Scenario of the Project 1. Can we revive The three magnets by Ebenezer Howard (1898) Living in the town or the countryside? The third magnet, the town-country- Howard s garden-town is conceived to unify the advantages of both living spaces

Scenario of the Project 2. We can join the idea of the effective housing

Requirements for design elaboration Main goal of the workshop is to present a basic scenario for effective housing in the garden city on the level of urban concept and architectural concept. The above mentioned recommended scenario of the assignment serves for the workshop only as an auxilliary tool which can help to formulate conceptional visions for the design.it is necessary to present the main ideas by perspective sketches, mass spatial sketches, so that they express the main motive of the assignment. It is recommended to present in detail the basic apartment or family houses designed according to ideas of: Effective housing in the garden city.

Effective housing design can be characterized by the creative design, which respects the principles of the sustainable development in the special conditions of specific natural, cultural and social environment, reasonably utilizes natural sources, human knowledge and new technologies, with the main objective of creation the optimal and atractive living environment. It tries to reach a balance between all entries involved and should be handled with more complex design parameters, which frame the basic principles of effectiveness in architectural and urban housing design: Development scenario (Housing for diversity) Social scenario (Housing for all) Spatial quality scenario Effective housing Development scenario Social scenario Spatial quality scenario

Scenario of the development How to urbanize the locality of Veľká lúka? Possible solutions: 1. revitalize the idea of garden cities ( To-Morrow Ebenezer Howard, and green satellite cities - Helsinki - Tapiola, garden city of Käpylä) 2. create conditions for living in nature, forest 3. prefer low-storeys development, effective housing of collective type forms between individual family houses and apartment houses 4. uitlize terraces, design hillside terrace apartment houses, 5. support unconventional opinions on development in landscape set in greenery, 6. interprete adequate urban structures, mixused development 7. design a local satellite center which will comfort the communal activities of inhabitants, 8. utilize principles and concepts of Sociopolis, Ecocity and rurban concepts, 9. connect the pedestrian routes with forest and touristic routes of Devínska Kobyla, 10. focus on revitalizing the idea of urban villas (with the option of reinterpretation: villa urbana, suburbana, villa rustica) with historic reference to villa rustica.

Functional analysis of the development area It is necessary to urbanize the area as a self-sufficient residential satellite with functions of living, amenities, work, recreation and transport. These basic functions should be supplemented by higher proportion of green areas, so that the satellite would fulfill the idea of effective housing in garden city. The green areas should play an active role in each individual functional area with specific fuctional use. In this context it is necessary to design parks, squares, pedestrian routes and avenues in logical link to proposed land use functions, so that the green area would create an inner green skeleton of that specific area and it could be used by all inhabitants.

Development limits of the area It is necessary to design a basic network of service and access roads linked to the superior traffic system. It is necessary to establish a main traffic framework which would serve also for public transport buses and trolleybuses. It is also possible to consider a prolongation of existing tram route into this area. Utilization of existing train route as a secondary traffic system is desirable. It is also necessary to design stops for public transport means.

Design of the functional land use plan Housing should take up to half or 2/3 of the whole area of the whole area (cca 33 ha). Residential houses up to 5 floors are suitable. In selected areas individual family houses are suitable. It is necessary to design higher proportion of public, semi-private and private green areas in residential areas. Apartment houses with private front gardens and semi-private courtyards are a good option. Individual family housing should have also higher proportion of green areas and larger lots (from 400 to 1000 m 2 ). Solid and spatial composition of the apartment and family houses should fulfill requirements of effective housing rational and adequate use of land and density of cca 210-250 inhabitants per ha which conforms the principles of sustainable development of the city. Floor space index (Floor space index = total realized floor surface area in relation to ground surface area) by mentioned density and for a lowstoried development ( max. number of floors = 5) should be between 1,5 2. It is necessary to design cca 2300 housing units in this area. From these about 100 should be in family houses.

Function of amenities It is necessary to design a local center of the urban satellite within the area which would serve the people living here. Center should offer shopping function, services and offices as well as the basic health care facilities. The scope and the specification of these functions is subject of design. Ideological design is required for individual functions of the center which would create also a basis of potential work opportunities. The structure of these functions is subject to design. Functions of amenities should respond to the needs of proposed number of inhabitants - there is anticipated cca 7000 inhabitants.

Recreation, sport, green areas Existing natural conditions in this area are a good prerequisite for a creative design of recreational, leisure, relaxation and sport functions. Their extent and specification are subject of design, but they should conform to the main goal of this assignment in a way that the residential satellite has a characteristics of effective housing in garden city.

Formal specification of graphic output of the workshop: Urban-architectural concept: the whole area in the scale 1: 5000, 1:2000 (subdivided by basic functional areas: residential, amenities, local center, recreation, sport, green areas, traffic motor traffic, pedestrian) - graphics and way of presentation is optional Perspective sketches, spatial sketches of selected areas: graphics and way of presentation is optional Basic characteristic type of apartment or family house: in scale 1:200, 1:100 sketches floor plans, elevations, sections, perspective - graphics and way of presentation is optional
