Light weight materials are also a unique way of managing sloping lots. Use of light weight materials is an emerging trend in home construction in WA and has the opportunity to be more environmentally responsible than the standard double brick build. Steep lots will be able to celebrate the views of Alkimos Beach and the ocean. These houses can be designed so that the garage sits underneath with the house above able to have verandas with sweeping views towards the ocean. How has this influenced lot prices? GUIDE TO BUYING AT ALKIMOS BEACH Here s an overview of the main steps for buying and building at Alkimos Beach, whether you re buying land, a house and land package or pre-built home. 1Choose your home and lot type. Decide where you would like to live and what home and lot meets your needs. 3Sign a contract to purchase the land and 2Request finance provide a deposit of pre-approval from $2,000 within 5 days. your bank or broker. 4Once your finance is approved and the conditions of your contract are met, your contract becomes unconditional. 5Finalise your home with your builder. Be sure to talk with the Alkimos Beach Design Coordinator early in the process to streamline approvals. 6Submit your home design to Alkimos Beach for approval. 7Once titles are available you will be sent a letter specifying the settlement date. Building a home can be an intimidating process, particularly if you re a first home buyer. However building a home becomes manageable if you break it into smaller steps. There are lots of decisions to make, starting with where to live, whether to buy or build, and what size and style of home you need. 8At settlement you need to pay the remaining balance for your lot. To avoid any delays make sure that funds are available from your financial institution before the settlement date. 9Once all the relevant mortgage documents are signed the land title will be transferred into your name. 10 Now that your lot is completed, paid for and your plans are approved by our Design Coordinator, your builder can submit the plans to the City of Wanneroo for building approval.
