In Hong Kong, we are pleased to enclose details of our recent engagements on Harbourfront Enhancement and Industrial Revitalisation, which help our Clients achieve their objectives and benefit Society as a whole. China, we continue on a number of Master Planning Projects, a highlight of which is the preparation of a Master Plan and Preliminary Feasibility Study for a Wellness Resort & Lifestyle Community focused around a Hot Spring in Hezhou, Guangxi Province. We are also delighted to see the rapid construction progress on the World Class Qianhai New District in Shenzhen which is slated to become the World s 4th largest core business centre. TOWNLAND prepared the Master Plan for Unit 3 (29.6 ha) and Unit 4 (55.7 ha) within the District. In the Region, we are pleased to see the ongoing implementation of TOWNLAND s Master Plan for the Xi Mang Riverside Township in Hai Phong, Vietnam. Our Office PT Townland International is celebrating its 20th Anniversary this year. We are excited to be at the forefront of master planning and full service landscape architecture in the Country. In, TOWNLAND s Mumbai Office has been appointed as Master Planner on the third major transit oriented Mixed Use Business District at Kharghar in the Mumbai Metropolitan Region as well as for the development of Tourism Master Plans at four of s most iconic Tourist Destinations in Hampi, Bodhgaya, Khajuraho and Kaziranga. Harbourfront Enhancement in Hong Kong The 2019-20 Budget Speech by the Financial Secretary of the Hong Kong SAR Government highlights Government s forward-looking approach in pursuing harbourfront enhancement with a focus on continuous and accessible harbourfront promenades and creating vibrancy through versatile designs, management models and uses. TOWNLAND is proud to support this Vision having recently secured planning approval for a composite retail, hotel and office development along the Quarry Bay Promenade. This development will be implemented as part of a lands exchange for industrial building rights on an adjacent site with berthing rights. The planning approval will remove an adverse land use interface, help to achieve a continuous promenade linking North Point with Quarry Bay, and facilitate implementation of the adjacent public promenade and an elevated walkway across the Island Eastern Corridor. This is another opportunity to enrich Hong Kong s waterfront as per the success of Kerry Hotel in revitalizing the Hung Hom waterfront (planning approvals obtained in 2013/14 through TOWNLAND). Continuous and Accessible Harbourfront Promenades Industrial Revitalisation With Government efforts to meet Hong Kong s changing social and economic needs, and to make better use of valuable land resources, the revitalisation scheme for (pre-1987) industrial buildings has been reactivated. Under the policy, a non-domestic plot ratio not exceeding 20% above the maximum development intensity permitted under the relevant statutory town plans can be pursued upon application to the Town Planning Board, to be followed by an application to Lands Department for lease modification or an in-situ land exchange. Our TEAM would be happy to advise you on the details of this incentive and are actively assisting others in making planning applications. Smart City Growth Through Arts and Culture Wellness Resort & Lifestyle Community at Guposhan TOWNLAND was commissioned to prepare a Master Plan for a Wellness Resort and Lifestyle Community Project on two parcels of land (91 ha approx.) at Guposhan near Hezhou, Guangxi, P.R. China. The objectives of this Project are to create a development which leverages on the brand name of Hezhou as a Longevity City through the introduction of Resort Hotel and Living opportunities focused on the concepts of Health and Wellness; which incorporates a diversity of land uses including tourism and living-related uses which are quality-oriented and uses which provide the daily needs of residents, such as commercial development, to create a vibrant, year-round destination which will appeal to local, regional and international tourists; which will attract higher spending and longer staying tourists to the City; and which will contribute to the Development of the Economy by providing more job opportunities and promoting the growth of the tertiary industry in Hezhou. The Project is envisaged as an integrated development with hotel, living, leisure and entertainment amenities housed within one managed resort destination. Qianhai Developing into World Class Business Centre The Master Plan prepared by TOWNLAND in association with the Harbin Institute of Technology Urban Planning & Design Institute for Unit 3 (29.6 ha) and Unit 4 (55.7 ha) within the Qianhai New District, a Special Zone in Shenzhen is now well under construction. This Project is a priority development project of the Government and is emerging as one of the great business districts of the World. Hong Kong & P.R. China TOWNLAND is pleased to have been awarded the Contract to prepare the Technical Study on a Site near the Kwun Tong Waterfront for the Energizing Kowloon East Office. The main objective of the Study is to review the land uses and study the possibility of providing space for arts, culture and creative industries uses. We look forward to working with Government in kicking off the Study during March 2019.

