Scope of AS1851 Section 2 Combined systems, AS2118.6 clarified & aligned:- Utilise General systems (table 2.4) & Hydrant systems (table 4.4) As a combined water supply, also Fire Pump (table 3.4) All sprinkler, hydrant and pump sections are aligned Pump-set maintenance schedules integrated:- Previously in AS 1851, sprinklers omitted pumps, hydrants retained pumps, while fire pumps also had their own section Now, pump starting devices are included in each system section Pump maintenance requirements are in Section 3 Fire Pumpsets

AS 1851-1997 1997 vs AS 1851-2005 Monthly:- 15mm functional test every system, however only one brigade alarm required All alarm initiating devices to be tested including new DBEP strobe Rotational testing when 12 or more alarm devices, with all tested within 3 months Operate and record number of all valves Test all pump start devices to max of 5 starts, with rotational testing all within 6 months Six Monthly:- 50mm main drain water supply test Floor/zone indication flow switches All underground & subsidiary valves & anti-tamper switches, record number valves.

AS 1851-1997 1997 vs AS 1851-2005 Annual:- Water supply flow test, using master gauges and subject to Water Agency limitations Pressure reducing station including relief valve Remote sprinkler test valve alarm device 3 yearly:- Preventative maintenance valve overhauls and water supply tanks with 12 year drain and clean requirement Sprinkler Testing:- Dry sprinklers 12 yrs & recommend replace Fast response sprinklers 12yrs 12yrs 6yrs with additional ISO RTI test at 12yrs All other sprinklers 24yrs 6yrs. Multiple Jet Controls 30yrs 12yrs

AS 1851-2005 Additional Items Annual functional system test:- Via sprinkler pressure or flow switch verify that the interface to other fire systems functions to the building s system interface schematic. Planning to limit interruption: Planning to limit interruption:- Single test coordinator (building owner) occupant advice notice prior to test Interface schedule:- Establish from commissioning & site data plant shutdown, HVAC, EWS, roof vents, door release,etc.

AS 1851-2005 Additional Items Annual system survey:- Establish that the system is capable of performing to the standard of which it was originally required to achieve Conducted from floor level and intended to identify changes to the sprinkler system, or the building and its environment, that would impair the performance of the sprinkler system. Intended to identify any changes in hazard classification or storage practices, which may necessitate corresponding changes in sprinkler installation design, layout or site block plans and schedule

AS 1851-2005 Additional Items Annual condition report:- Required to be prepared to provide evidence of compliance with AS1851. Signatory is responsible for report and for providing all supporting records. Any work provided by others must be fully documented and signed. Supported by copies of monthly IT&M reports, defect repairs & work by others Acknowledge all missed tests and any outstanding defect rectification required With the system survey provides the basis of BCA annual compliance

Schedules and Log-Books Schedules:- Separate Inspection-Record and Test-Record schedules Normally performed simultaneously and recorded in the one logbook Also facilitates weekly inspection and monthly testing if desired. Definitions of Inspection visual examination of component. Definition of Test confirmation of correct function or performance Tests measured, recorded, then noted as pass or fail against benchmark

Schedules and Log-Books Log Book:- FPAA log-books provide AS1851 compliant record & defects report CL 1.15.3 Maintenance records may be electronically based, but hard copy records shall be kept on site and be available at all times CL 1.15.3 logbooks (in the case of sprinkler, pump-set, fire hydrant, detection, smoke and heat alarm, fire alarm monitoring, sound, intercom, gaseous, aerosol, water mist, passive fire and smoke and HVAC and evacuation systems
