The plantings visually softened the buildings, screened parking areas and enhanced the visual appearance of the site. We prepared the site plan, modified the existing Conditional Use Permit and prepared environmental documentation for site plan approval. Construction documents were prepared for approval and bid that included runoff control, grading and erosion control. Services Provided: Civil Engineering, Landscape Architecture, Surveying

Education H&AI has completed well-over 350 school-related projects from pre-through 16, public and private. H&AI has performed work for over 20 school districts throughout Washington State. Our firm has a passion for educational projects. We understand the intricacies of designing spaces for learning and growth. We look forward to working with you on your educational project. Projects include: Grove Street Elementary School - Marysville, WA* Valley View Middle School - Snohomish, WA* Monroe High School & Stadium - Monroe, WA* Granite Falls High & Stadium - Granite Falls, WA* Oak Harbor High & Stadium - Oak Harbor, WA* Aviation High School - Seattle, WA Finn Hill Junior High School - Kirkland, WA* Coupeville High School - Coupeville, WA* Anacortes HS - Anacortes, WA* We have worked on over 20 projects for the Coupeville High School *Multiple projects done for this school district Grove Street Elementary - Marysville, WA Working with the geotechnical engineer, our design used cement-soil stabilization to allow the existing, surface soils to remain. The team devised a way to build the foundation on pin piles. We treated the remaining topsoil with a cement mixture to provide a stable subgrade for parking and walkways. With less export, less imported soil was required resulting in double savings.* We fully integrated the landscape design and the civil storm drainage system by utilizing rain gardens both as treatment facilities and parking lot buffer plantings. All paved areas were graded to drain directly into a series of rain gardens that provided the required parking lot screening in addition to treating and storing storm water. * Note: Our civil and landscape architecture design saved this project $1,000,000 during construction Services Provided: Civil Engineering, Landscape Architecture, Surveying

Transportation We are specialists in Low Impact Design for transportation projects. Our Civil Engineers and Landscape Architect are LEED Accredited. They regularly design innovative, cost saving projects that are welcome to communities, safe, and low impact/ low maintenance. Parks & Recreation Parks and recreational sites come in different shapes, sizes, geographies, and operate under a variety of entities, particularly in Washington State. They are places upon which friendships are forged and communities united. Each should reflect the personality of the community and the region. Our Engineering group, Landscape Architect division and Arborist have designed, advised and provided plant selection and Construction Management on a variety of projects Projects include: Si View Metropolitan Park (historic) - North Bend, WA Grand Avenue Park (historic) - Everett, WA Warm Beach Camp - Stanwood, WA Centennial Trail Surveys - Snohomish, WA City Beach Trail - Oak Harbor, WA Monroe Miracle League Field - Monroe, WA Four Springs Preserve - Camano Island, WA Willis D. Tucker Park/Splash Pad - Snohomish, WA Camp Casey Mess Hall - Coupeville, WA Sky River Park Drainage - Monroe, WA Si View Metropolitan Park - North Bend, WA This major improvement is to a historic park site in North Bend for Si View Metropolitan Park District. It includes the addition of a large plaza that doubles as parking space during non-event times. The site is home to the Si View Community Center building built in the 1930 s. Our design pays homage to this historic and iconic structure while enabling new program opportunities and replacing antiquated facilities. The sustainably designed plaza/parking lot is easily segmented with removable bollards. This allows for parking during events but safely separates the recreation activity and the parking. All elements used on this project are complementary to the historic community center building including lighting, bollards, benches, paving patterns, garbage cans and drinking fountains. Services Provided: Civil Engineering, Landscape Architecture, Surveying

Commercial/Mixed-Use Our commercial projects include all of Washington and Northern Oregon. Understanding the needs of the variety of commercial project sites is critical to a profitable, well used, community based site. We are adept at commercial sites from urban to rural locations with big box commercial, master planned shopping centers, restaurants, strip malls, recreation and fitness facilities, warehouses, mini-storage, high rises, and mixed-use. Projects include: Duvall Commons - Duvall, WA Stanwood-Camano Village - Stanwood, WA Lake Tye Commercial Building - Monroe, WA Pick Quick - Auburn, WA Sy Plaza - Arlington, WA Hyatt Hotel - Seattle, WA Fred Meyer - Monroe, WA Clocktower Mini Storage - Lake Stevens, WA Spokane Rite Aid - Spokane, WA We have worked on over 20 Rite Aid locations from Sequim to Spokane Duvall Commons - Duvall, WA H&AI fully designed this charming community center. We reshaped the existing sloping topography and created a neighborhood commercial scene that prominently featured the commercial buildings, yet was easily accessible from a State Highway, major city arterial, and is ADA accessible. The site utility design included sewer service extensions to new buildings, water supply and fire coverage using hydrants and sprinkler supply lines. A stormwater collection system was designed to receive runoff from roof, pavement and landscape areas, and convey the runoff into an underground vault designed to provide both stormwater treatment and detention performance. We redesigned the arterial street for bike lanes, turning pockets, median curbing and crosswalk with protective island along Highway 203. Services Provided: Civil Engineering, Landscape Architecture, Surveying

We provide less than 48 hour response time for construction staking in most circumstances. We believe in doing quality Boeing Pier - Everett, WA work the first time, saving the need for multiple trips to a project site. Projects include: Seattle Surgery Center - Seattle, WA Coal Creek Parkway - Newcastle, WA Family Life Center - Duvall, WA Lyon Habitat Enhancement - Mountlake Terrace, WA Boeing Pier - Everett, WA Cedarhome Baptist Church - Stanwood, WA Glacier Peak High School - Snohomish, WA Why Construction Staking with H&AI? We often assist in defining the actual scope and negotiate the project prior to subcontract bids. This time savings on preparing, deciphering, and negotiating with vastly different surveyors coupled with the surety of getting the right scope with a reputable, experienced company, saves you time and money. We have minimal change orders and give the actual price and scope the first time around. We are often hired to check other surveyors work when projects are incorrectly staked. Our construction staking experience includes: HOV lanes Mixed-use development Wastewater treatment facilities Forest service roads, streets, & utilities Bridges & piers Shopping centers Golf courses Dams and tunnels
