Condition Assessment School Name: Green Sea Floyds Elementary (K-5) UWPD ARCHITECTURE, INC./CHA SPORTS Green Sea Floyds Elementary has limited, but good condition multicomponent play equipment. The site has generous outdoor space with a 4-lane asphalt walking track, a multipurpose field within it, and three separate play areas with minimal shade. A large asphalt basketball court is in poor condition; the fire lane is gravel and does not encompass the building. At the time of this report, plans were being made for improvements to the playgrounds, drainage, and asphalt areas. The general assessment for this school is considered to be in fair condition. Most subcomponents are severely degraded. Sustainment or restoration is required consisting of major repair, rehabilitation, or replacement to the system as a whole. 174 Asset History Green Sea Floyds High is a model school for several other high schools in the county. Horry County Public Schools Educational Adequacy Assessment Green Sea Floyds Middle / High (88) 4990 Tulip Grove Road Green Sea, South Carolina 29545 Green Sea Floyds attendance zone date visited / assessers : October 9, 2012 Bill Bradley Ginny Webb B General assessment : Green Sea Floyds Middle and High School facility serves two distinct populations - middle schoolers and high schoolers. Economies of scale are realized through shared resources, but unlike other middle schools in the District this facility does not support the middle school concept per se. The facility is a variation on the Loris High School prototype and follows the "factory" model. Flexibility is therefore limited. Because of the sheer size of the building and the combined program, wayfinding is not intuitive. 175 Supporting observations : The classroom plan in this facility is akin to a departmentalized junior high school concept. This is in contrast to elsewhere in the District where the middle school concept calls for the cultivation of small communities of learners in cohorts grouped within grade-level houses. In general, there is insufficient natural lighting within the interior of the building, which adds to wayfinding issues. Addressing "poor bus and parking circulation" was deemed a priority. Recommendations : 1. remove portable classrooms 2. install light tubes to bring lighting into interior 3. consider renovating the middle school portion to be consistent with the middle school concept Green Sea Floyds Middle / High cafeteria 2012

Horry County Schools Facility Condition Assessment School Name: Green Sea Floyds High / Middle School UWPD ARCHITECTURE / CHA SPORTS Class: A Green Sea Floyds High School / Middle School facility is grouped together for this assessment because outdoor athletic facilities are in a common area. The facility is considered to be in overall poor to fair condition, primarily due to practice facility needs and the absence of many track and field events. The stadium field was scheduled to be reconstructed at this writing to improve drainage and playability. Baseball and softball have no pressboxes and seating is needed in many locations. Accessibility from parking to seating including walkways are also needed as is a proper middle school multipurpose field and outdoor court areas.
