THE PIONEERS OUTLINE SPECIFICATION AND PRICE LIST (APRIL 2017) Overview By popular demand, Millbrook is extending The Pioneers development at Ogilvie Lane along to adjacent Owen Marshall Lane. The Owen Marshall Lane site allows some variations to the original Ogilvie Lane designs, which are summarised below: Lots 1 and 2 are freestanding properties which provide three bedrooms (or two bedrooms and a flexible media/bed/office room), two bathrooms, open plan kitchen/living/dining, sun room, separate laundry and double garaging. Lot 1 has an extended sun room and covered verandah. Lots 3 and 4 are semi-detached properties which provide three bedrooms (or two bedrooms and a flexible media/bed/office room), two bathrooms, open plan kitchen/ living/dining, sun room, separate laundry and garaging which can accommodate a car and golf cart. Lot 3 has an extended sun room and covered verandah. Two interior design options are also available these have been created by talented interior designer Sue Nauman and were showcased in two previous show homes developed at 7 and 8 Ogilvie Lane (photographs available). One is a Classic styling (7 Ogilvie Lane) and the other a Contemporary styling (8 Ogilvie Lane). The following outline specification is for the Classic interior design option and this is included in the prices for Lots 1 and 3. Either option can be selected with the differences between the two detailed on page 5 under the heading Contemporary Design Option. If the Contemporary option is selected on Lots 1 or 3 there is an additional cost of $13,000 incl GST (subject to how advanced construction is at the time this selection is made). To provide individual character, the exterior wall colours have been varied from home to home. The timber cladding of each home has also been varied - these variations are set out in the schedule on page 6 of this Outline Specification. The design detailing and finishes are subject to change for reasons of non-availability of materials and/or due to design decisions made by the design consultants as the design advances to a fully developed state and/or as the dictates of good design and construction practice demand, provided that such substitution or change adheres to or preserves to the maximum extent practicable the quality and intent as stated in the Plans and this Outline Specification. 1

EXTERNAL WORKS Driveway Paving Verandah, Terrace and Covered Entry Porch Exposed aggregate concrete with feature coloured concrete insert. Beneath the covered entry porch, verandah and terraces - ground concrete with sealed salt and pepper finish. A strip drain is included under the covered entry porch and covered verandah. Washed gravel to the service courts at Lots 1 and 2. Stacked schist veneer walls as shown to terrace wall, with schist capping stones. Built in Electrolux gas BBQ to the terrace wall. Framed roof structure capped with Skellerup Enviroclad membrane roofing system and grooved Shadowclad painted plywood soffit lining to the covered entry porch and verandah. Schist veneer cladding and cedar gates to the wheelie bin store area (Lots 3 and 4). Landscape Utilities BUILDING STRUCTURE External Walls Floors Planting as outlined on the landscape plans. Cedar privacy screens and fences as shown on the plans. Street number identification sign. Automated irrigation system. Hardwood seat. Raised vegetable garden to Lots 1 and 2. Each home will be connected to the following services; mains pressure water, Millbrook s stormwater system, Millbrook s sewer mains, reticulated gas (Contact Energy connection fee excluded), electricity, copper telecommunications cable (Telco connection fee excluded) Fibre optic telecommunications cable will be available to the data hub position within the home should purchasers wish to take up the option of a fibre connection. All services will be underground. Painted smooth plaster system over reinforced 20 series concrete block with in situ concrete sloping sills to deep window reveals with internal Ex 100mm framing fixed to masonry (Ex 50mm in Ensuite) with R2.8 insulation (R1.1 in ensuite party wall). Vertical recesses located high in the gables are formed in plaster. As set out in the schedule on page 6 timber cladding to each home is either; Ex 200x25 Rusticated cedar weatherboards with Ex 75x25 vertical cedar battens over, all with selected penetrating stain finish over building paper, cavity batten and Ex 100x50 framing and R2.8 insulation (SHW), or Ex 150x25 vertical shiplap cedar weatherboards all with selected penetrating stain finish over building paper, Ex 100x50 framing and R2.8 insulation (SVS). Reinforced 100mm concrete floor slab, over 50mm polystyrene insulation, on DPM, sand blinding and hard fill. Perimeter thermal break to the slab (excluding to the party wall). 2

Roof External Windows & Doors INTERNAL FEATURES Corrugated long run coloursteel Sandstone Grey over selfsupporting roofing underlay, with R5 thermal insulation. Coloursteel ½ round 150mm spouting and down pipes all to match the coloursteel roof. Flat roof connections in Skellerup Enviroclad membrane roofing system over H3.2 structural grade plywood on firring and 140x45 rafters and maximum of R5 thermal insulation where cavity space allows. Powder coated steel chimney cap. Snow boards to valley gutter where required by code. Thermally broken aluminium double-glazed window and door systems with low-e Xcel glazing (excludes skylight windows). Aluminium colour in a selected dark bronze finish. Painted internal 25mm timber window liners. Three fixed Velux roof windows to the kitchen/dining area. A single electrically opening Velux skylight to both the bathroom and ensuite. Front door - solid core cedar clad timber door within aluminium frames. Cedar clad automatic folding sectional and insulated garage door. Lighting & Electrical Wall Linings Quality light fittings including recessed LED down lights to flat and pitched ceiling areas. Selected pendant over the dining area. Phone outlets to each bedroom and one in the kitchen area. Hard wired smoke detection and security alarm system (can be monitored if the Purchaser opts). Door chime. Heated individual towel rails (3 of) to the ensuite, ladder towel rail to the bathroom. Heated mirrors to each bathroom. Extract fan ducted from bathrooms & laundry to the exterior. Painted Gib Ultraline 10mm linings to most walls (except where noted otherwise), level 4 finishes throughout. Gib Aqualine used to non-tiled laundry areas. Noise insulation batts to walls between bedrooms and between bathrooms & bedrooms. Painted plaster over concrete block (noninsulated) to area of party wall within the garage. Selected tiles to all bathroom walls. All wet areas to be water proofed as required. All bathroom wall tiles are laid over villa board. Selected low iron glass to kitchen & laundry splashbacks. Paint finish to MDF lining on timber framed garage walls. Selected tile surround to fireplace/chimney. CONTEMPORARY INTERIOR DESIGN OPTION This option has an additional cost or credit as the case may be of $13,000 incl GST. INTERIOR FEATURES Internal Doors The internal doors between rooms and to the pantry (media room option) are upgraded to American White Oak veneer clad doors with stain finish. The other doors remain in a paint finish. Wall Linings The kitchen & laundry splash backs are changed to selected tiles. The fireplace/chimney cladding is changed to a selected steel finish. The bathroom tile selections will be different. Ceilings The pitched ceilings in the living/dining area are changed to a Gib Ultraline 13mm lining with decorative battens over all in a paint finish.
