We decided that the only logical thing to do was to honor The Tower at PNC Plaza for what it truly is, the most outstanding project of the year. NEW CONSTRUCTION OVER $25 MILLION PROJECT: Burns White Center CONTRACTOR: Rycon Construction, Inc. Pittsburgh s riverfronts have created opportunities for centuries. They have been used for all purposes from residential to retail/commercial to industrial. These uses have left their mark on the land. It is the effects/impacts of those uses that created a large challenge to the construction of the 140,000 sf office building for Burns White. Contaminated soil and abandoned existing foundations and structures had to be remediated. On top of that, one is faced with flood plain issues. The site is also located near bike paths that had to extend along the site, rail lines, and it was tucked tightly between nearby new residential construction and new and projected commercial development. Overlay a ten-month construction schedule and a design that called for the utilization of high end materials, detailing and finishes. The resultant systems and materials all fit together extremely well. An evidence of care and consideration to these issues. The result is a very successful project that appears to have provided benefits to all connected to the building, both during construction and in its current use. Elmer B. NEW CONSTRUCTION BETWEEN $10 AND $25 MILLION PROJECT: Residence Inn by Marriott CONTRACTOR: Massaro Corporation There are few tougher locations in the Pittsburgh area to build than Oakland. Combine that with another project being built immediately adjacent to the site. To further complicate the issue, the size and shape of the property made it very difficult to meet all of Marriott s standards. Working closely with the hotel developer and architect, Massaro was able to work through the pre-construction phase to meet Marriott s standards and help the developer achieve a viable project, keep the project on budget, and then go on to build on a site that left no room for staging, access or lay-down. NEW CONSTRUCTION UNDER $10 MILLION PROJECT: City Works Eatery & Pour House CONTRACTOR: A. Martini & Co. This project exemplifies how teamwork and strong project management techniques can overcome numerous challenges and major scope changes. The challenges to this lump sum project included: cramped downtown work area; coordination of the outof-state owner s vendors; critical completion date; daily schedule changes due to existing tenants needs and requirements; and MEP coordination with the existing building tie-ins. One of the significant scope changes, the unexpected installation of a skylight over the bar, occurred at a critical point of the schedule. The team s strong sense of trust among one another made it easier to rework the schedule of subcontractors who were starting or currently working in the area. The team-based approach to this project from day one truly embodied what an Integrated Project Delivery system should be. RENOVATION COSTRUCTION OVER $10 MILLION PROJECT: Steidle Building Renewal The Pennsylvania State University CONTRACTOR: Mascaro Construction Company, L.P. The 1929 Steidle Building, situated in the historic area of the University Park campus along Pollock Road, has been converted into an efficient, technologically advanced laboratory facility for the Department of Materials Science and Engineering. The construction team lead by Mascaro, together with the design team and Penn State, worked closely to explore costeffective and functional design strategies that enabled the construction of the new infill structure to house highly flexible, technical research space, while preserving the original building for less intensive functions. The new infill building posed many successfully resolved challenges that included the foundations, the structural connections to the original building at all four floors, and the sky lighted roof that created an atrium and related fire protection issues. Also, Mascaro coordinated the difficult phased mechanical room renovations, a space shared with the adjacent Hosler building. The careful placement of a new underground chilled waterline and electrical utilities from off site to the mechanical room, as well as the added vertical pipe supply lines for the MEP systems within the old and new buildings, required great creatively. The project team, and specifically Mascaro, deserve immense credit for the outcome of a beautifully successful building transformation that also achieved its time and budget goals. RENOVATION CONSTRUCTION UNDER $10 MILLION PROJECT: First National Bank - North Shore CONTRACTOR: Dick Building Company The renovation of a tired 1960 s era building into a modern state of art branch bank located in a congested urban setting can come with many challenges. This project included challenges of significant complexity. The site location was in a highly congested and heavily traveled area of Pittsburgh s North Side directly across from PNC Park, thus severely limiting necessary work areas and access for the project. Most impacted was the complete façade replacement of what were precast panels and curtain wall with new brick masonry and windows with stone at the ground level. This work along with the roof replacement needed to be accomplished when activity in the area was minimal, most often during the night hours. Major mechanical and electrical system upgrades and interior renovations were made possible with the creation of a temporary retail banking area on the first floor, ensuring a safe operation throughout construction. During construction the owner expanded the scope of work with a new, more open and modern concept for the first-floor retail area along with technology enhancements. The Dick Building Company project team expedited all of the project s construction requirements most professionally regardless of the many distracting challenges. EXCELLENCE IN CRAFTMANSHIP INTERIOR PROJECT: Il Pizzaiolo - Stables CONTRACTOR: Burchick Construction Company, Inc. This project is an example of combining the objectives of the owner and designer with flexibility and craftsmanship. The owner wanted to capture a rustic look to fit into the somewhat rural feel of the surrounding area, combined with making the various spaces of the restaurant have a different feel. The finish carpentry, much of which was done in the field, had to coordinate with the furniture and cabinetry chosen by the designer. Decisions were often made as the project was being built.
