ILDG In 2015 SGP were invited to collaborate in a multidisciplinary consultancy supporting the global logistics industry. The new group will advise on all aspects of the funding, design and procurement of sustainable large scale distribution buildings for the logistics industry in the international market. Known as the International Logistics Design Group (ILDG) they specialise in masterplanning, design, funding, procurement, engineering, branding and sustainable business, innovation and development in logistics. ILDG is a joint venture between SGP, KTA and Roseneath and its first project is in Moscow for Russian Developer Radius Group and for the French DIY chain Leroy Merlin. We are placed in the Top 100 practices by the Architects Journal and have been listed as one of the Best Small Companies to work for by The Sunday Times. SGI Our office in Sofia serves as a centre for operating in the Balkans, Eastern Europe and further afield. The office is a fusion of two local practices and Stephen George International. The combining of expertise is seen as a logical progression for the company and of huge benefit to our clients. The office has experience in many architectural sectors including masterplanning, industrial, residential, retail, refurbishment and interiors. The team has considerable sustainability expertise and offers BREEAM Assessments and consultancy as part of the full architectural package. Ian is responsible for a team of architects and technicians in our Leicester office. Whilst experienced in most sectors, Ian is primarily responsible for our commercial and masterplanning projects. Ian s team have considerable experience in designing and delivering complex schemes ranging from small office buildings to large regional business parks and UK headquarters buildings. A large number of these schemes have involved complex brownfield sites with onerous physical, ecological and phasing constraints. Personal Profile Matt joined Stephen George + Partners in 2014 as part of the team responsible for masterplanning distribution, commercial, retail and mixed use schemes. As part of the Business Development Group, Matt is also engaged in the building of client relations and seeking new opportunities in different sectors. His previous experience includes a wide range of project types, more recently focusing on primary, secondary and tertiary Educational projects. Matt s experience also includes Museum and Heritage projects, and work in the residential and leisure sector. Developing innovative, deliverable strategies is a key element of Ian s work, along with the co-ordination of the wider design team to ensure that projects meet the client s budgetary and design aspirations, which is one of Ian s key skills.

Offices + Workplace Portfolio 9 Building Information Modelling (BIM) The BIM processes that Stephen George + Partners have implemented and in which we are engaged are in line with the Government criteria for the adoption of building information modelling and management. Whilst the government s strategic objective has been achieved to deliver all public funded projects at level 2 BIM by April 2016, Stephen George + Partners are committed to its application throughout all project types in both the public and private sectors; our activities to date demonstrate our commitment to the improvement of the planning and execution of the built environment in all sectors. 10 Offices + Workplace Portfolio Office + Workplace Introduction Our work in the commercial workplace sector goes back to the founding of the practice in 1970. Later work has covered the commercial spectrum, from small speculative offices and control rooms to headquarters buildings. This brochure illustrates our recent work in the commercial offices sector. Our interest in sustainable design is equally lifelong; we were commissioned to research passive solar energy collection by the European Commission back in 1978. Recognising the need to adhere strictly to budgets, we have developed strategies for sustainable design that are cost-effective for our clients to implement. Many recent projects have required us to assemble a brief for the building which meets the client s unspoken aspirations and needs. This has meant working closely with developers, funders and planners to develop a brief which meets the project team s needs and budget. This close relationship with developers and other stakeholders is the basis of a good design. We aim to add value to ensure that the timescale, budget and brief are met with a sustainable design for a beautiful building.

12 Offices + Workplace Portfolio Economic and environmental issues addressed in one space

Offices + Workplace Portfolio 13 Probation Service Cobden Street, Leicester The Probation Service needed a new building to bring together departments housed in unsatisfactory accommodation around Leicester. The brief included workshops, meeting and training rooms, interview rooms and offices for staff. The building was designed to be as economical as possible, in order to offer realistic rents. There are two blocks of accommodation, each with bookend stair towers, staggered on plan and connected by a central core of circulation and services. Passive principles of thermal storage and night time cooling avoid the need for air conditioning. A plan depth of 12 metres and careful window design result in predicted daylight factors generally above two per cent and effective natural ventilation (predicted using Computational Fluid Dynamic modelling). Predicted energy consumption is 50 per cent of a typical office building and 10 per cent better than current best practice. The concept responds to the site shape, to changing views of the building on the approaches from east and west, and to the principles of environmental design.

