The school was built in with an area of 2958m2. A cluster of three portables is located at the east end of the school and two located at the north end of the school. The age of the portables vary from 1979 to 1991. The one storey school comprised of several classrooms, a gymnasium, a music room, a library and a computer room. The 2007 student enrollment is 350 children. Structural Summary: The foundations consist of cast-in-place concrete grade beams and spread footings. The original building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The roof comprises of a metal roof deck with steel structure supported by exterior & interior concrete walls. The structural walls and columns are concrete block walls or poured in place concrete. Overall the structural elements are in acceptable condition. Envelope Summary: The exterior cladding consists primarily of brick with metal siding above the windows, entrances and at the mechanical penthouse. The exterior window units are aluminum frame with fixed and awning type units. The majority of the exterior doors are painted metal doors with metal frames. The roof coverings have a combination of a built-up roof and a SBS assembly. Overall, the envelope of the building is in acceptable condition. Interior Summary: VCT is located throughout the corridors and in classroom areas. The music room, library, general office area and staff room have a carpet floor finish. The gymnasium area has a parquet hardwood floor finish. The majority of the utility areas and mechanical rooms have a paint finish on the concrete slab. The majority of the interior walls are concrete block walls. The administration area and library have interior glazed partitions. The majority of the school has a suspended 2'x4' acoustical tile ceiling. The structure is painted and exposed in the gymnasium. Overall, the interior finishes are in good condition. Mechanical Summary: The building is heated by two gas fired hot water boilers which supply a hot water distribution system which includes finned tube radiation cabinets, convectors, unit heaters, reheat coils and one air handling unit heating coil. There are two air handling units in the building and both are mixed air systems; AS1 is the general supply unit for the school, and AS2 supplies the gymnasium. A steam boiler provides steam for humidification for the two air handling units, although the humidification systems are reportedly not used. Both of the mixed air ventilation systems have associated return air fans. The fresh air supplied to the building by the two air handling units is balanced by the exhaust air flow from the air handling units and from approximately ten sanitary and local exhaust fans. Building HVAC controls are pneumatic and the control air supply system includes two air compressors mounted on a receiver tank and a refrigerated air dryer. There is a Building Management and Control System (BMCS) providing HVAC system control and monitoring functions (Andover model AC256M Plus). Typical plumbing fixtures in the boy's and girl's washrooms include floor mounted flush valve type toilets, counter mounted enameled steel and stainless steel lavatories, and wall mounted flush valve and tank type urinals. In the other washrooms, plumbing fixtures include floor mounted tank type toilets, and counter mounted and wall mounted lavatories. Other plumbing fixtures in the building include drinking fountains in the corridors, mop sinks, and general purpose stainless steel and enameled steel sinks. Fire protection for the building consists of cabinet mounted and wall mounted fire extinguishers. No major mechanical equipment or systems require immediate replacement or upgrading, other than the Andover building automation system which is obsolete (difficulties have been reported in obtaining replacement parts). Overall, the building mechanical equipment and systems are in acceptable condition. Electrical Summary: Bishop Savaryn School is fed with an incoming 120/208V three phase, 4 wire system from an EPCOR padmounted transformer, located on the school grounds. The main switchboard is rated at 1000A, 120/208V. There are individual motor starters for the major mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures have T-12 lamps and magnetic ballasts. The exit lighting in the original building consists of units with incandescent lamps. The emergency lighting is fed from emergency lighting battery packs. The exterior lighting consists of some incandescent fixtures and wall mounted H.P.S. fixtures. The building is equipped with a Simplex 4002 fire alarm system. Detection and end devices include, smoke and heat detectors, bells and pull stations. The various communications and security systems within the school include; a DSC Maxsys security system that monitors motion detectors, a Bogen P.A. system and a standard telephone system. Cable TV and data systems are installed within the school. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. G20.01 Sanitary Sewage Collection - * Edmonton - Bishop Savaryn Catholic Elementary School (S58) The 150 mm diameter sanitary sewer line from the building exits on the north side of the building and turns west to discharge into a 200 mm diameter municipal sanitary sewer on 162A Avenue NW. 50 G.01 Storm Water Collection - * Storm water collected from the building roof areas is discharged through the 250 mm diameter building storm drainage line on the north side of the building. This storm drainage line picks up the storm water flow from three catch basins located at the northeast corner of the building and then turns to the west. The storm drainage line then expands to 0 mm diameter and picks up the flow from the catch basin located in the west parking area, before continuing west to tie into the 1800 mm diameter municipal sanitary sewer on 109 Street. 3 - Marginal 50 Add new catch basins on the north side of the gymnasium and tie into the existing storm sewer drainage line Concern: Drainage on the north side of the gymnasium is reportedly poor, and water collects in this area during rain storms and in the spring when the snow melts. The pooling water causes problems for children playing as this is a play area, and may also lead to building damage, as water can be trapped against the gymnasium wall by snow dams during the spring thaw. Recommendation: Install two new catch basins on the north side of the gymnasium and tie the catch basins into the existing storm sewer drainage line.
