Opportunity Areas Locations where change is desired, likely and appropriate Change = Opportunity Tonight s exercises will help the planning team understand what you want to see in each Opportunity Area. What type of development would you like to see in Undeveloped Areas: What should go there? Developed Areas: Could some areas be better used? Should some areas be different in the future?

What Type of Development Would Be Most Appropriate for Each Opportunity Area? Base your choices on: Types of Building Uses Residential, Retail, Mixed Use, Industrial, etc. Size of Buildings How big should they be? How tall should they be? Development Layout Options Building placement Parking lot placement Don t focus on: Architecture or Style Specific Brands or Businesses Target, Marshall s, etc.

Open Channel Preferences Base your choices on: Overall Design Landscaped, hardscaped, natural Type of Channel Edge Lawn, plants, sloping, vertical, etc. Don t focus on: Amount of water in the channel Things that are out of context Adjacent land uses, tropical plants, etc. What works best next to a road Fences, Landscaping, etc.