Offices + Workplace Portfolio 15 Peugeot Citroën Automobiles UK Ltd Coventry, Warwickshire Stephen George + Partners was delighted to be appointed masterplan architect for the redevelopment of Peugeot Citroën s operations in Coventry. This extensive 35 ha (85 acre) site will become the hub of what is hoped will be a catalyst for change along the important east west link through Coventry city. The new Peugeot Citroën facilities are landmarks for the area and include a 12,450 sqm (134,000 sqft) headquarters, 5,575 sqm (60,000 sqft) technical and service training centre and 2.44 ha (6.2 acre) sports facility, including pitches and gymnasium. The new headquarters employs geometric forms and extensive use of glazed elements, allowing the penetration of natural light directly into the atrium. Motorised external blinds reduce the glare and are controlled by external sensors that respond to the path of the sun. The office accommodation is arranged in two wings either side of a central core, leading to a winter garden. A strong north south axis stretches from the headquarters, through the heart of the central commercial core, to a key multistorey development at the northern end of the site. It is hoped that the development of this scheme will help the regeneration of the surrounding areas and bring a positive new energy to the local community.

16 Offices + Workplace Portfolio Jobcentre and Department of Works and Pensions Seaham, Durham Church View in Seaham is a new building designed to accommodate community facilities and offices. Commissioned by Land Securities Trillium, the building was completed in an eight month build period. The two storey building provides 800 sqm (8,661 sqft) of floorspace and the project value was 1.5m. As the first building to be constructed as part of the redevelopment of Seaham s town square, it was essential that the design was of a high architectural standard that would influence future adjacent development. A steelwork frame, pre-cast floors, stair and a lightweight zinc clad roof provides a basis for the palette of materials. Material choice was strongly influenced by environmental concerns. A critical part of achieving a BREEAM rating of Excellent was the maximum use of products with an environmental A rating. The new building has been well received by both occupants and visitors and it is hoped that its designs will inspire future development in the area.

Offices + Workplace Portfolio 19 Following a competition, Stephen George + Partners was appointed masterplan architect for this comprehensive 47 ha (116 acre) business park. The scheme consists of 74,320 sqm (800,000 sqft) of high quality offices in a countryside setting. The integration of the built form into the existing and new landscape was an overriding consideration in our design concept. This, linked with a comprehensive programme of on and off site infrastructure works, has created a development of distinctive character and quality. The next phase was designed to meet Nottingham City Council s policy on CO 2 emission reduction. The brise soleil was designed to incorporate photovoltaic panels to enhance the aesthetics and provide the required 10 per cent of development carbon emission. We have recently secured planning permission for the next phase of the development consisting of four fully naturally ventilated offices. 74,320 sqm of offices in a countryside setting

20 Offices + Workplace Portfolio St Modwen Regional HQ Avonmouth, Bristol

Offices + Workplace Portfolio 21 This scheme provides a highly sustainable new office development in Avonmouth. BREEAM has been used as a benchmark tool and design guide in the planning of the development. BREEAM is the Building Research Establishment Environmental Assessment Method and aims to measure the environmental performance of a building by comparing it with its peers. The building has achieved a BREEAM rating of Excellent. The buildings have been very carefully designed to use natural ventilation to keep the building cool and comfortable throughout the year. Perimeter windows and central windcatchers provide high levels of natural ventilation to all areas of the building. High levels of thermal mass in the concrete ceilings are able to absorb heat during a hot day to help keep the offices comfortable. After a hot day, automatic controls open the windows at night, as necessary, to allow the building structure to cool down again, ready for the next day. Solar control glazing, brise soleil, and overhanging eaves reduce solar gain in the summer and help to reduce internal temperatures. In order to reduce the heating demand for the building, the design incorporates very high levels of insulation. Best Practice insulation values ( U values) have been chosen which are much better than the minimum required by the Building Regulations. This helps to reduce heating energy use and therefore reduce CO 2 emissions. BREEAM Rating of Excellent

22 Offices + Workplace Portfolio Ashfield Homes Sutton in Ashfield, Nottinghamshire Stephen George + Partners has designed and built a contemporary office building for Ashfield Homes in Sutton in Ashfield. The building houses the call centre, administration, and training facilities for Ashfield Homes. The site was a restricted infill plot with party wall issues on two sides. The design solution was to provide a naturally ventilated floor plate. Solar gain is combined using mesh and louvred brise soleil externally and the internal blinds provide use flexibility to the internal environment. Our design concept was to create a contemporary building in its urban context that would define the city block and would act as a catalyst for future projects.

