Situation Pen Moel is situated high above the River Wye on the West Gloucestershire bank of the river, close to Chepstow and in an Area of Outstanding Natural Beauty. The historic town has a good range of local shops and services as well as popular state and private schools. The M48/M4 provides excellent road communications to Bristol, Cardiff and Newport, whilst Cheltenham and Gloucester have extensive shopping opportunities and are within an hour s drive. The main InterCity rail connection is at Bristol Parkway though Chepstow has a regional station. There are renowned golf courses at Celtic Manor and St Pierre; racecourses at Chepstow, Bath and Cheltenham; leisure centres in Chepstow, Newport and Bristol; the River Wye has salmon fishing upstream; and there are glorious walks and rides through its own woods and the neighbouring countryside. The Property There has been an important house on the site of Pen Moel for hundreds of years with the current house dating back to 1890 when it was built by Margaret Phillips Price, whose family had moved down from Manchester in the middle of the 19th Century. Pen Moel has been in the same family for three generations. The grounds run down to the river with some high paths offering stunning views. The lower path is part of the Offa s Dyke Walk. Built of snecked sandstone with ashlar dressings, the house is reminiscent of the work of Norman Shaw and is highly picturesque, blending into the hillside behind. Listed Grade II and as per the Arts & Crafts movement, there are classic features such as an octagonal turret with conical roof, raised glazed conservatory over the entrance porch, and a rich variety of fenestration, mullioned windows and dripstones.

Internally there are gracious reception rooms with fine panelling, handsome fireplaces and ornate plasterwork, being described as a good example of the fertile imagination and sensitivity of the late Victorian designers. The accommodation is on various levels with the key reception rooms having lovely views out to the south. The principal bedrooms are also south-facing, whilst the Billiard room is up to the rear with access to the walks. Gardens and Grounds The gardens at Pen Moel are generally south facing with lawns, low hedging and gravel pathways running to a stone ha-ha with the large paddock beyond. To the west a long covered walkway links the house to the potting sheds with an ornamental pond beneath and palm trees alongside which tell of a micro climate in the immediate area. Some of the most charming aspects are the pathways and hidden corners amidst the rocks and woods behind the house which are a delight to explore. The extensive bluebell woods run for a considerable distance away from the house. There are numerous other paths and footbridges amidst the trees, and a particularly stunning vista of the river from the far south western boundary. Offa s Dyke The Offa s Dyke path runs through the paddock in front of the house. Stable block and coach house The stable block and coach house (hatched blue on the site plan) are some distance to the east of the house and comprises seven letting properties with an entrance from the road.
