Stadium District Masterplan Masterplan (noun): an evolving long-term planning document that establishes the framework and key elements of a site. It reflects a clear vision synthesizing developer goals and public aspirations for a project, giving them form and organization, while defining a realistic goal for implementation. Masterplan (verb): to develop or improve (land, a community, a building complex, or the like) through a long-range plan that balances and harmonizes all elements of space, functionality and design. Vision and Guiding Principles The new Stadium District will create an attractive, vibrant, mixeduse destination providing employment opportunities, residential accommodations, and community services. STADIUM SHOPPING CENTRE TODAY THE NEW STADIUM DISTRICT GUIDING THE VISION Stadium Shopping Centre has been an integral retail amenity for the University Heights community since its development in, supporting the needs of residents, students, and professors of all ages. The City s desire to increase the area s density both in local population and land use has been documented since the 0s. As Calgary moves towards implementing these integrated, mixeduse environments, it is important that any new development builds upon the character of the surrounding area, supporting the uniqueness of the community. The new Stadium District establishes the site as a community asset reaching its full potential. The new centre will be an attractive, vibrant, mixed-use centre balancing its location near the residential neighborhood of University Heights and major city institutions such as Foothills Hospital and the University of Calgary in order to provide local employment opportunities, residential accommodations, and community services. Each of these new amenities will provide positive contributions with a long-lasting impact, improving the quality of life for existing and future residents. To achieve this balance, the Stadium District will establish an open and accessible urban environment for the University Heights community. Through the coordination of building, landscaping, and open spaces, the project will synthesize connections between the built environment and the community at large with gathering spaces that are universally navigable. To achieve the vision for the Stadium District, a series of principles led the creation of the plan. Each of the principles helps frame a particular urban characteristic that is needed to create an urban environment that can fully embrace an existing community and establish a sense of ownership over the area. Masterplan The Masterplan establishes architectural and public realm guidelines and standards to create a vibrant, mixed-use development. Built Form The Stadium District will establish a pedestrian-oriented urban environment with limited shadowing and massing impacts while engaging the surrounding communities. SHADOWS Buildings within the project area have been massed to reduce significant shadowing impacts on the school site, parks, and central space as per ARP requirements. The diagrams to the right show shadows for the Stadium District from 0 AM to PM Mountain Standard Time for March / September st. Through community outreach it was determined that placing massing along th Avenue and establishing reduced building heights along the Northeast corner were the preferred massing strategies to be incorporated into the final site design. The proposed land-uses offer opportunities for all of the guiding principles to be incorporated in a manner that contributes to the entire community. An appropriate mix of actual tenants to suit the nature and scale of this mixed-use development will help to complete the vision. Public Realm CONCEPT DESIGN The open space concept aims to create an activated public realm that is connected to the surrounding urban fabric and creates a continuous environment for pedestrians throughout the site. The framework for the plan layers many spatial elements to create multifaceted areas including; localized grade changes, accessible green roofs, a pedestrian focused circulation network, a vibrant material and vegetation palette and six open space types.
