Spital Meend There has been habitation at Spital Meend for thousands of years due to its prominent position above the River Wye. Indeed an Iron Age fort and settlement, now a Scheduled Ancient Monument, incorporates part of the gardens and the adjoining field. Spital Meend is an elegant country house built of dressed stone and spans many architectural periods. In essence it was a traditional farmhouse but with a later Georgian addition and a larger Victorian extension. The house has been totally refurbished over the last 10 years or so and though an exceptionally comfortable family home this has not been at the expense of its original character. There are elegant reception rooms including a morning room with Jetmaster fireplace and a stunning drawing room with decorative plasterwork and coving. The kitchen has solid oak units and a two oven oil fired Aga as well as a limestone floor with electric underfloor heating and a walk in larder. Upstairs all the bedrooms have fine views out and the bathrooms have all been modernised, including a sumptuous bathroom in American walnut off the master bedroom. Coach House The Coach House lies just across from the house and was refurbished to the same high standard as the house. It is an excellent two bedroom cottage with a separate council tax banding, though it is not currently let out and used as offices and a gym.

Gardens and Grounds The gardens lie largely to the south of the house and are laid down to formal lawns dotted with mature lime trees, herbaceous beds and a stone ha-ha. A flagstone terrace to the front runs round to the rear with an area of formal garden behind. Beyond the drive is a post and rail paddock with water supply ideal for equestrian use whereas to the east and west are further fields separated by an area of woodland. A garage block and adjoining potting shed, with concrete and grass pavers in front, is off a branch of the drive with a kitchen garden and well established fruit cage beside. To the north of the house is a sheltered and well orientated Courtstall hard tennis court. Situation Spital Meend is situated on the borders of Monmouthshire and Gloucestershire in a particularly attractive setting just a mile north of Chepstow. The town has a good range of shops and services as well as St John s-on-the-hill Preparatory School, whilst Monmouth to the north has an equally good selection as well as the highly respected Haberdashers School for girls and boys. Chepstow is extremely sought after due to its excellent road communications via the M48/M4 to the major centres of Bristol and South Wales, and the A40/M50 to The Midlands and north. Chepstow and Lydney have rail stations whilst Bristol Parkway is a convenient drive. There are an abundance of recreational opportunities in the vicinity which include fishing and water activities on the nearby River Wye; racing at Chepstow; golf at the St.Pierre Golf and Country Club or the Ryder Cup course at Celtic Manor and glorious walks and rides through the surrounding woods and countryside.
