First Baptist Church- Dartmouth Lancaster site Introduction Thank you for coming tonight to provide feedback on plans for the First Baptist Church site at Lancaster Drive. First Baptist Church Dartmouth is entering an exciting time in its long history in the community. With the recent sale of the Ochterloney Street site, First Baptist is looking forward to the establishment of its new church campus on Lancaster Drive.

First Baptist Church- Dartmouth - Lancaster site Looking Back and Looking Forward The First Baptist Church lands on Lancaster Drive originally encompassed over 23 acres. The majority of this land has been developed for a range of housing types. The current site of just over 8 acres exceeds the requirements of the Church for the new campus even with generous parking and open space areas.

First Baptist Church- Dartmouth Lancaster site An Opportunity An important component of the vision for the FBC lands continues to be the provision of additional housing opportunities for church members and for others. We envision high quality - modest scale rental housing on this site which builds on the Lancaster community. We anticipate that much of this new housing would provide homes for the growing number of seniors in Dartmouth.

First Baptist Church- Dartmouth - Lancaster site Future Consultation Rezoning to R-3 is the initial step in planning for medium density housing as one component of the church campus. The site plan we developed is conceptual. We look forward to future feedback on detailed site and building plans through the required development agreement process.

Site planning First Baptist Church- Dartmouth - Lancaster site The proposed site plan has been designed to carefully consider and be complementary to the existing neighbourhood. The location and configuration of the site is most suitable for two multiple unit dwellings of up to 6 storeys. There is sufficient piped service capacity for the proposed dwellings. The small wetland at the intersection will be preserved.

Site planning - Land use First Baptist Church- Dartmouth - Lancastersite The new multi-unit dwellings would be at the Lancaster/Woodland intersection, and directly adjacent to the new Church and the approved multi-unit building off Viridian Drive. The new dwellings would be well separated from all existing houses by the Church campus. Development of the site with the Church campus, including the proposed housing, provides an appropriate transition from the existing neighbourhoods towards Woodland Avenue.

First Baptist Church- Dartmouth - Lancaster site Site planning Access Access to and from the new multi-unit dwellings would only be from Lancaster Drive via a new driveway. This driveway would allow for both left and right turns. The placement of driveways and crosswalks on this stretch of Lancaster Drive would serve to calm traffic movement.

Site planning Access First Baptist Church- Dartmouth - Lancaster site Lancaster Drive is a major collector road. The current level of traffic on Lancaster Drive is well below its design capacity levels. A traffic study has determined that Lancaster Drive will remain well below capacity with the projected vehicle trips generated by this new housing.

Conclusion First Baptist Church- Dartmouth - Lancaster/Woodland site The long term vision for this site has been to develop a church campus with a modern and welcoming community church including accessible open spaces and gardens, and additional housing. First Baptist Church is looking forward to realizing this vision and becoming an integral part of the Lancaster Ridge/Willow Ridge community. Thank you
