Tenancy Guidance Notes General An inventory is a report which details the internal condition of the property and sometimes the contents within it. It also gives an accurate description of the fixtures and fittings. The report is conducted shortly before new tenancy commencement to ensure the property is accurately and fairly described, and again at the end of the tenancy, to check for dilapidations that may have occurred during the tenancy period. Fair wear and tear allowance is taken into consideration for the term of the tenancy. Guidelines outlined below are intended to assist the check-out process the end of the tenancy, and if adhered to, should keep and charges incurred (if any), to a minimum. Safety and functionality cannot be guaranteed by Property Assist, and any comments are correct at the time of documenting. This applies to all electrical appliances, heating and cooling equipment etc. Cleaning The property should be clean and tidy at the end of the tenancy. A cleaning charge may be incurred if the tenant(s) fail to leave the property and/or fixtures and fittings in a satisfactory condition of cleanliness. Please ensure correct cleaning materials are used and manufacturers guidelines are followed at all times. Carpets Carpets should be cared for to prevent excessive wear and damage. Charges may be incurred for loss or damage or marks and stains etc. in part or full for repair or replacement. Decoration Fair wear and tear allowance is taken into consideration but charges may apply in cases of excessive deterioration or damage to walls, ceilings, woodwork etc. Stored items Any original items that are moved or stored but be returned to their original position and location and where applicable restored to their original condition. Charges may be incurred for items needing to be moved and relocated back to the original condition and location as documented in the original inventory. Keys All keys and key sets must be returned to the agency or agent at the end of the tenancy or during the check-out procedure. Additional notes Any amendments to the condition of the property must be applied and agreed in writing.
