Applicant: Diversified Automotive Truck Repair Facility Tax maps: 120-5-23.14 The project, located on Creble Road in Selkirk, proposes the construction of a truck repair facility for Diversified Auto, Inc. The facility will include a 2-story pre-engineered metal building and onsite passenger vehicle and truck parking. The 35,000 sf building will include 7 interior truck maintenance bays, 1 truck wash bay, 17 bedrooms for overnight accommodations, office space and 2 exterior covered fuel bays. The project is in the Selkirk Fire District, Rural Light Industrial (RLI) zone, and is in the Ravena-Coeymans-Selkirk School District. 2. Applicant: 28 Chamberlain Street-Self Storage Facility Tax maps: 87.03-1-23 and 87.03-1-24 The project, located on Chamberlain Street just off 9W, proposes the development of an 80,240 sf, four story, self-storage building. In addition there will be 14 parking spaces and 18 boat and RV storage spaces. The project is in the Elsmere Fire District, Rural Light Industrial (RLI) zone, in the water and sewer districts, and in the Bethlehem Central School District. 3. Applicant: South Albany Airport-New T. Hanger Building Tax maps: 120.00-05-020 The project, located at 6 Old School Road Selkirk, proposes the construction of a new T. Hangar Building for aircraft storage and associated asphalt taxilanes for access. The project is in the Selkirk Fire District, Rural Light Industrial (RLI) zone, and is in the Ravena-Coeymans-Selkirk School District. Project Narrative Diversified Automotive, Inc. Truck Repair Facility December 7, 2018 The proposed project, involves the construction of a Truck Repair Facility for Diversified Auto Inc. The facility will include a 2-story pre-engineered metal building measuring approximately 166 x 211 and onsite passenger vehicle and truck parking. The 33.6 +/- acre property, located on the south side of Creble Road, 350 east of Old School Road, is zoned by the Town of Bethlehem as Rural Light Industrial. Tax Map Number 120.-5-23.14 identifies the property. The project property is located within the Selkirk Fire District and Ravena-Coeymans-Selkirk Central School District. The existing vacant property is primarily grassland with forested areas along the eastern property line. Grades in the area of development can be classified as gently sloping from west to east across the site. Steeper slopes are present along the eastern property line. No development is proposed in areas considered 20% or greater angle of repose. The site plan layout is consistent and compliant with the guidelines and requirements of the Rural Light Industrial zone. Earthen berms planted with evergreen trees will be constructed along the entire northern property boundary to screen Creble Road and properties to the north from the proposed building and parking areas. The project parcel is within the existing municipal water service area. Water service will be provided through a connection to the existing municipal water infrastructure located along Creble Road. Sanitary sewer collection and treatment will be provided through an on-site septic system. Stormwater quantity and quality controls will be provide through the combination of standard and green infrastructure practice techniques in accordance to NYSDEC guidelines. The proposed 35,000 sf +/- building will include (7) interior truck maintenance bays, (1) truck wash bay, (17) bedrooms for overnight accommodations, office space, and (2) exterior covered fuel bays.
