We own all of our own inventory and trucks, and we have a dedicated, full time team of experienced movers and designers. About Us We are owned by a mother daughter team and we love what we do! Between the hundreds of properties we stage each year and completing our own 20+ renovation projects, we truly understand what it takes to sell a property for top dollar (and all the challenges along the way). We personally staged each of our own renovation projects because staging made them sell faster and for more money. Realtors and investors liked our non-cookie-cutter designs and down-to-earth-personalities and started asking us to stage their properties, and that s when 2020 Home Staging was born. Since then we moved into a 15,000 square foot warehouse (after many, many warehouse moves as we rapidly grew each year), purchased our own moving trucks, and invested hundreds of thousands of dollars in inventory. We also grew our experienced team of movers and designers. Our best day is when a client thanks us for selling their home for over list price, and being easy to work with along the way. We like design, but we LOVE delighting our clients. Seeing Is Believing Before and After Staging Photos The basement below has no windows, so we staged it with curtains and lighting to show buyers how the space can be used. The seller was thrilled to be in contract for over list price in less than a week! This home was very dated. Instead of taking on an expensive renovation project, the seller invested in staging which really helped buyers focus on the home s features instead of dated finishes.
This home was beautiful but had a cold, sterile feel when vacant. Staging helped warm up the home while showing potential buyers how to use the spacious rooms. Our Services We offer a range of services to make your home look its absolute best so it stands out from the crowd. Our 15,000 square foot West Sacramento warehouse is home to a very large selection of furniture, artwork, and accessories to stage a variety of home styles. Vacant Home Staging Services Vacant home staging services include design, furniture, artwork and accessory placement and removal. Seller-Occupied Home Staging Services Seller-occupied home staging services start with a consultation. For an additional fee we can supplement your items with additional furniture, artwork, and accessories as needed to modernize and/or freshen up the space. Seller Consultation Services For a one-time fee we will come to your home and provide suggestions on how to prepare your home for going on the market. We go room by room and focus on your furniture, artwork, accessories, photos, and other personal belongings to identify which items should be packed and put in storage, and which could be used or re-purposed for staging. We will also suggest any new pieces you may need to make the home market ready.
Home Staging Design Plan 5952 Del Oro Rd Granite Bay, CA The design plan is below. To complement the existing color palette of the home, we recommend using colors of beige / gray, cream, ivory with accent colors. We will carry these colors throughout the house to provide a cohesive flow. We will also use a mixture of glass, metal and wood furniture pieces as these are also popular design elements for 2017. We will use bright, modern pieces of artwork. The following is a list of suggested staging for the home. Most rooms will include artwork, mirrors, plants, throw pillows and/or room accessories in addition to furniture and linens. Price Quote CONFIDENTIAL Service Service Description Price Vacant Home Staging Home Preview Design Plan Staging o Living Room o Family Room o Kitchen o Dining Room o Master Bedroom o Office o Bathrooms (3) Destaging o Furniture Removal o Wall Repair from Artwork (If needed) $2300 Payment Due Dates 50% due to schedule staging (fully refundable), remaining 50% due two days prior to scheduled staging day. Rental fees: 100% due the day rental period begins. After five days of non-payment, 2020 Home Staging furnishings will be removed from property. Fees Rental Fees The initial fee pays for home staging and rental of furnishings for the first 30 days, the second month is free, and if the furnishings are required longer than 60 days the client will be billed half of the initial staging fee every month until contract is terminated. Rental fees can be pro-rated on a daily basis. Change Fees The goal of the staging design is to market the home to appeal to the highest number of potential buyers as possible. Some designs may not align with the home owner s personal design tastes. Significant design changes will be billed at $150 per hour plus the cost of additional furnishings. Same day cancellation requests will result in a $400 fee. Damage Fees - In the unfortunate event that furnishings are lost or damaged, 2020 Home Staging will bill the client for the replacement value. This includes soiled linens and used candles. Cancellation Fees - Same day cancellation/reschedule will result in a $400 fee to cover our transportation and labor costs.
Notifications Staging and Destaging To help us serve you best, please provide a minimum notice of 5 business days for staging and de-staging requests. Property Damage Please notify us immediately if a property we have staged is broken into or otherwise damaged (flood, fire, etc) so we can assess damaged inventory and make any required changes as soon as possible. Payment Methods We accept checks and the following online payment methods: Permission 2020 Home Staging will be provided physical access to design, stage and de-stage the property. 2020 Home Staging has permission to use listing photographs, feedback and reviews for marketing purposes. 2020 Home Staging has permission to use hardware necessary to hang wall decor and/or drapery. Staging Process What to Expect on Staging Day 2020 Home Staging typically arrives to the property between 11am and 1pm. Most properties are staged within one day, however larger properties may require two days to complete.
