The lot is regularly shaped, gradually increasing in elevation from the west to the east portion of the property. The applicant was approved in 2012 to construct hotel and is returning for approval for modifications to the original plan. Section 34-23 Buffer Area of the Landscape Ordinance states: There shall be a 50-foot buffer (to include the applicable setback requirement) between commercial or manufacturing properties and any single-family residential zone which will include landscaping and/or fences, so that there will be an unbroken screen to limit visibility between the zones. The submitted plan adheres to this requirement, while the original was in error, which would have created non-conformity. In addition, the applicant has re-aligned the North Lamar entry in consideration of the existing Oak tree and the desire to insure its survivability. The hotel has been set back further from both N. Lamar and Jefferson Avenue to also in provide additional distance from the existing mature trees along N. Lamar. With a desire to provide outdoor green space to the cliental, the applicant is proposing to increase the space between the
building and the interior parking lot. The southern entry was relocated to preserve a champion redbud tree, designated so by the Mississippi Forestry Department. Due to the aforementioned modifications some of the green space buffer between the subject property and the office building has been compromised. The applicants met with the site plan review committee on November 13th and are in compliance with all city requirements. Recommendation: Approve Site Plan for the Downtown Inn Hotel with the following conditions: 1. The site plan will expire if after 18 months a permit is not issued.
