Mechanical Systems Information The mechanical system at Reed Middle School is comprised of seventy six Trane DX/Gas rooftop units (RTUs). The recommended useful life for DX equipment is 15 years. Seventy two of the RTUs were installed in 1999. This equipment is in poor condition and has reached the end of its useful life. The four remaining RTUs were installed in 2004 and serve the 700 hall addition. These units are in moderate condition and should have some useful life left. It appears that a majority of the condensate piping has been removed, causing condensate to fall directly to the roof. The gas and refrigerant piping is in good to moderate condition. The field house is served by two Trane Dx split systems and two Trane Dx/Gas rooftop units. These units were manufactured in 2002/2003 and are approaching the end of their useful life. The mechanical system at the Muldrew Gym consists of eleven Trane DX/Gas rooftop units. There are two 20- ton units, seven 5-ton units, and two 6-ton units. All of these RTUs were installed in 2003 and are in moderate condition. There are also two Bard wall pack air conditioning units on site serving the office/locker room areas located beneath the bleachers. It is being recommended that the mechanical equipment serving the field house and the Muldrew Gym be replaced within the next five years. Electrical Systems Information The electrical system at Reed Middle School is comprised of Square D distribution equipment. There are three 480/277 volt service entries for the facility, with main switchgears located in Room 411, Room 408C, and outside the auditorium. The MSB located in room 411 is a 2000 amp switchgear that is in moderate condition. The MSB in room 408C is an 800 amp switchgear that is in poor condition. It has reached the end of its useful life and may need to be replaced in the near future. The exterior MSB was inaccessible at the time of visit. It appears to be in moderate to poor condition. The facility s computer panels have been equipped with TVSS protection. The housing for electrical equipment on the roof is beginning to rust. There does not appear to be enough space on the current system to accommodate future expansions. Overall, the system is in moderate to poor condition, and some equipment has reached the end of its useful life. There is a 208/120 volt service for the Reed MS field house. The building s electrical equipment is manufactured by Square D and is good condition. The electrical system at the Muldrew gym is a 208/120 volt system that is comprised of Square D, ITE, and Siemens distribution equipment. All panels in the gym and print shop areas are in good to moderate condition and should have some useful life left. Plumbing Systems Information The plumbing system consists of wall mounted water closets, urinals, lavatories, and water coolers. The water closets and urinals throughout the facility are manufactured by American Standard and are in good condition. The flush valves are primarily manufactured by Sloan and Zurn and are in moderate condition. A majority of the lavatory faucets throughout the building are manual and are in moderate condition. Multi-person wash stations are utilized in some gang restrooms. These wash stations are in moderate to poor condition. Overall, the systems are in moderate condition. The facility s electric water coolers are, for the most part, in good to

moderate condition. Several water coolers, however, have reached the end of their useful life. These units are being recommended for replacement. The facility s flush valves and faucets do not comply with current water conservation standards. There are four domestic water heaters that serve the facility. In 1996, a 77 gallon Rheem Ruud gas water heater was installed in room 40. This unit is in moderate to poor condition and is being recommended for replacement. The kitchen water heater is a gas-fired Bradford White unit equipped with a 75 gallon tank. It is in good condition. There is a 15 gallon A.O. Smith electric water heater located in the library addition. This unit is in moderate condition. In room 562A, a Rheem electric water heater with a 19.9 gallon tank was installed in 1991. This unit is in poor condition and is being recommended for replacement. The field house water closets, urinals, lavatories, and electric water coolers are wall mounted units. The flush valves were manufactured by Sloan and are not low consumption fixtures. The lavatory faucets were manufactured by Delta and Speakman. The electric water coolers were manufactured by Halsey Taylor. The showers were manufactured by Speakman. Overall, the field house fixtures are in moderate condition and do not meet current water conservation standards. The plumbing system at the Muldrew Gym consists of wall mounted water closets, urinals, lavatories, and water coolers. The flush valves throughout the facility are manufactured by Sloan and are in moderate to poor condition. A majority of the lavatory faucets throughout the building are manual. Overall, the systems are in moderate condition. The facility s electric water coolers are Elkay and Halsey Taylor units. All electric water coolers throughout the building are in moderate to poor condition. The showers are wall mounted hot and cold water fixtures and are in poor condition. The fixtures throughout the Reed facility do not comply with the current water conservation standards. The gym is served by a gas-fired Rheem domestic water heater that was installed in 1991. It is equipped with a 92 gallon tank and is in poor condition. Lighting Information The lighting system in good condition and is primarily composed of T8 lamps with electronic ballasts. There are both T8 electronic ballast fixtures and T12 magnetic ballast fixtures in the field house. The lighting system at the Muldrew Gym is in overall good condition and is primarily composed of T5HO high bay fluorescents lamps with electronic ballasts. Exterior lighting is insufficient and the installation of LED parking lot poles is being recommended for both the main building and the Muldrew Gym. Fire Alarm Information The fire alarm panel at Reed Middle School is a Cerberus MXL-1Q that was installed in 1999. The recommended useful life for fire alarm systems is 12 years. There are no smoke detectors in the classrooms, gym, and cafeteria. There are smoke detectors in the corridors and other common spaces. Strobes and sirens are installed

in the classrooms, gym, cafeteria, corridors, and other common spaces. The strobes, sirens, and smoke detectors are wall mounted. Smoke detectors have been installed in the locker rooms areas at the Muldrew gym. There are no smoke detectors present in the gymnasium area. Strobes and sirens are installed throughout the facility. Fire Sprinkler System Information Reed Middle School has a fire protection system in place. The facility is up to code. There is currently no fire protection system in place at the Muldrew Gym. Energy Management System Information The main building s EMCS is an Alerton control system that was installed in 2011 and is in good condition. The recommended useful life for DDC controls is 12 to 15 years. The Reed Muldrew Gym s EMCS is an Alerton control system that was installed in 2005 and is in good to moderate condition. The recommended useful life for DDC controls is 12 to 15 years. Deficiencies List Some of the water fountains are non-ada-compliant Broken urinal Condensate piping is in poor condition. Replace lighting fixtures that have magnetic ballasts. No fire protection system. Damage mechanical system.