Offices + Workplace Portfolio 25 The design for regional headquarters building for Centrica provides 11,148 sqm (120,000 sqft) of office space on three floors, with a large three storey atrium at its heart. To meet Centrica s requirements, the building had to be operational within a 54 week programme. To achieve the tight time scale, the building was designed as a simple H form enclosed by a skin of curtain walling, which allowed early access for the fit out contractor. A second layer of external shading, walkways and feature panels gave the building a strong architectural presence. This office for 1,200 staff houses a range of functions, including a customer care centre, regional conference facilities, cyber café and office space. 11,148 sqm of office space on three floors

Offices + Workplace Portfolio 27 Marks & Spencer Northern Office Fitout Bradford The Northern Office is part of a Northern Distribution Centre built for Marks and Spencer plc in 2008. Stephen George + Partners was appointed as masterplanner and architect to design an ambitious mixed-use scheme integrating distribution, industrial and office space together with approximately 200 homes. Prior to completion, it was announced that additional office space was required and therefore the decision was made to develop and fit out the first two floors of the office, which included space for a training centre and a development office. The decision was taken early in the design process to use a mixed mode heating and ventilation scheme. A Building Management System balances the requirements for heating, cooling and ventilation by controlling all aspects of the design including window actuators to open and close the windows. The concrete soffit was left exposed and painted dark grey and acoustic ceiling rafts were hung in the space to control acoustics and the act as reflectors for the lighting design. The exposed concrete soffit allows for night time purging, where the windows are left open overnight so that heat absorbed into the slab during the day can be dissipated, and this reduces the requirement for mechanical cooling for much of the year. The design also uses fully relocatable meeting pods that can be moved as the building use develops and changes, eliminating waste associated with dismantling traditional plasterboard structures. The completed project offers a fresh modern public face to this exciting development.

Offices + Workplace Portfolio 29 CSA Parklands Falkirk, Scotland The project to construct a new building adjacent to the current CSA Parklands follows from a requirement to undertake extensive structural remedial works to the existing building. A feasibility study determined that Parklands House would need to be partially decanted for work to be undertaken; this would also accommodate potential business expansion of the CSA operation at Parklands. The building was developed with a key objective to disassociate itself from the existing building, and has generated the opportunity to create an exemplar building in an appropriate setting. The building is proposed as a three storey building, divided into two wings, which is connected with a central atrium circulation space. It has been a key design parameter to create a sustainable building, which will achieve a high BREEAM score. The design incorporates solar water heating and rainwater recycling, and considers wind and solar power generation. Despite this, the building will require comfort cooling, primarily due to the occupation density. It is proposed to use chilled beams with an exposed structure to provide one of the most efficient forms of cooling.

Offices + Workplace Portfolio 31 Solution Centre Glasgow, Scotland The Solution Centre at Atlantic Quay, Glasgow, helps people to find exciting and practical ideas to solve their business-focused problems. Stephen George + Partners was delighted to be named architect for this project on behalf of the Department of Work and Pensions. Our designs are part of a drive to inspire creativity and innovation across The Pension Service, the Department for Work and Pensions and, increasingly, across government. Five rooms were designed to deal with specific parts of the creative problem solving process. There is also an open and flexible working environment with 55 work stations that allow people to experiment with alternative IT solutions. The facility features demonstration rooms, learning and meeting rooms, conference area and state-of-the-art audio visual facilities. The design of the building reflected the high technology functions carried out inside. The project was taken from receipt of brief to full operation in seven months, requiring extraordinary levels of commitment and participation from the whole design and construction team.

Offices + Workplace Portfolio 33 This new facility on the outskirts of Lincoln is the result of a strategic decision by Siemens to relocate its service operations from four sites around the city, including outdated Victorian workshops, to a single state-of-the-art facility. After an intensive search for a suitable site, Siemens, working closely with developer St Modwen and Stephen George + Partners, selected the Teal Park site as being the most suitable for its turbine refurbishment business. Comprising of a 48,000 sqft 3 storey office and 74,000 sqft. with the potential to allow future expansion, the facility has been assessed at Design Stage as achieving BREEAM Excellent for the Office and Outstanding for the workshop, one of the first in the area to do so. East Midlands Property Awards Most Sustainable Development of the Year 2013

34 Offices + Workplace Portfolio Centrica Grove Park Leicester The development comprises 90,000 sq ft (8,360 sq m) office accommodation on three floors with a full height, fully glazed atrium style reception at its heart. The three storeys provide two wings of office accommodation and associated facilities either side of a central linking core, with plant areas above. The main entrance is formed in a proscenium arch of red brickwork, housing a fully glazed reception in horizontal curtain walling. Solar shading is provided by a vertical brise-soleil, the structure for which also supports the glazed steel canopy. Elevations are predominantly light grey, flat panel cladding and glazing with feature stair towers in red brick and full height curtain walling. Flanking the stair towers are bays of vertical curtain walling. The roof is a distinctive V form with deep projecting soffits and fascias. A full height, fully glazed atrium at its heart