Xi Mang Riverside Township Takes Shape Xi Mang is a pioneering Development in Hai Phong, the third largest and one of the fastest developing cities in Vietnam. TOWNLAND s Conceptual Master Plan is now being implemented for this ±75 ha property, strategically located adjacent to the City s primary distributor roads and the 200m wide Cam River. This Riverside Township will be the first high quality Residential Township in Hai Phong; a Township that capitalizes on its strategic location, and provides a range of product offerings; including Residential Landed Houses, Commercial Lots, Shop Houses and F&B Facilities and a Mixed Use Complex with Hai Phong s first high rise Hotel. For the more affluent future residents, there will be a private Marina as well. The Conceptual Master Plan integrates natural features into the Development, where the urban living environment transforms into natural living. An Urban Central Park represents a modern lifestyle, connecting F&B Strips and a Shopping Centre to emphasise social and public activity. A Natural Waterfront Park is a prominent space for residents, and provides leisure facilities such as a Jogging Track, Gathering spots and Tai Chi Plazas, Jetties and Canoe Boarding. The residential offering of the Project consists of three types of landed houses, organized in clusters to increase security and neighbourhood character, and to facilitate phasing. Several Clubhouses and Public Amenities, including Schools are distributed evenly throughout the Site so that all residents are within walking distance. The Central Water Body as well as the adjacent Cam River are utilized to maximize waterfront views and increase the development potential of the Site. Sudirman Streetscape Design We are proud to have contributed to the resounding success of the largest sports event in Asia: the Asian Games - held in Jakarta in August of 2018 and to promote the use of public open space within a City where open space is scarce and sparsely used. Along Jl. Jenderal Sudirman, Central Jakarta, one of the City s main thoroughfares and a primary access road to the main Asian Games Venue, a new pedestrian corridor has been created by reallocating space for cars and redundant green lane-separators, to create a pedestrian corridor up to 12m wide. Our Landscape Architecture Team has worked tirelessly in close collaboration with the Government and Contractors to ensure the creation of a high quality and diverse environment in time for the opening of the Asian Games. The space is able to function as a main pedestrian corridor and outdoor space, linking office buildings to public transport systems, offering break-out spaces and sufficient shelters. The new pedestrian area is supported by a range of amenities, street furniture and unique artworks, which blend seamlessly with pavement patterns inspired by the various Regions of. An active and lively outdoor place, not only for commuting, but also for social interactions, resting and other experiences has been created. Along the 5 km corridor, several cultural and educational spots are created for people to interact and show their talents. Street performances are expected to be part of a cultural agenda of the Local Government of Jakarta. This new pedestrian corridor is a dynamic, diverse and active open space; where people can meet, connect and interact, in an environment that represents the rich and diverse cultural identity of. 20 Years PT TOWNLAND International For our n Company, PT TOWNLAND International, 2019 is an important milestone as it marks our 20th Anniversary! In addition, the Government has opened the opportunity for Developers and Local Governments to apply for Special Economic Zone ( KEK ) status in selected areas. We are proud to announce that in recent months we have been the Master Planning Consultant of Choice for three such applications, and that all three are set to be awarded the heavily contested KEK status 1) 385 ha Tanjung Gunung on Bangka Island, 2) 200 ha Singhasari Integrated Tourism Complex in Malang, and 3) Pangandaran Tourism Township on the South Coast of West Java. All three Projects are uniquely different, and all three have their own special and tailored Vision for future development that will create different, attractive and diverse destinations that are rooted in local context and opportunities and will help grow local economies. PROJECT DETAILS Client CIDCO Location Navi Mumbai, Area 120 ha Date 2019 (Ongoing) Kharghar Corporate Park Planning with a Focus on Placemaking TOWNLAND has won (in a Consortium led by Edifice Consultants) an international competition for the design of Kharghar Corporate Park (140 ha) for by CIDCO in Navi Mumbai. This will be the 3rd major Transit Oriented, Mixed Use Business District in the Mumbai Metropolitan Region master planned by TOWNLAND. The Master Plan stands out for its strong focus on pedestrian movement and an outdoor lifestyle. The Development will consist of several neighbourhoods, each with a unique mixture of Offices, Apartments, Retail and Leisure, interconnected by a network of attractive Public Open Spaces. The Consortium will work throughout 2019 on detailing the Master Plan. TOWNLAND s wide planning experience in the Tourism Sector was recognized by the Ministry of Tourism in and led to the appointment (in a Consortium with Design Associates and Feedback Infra) as Master Planner to redevelop the Tourism Infrastructure at four of s most iconic Tourist Destinations in Hampi, Bodhgaya, Khajuraho and Kaziranga. A shelf of Projects have been identified that will help to make the Tourists experience more comfortable, memorable and sustainable. The interventions aim for the UNESCO World Heritage status to be reflected in a unique Sense of Place in the surrounding streets and buildings and small scale nodes with a mixture of new and existing tourist facilities within walking distance of the Heritage Sites. TOWNLAND is looking forward to the second stage of the Project in 2019, to plan and design some of the main proposed tourism interventions.
