SCOPE OF WORK 506 N. Chadbourne Ave, San Angelo, TX Contractor shall be required to provide labor, supervision, and equipment to build a small multipurpose kitchen and Americans with Disabilities Act (ADA) compliant restrooms at the aforementioned location; otherwise identified as the shell building. Contractor shall be responsible for building a men s and women s restroom inclusive of toilet(s), sink(s), urinal(s), and hand dryers. Contractor shall be responsible for obtaining all permits and following established Federal and City codes and ordinances. Contractor shall be required to set allowance pricing for submittal items based on commercial off the shelf items. Contractor shall be responsible for obtaining approvals on submittals in a timely manner prior to installation and shall be responsible for performing in a professional and workmanlike manner: 1. Build and outfit kitchen are in accordance with established drawing 2. Build and install counter tops, sink, cabinets and electrical outlets on outer most wall identified as counter A 3. Install one electrical outlet to support refrigerator in opened space at right end of counter A 4. Fabricate/build/install stainless steel counter and sink encompassing counter A; sink is to be twelve inches deep, commercial grade single sink type with hot and cold running commercial type faucet and commercial type spray in separate connection; sink is to have commercial grade garbage disposal 5. Install GFC 110v three prong outlets every three feet, twelve inches above counter top beginning at furthest right edge of counter A up to the beginning of the sink area 6. Install activation switch adjacent to sink area to activate garbage disposal 7. Build/install/fabricate equal size key locking cabinets under counter A inclusive of minimum two adjustable shelves with cabinet doors equaling three feet wide or in accordance with industry standards to be approved prior to start of build 8. All cabinets are to have stainless steel type knobs installed at industry standard locations and heights 9. Counter A sink is to have a commercial off the shelf reverse osmosis (RO) water filtration system installed with filtered water access on top of counter A installed to allow for 1
water drainage and dripping into the sink; RO faucet to be installed in such a location to allow for ease of access (i.e. drinking glass, pitcher, coffee pot, etc.) 10. All plumbing and electrical work shall be in accordance with code compliance, industry, and workman like manner 11. Interior wall of kitchen area shall be insulated and finished up to nine feet high with sheetrock in accordance with industry standard, in accordance with code compliance and workman like manner; sheet rock shall have an orange peel type finish and painted in color to be selected and approved 12. Counter B shall be constructed to dimensions identified in the attached drawing 13. Counter B shall have a wall built over the counter with an opening to accommodate a roll up door to close off the kitchen area when not in use; the wall shall connect to the restroom area and have one commercial kitchen type swinging door centered in the area between the edge of the counter and the outer most wall of the connecting restroom wall; commercial type swing door shall have one window located in such an area to view either side of the door 14. All edges for counters and walls shall be finished in a workman like manner with no raw or unfinished edges showing 15. Counter B shall have a cabinet area on the customer side of the counter at the right most edge closest to the exterior wall with one cabinet area inclusive of two key locking cabinet doors, with a minimum of two adjustable shelves and vented doors to accommodate information technology (IT) equipment; cabinet area is to have two, four plug, electrical boxes for the operation of IT equipment; cabinet is to have one three inch conduit pipe installed from vented area protruding past the finished ceiling area to accommodate IT wires 16. Counter B is to have electrical outlets situated below counter top every four feet facing the kitchen area 17. Counter B is to have matching/similar cabinets as cabinet A facing the kitchen area inclusive of key locking mechanisms (all keys are to be different); no other cabinet area other than the IT cabinet on the customer side 18. Kitchen area to have a ceiling equal to restroom area capable of supporting light storage and rough finished with plywood 19. Kitchen area lighting is to be LED type lighting with four drop lights above counter B and four drop lights above counter A spaced equally in such a manner that will light the counter area with light switches located adjacent kitchen swing door; LED lighting shall also be installed in the center of the kitchen and kitchen door area to ensure proper lighting of walk spaces throughout kitchen area; all light switches are to have light/glow indicators for ease of location 2
20. All counter tops shall be built/fabricated of stainless steel; all cabinets are to be built/manufactured/fabricated from cabinet grade plywood (paint/stain to be determined) 21. Restroom area front wall shall be perpendicular and consistent with the front wall of the kitchen area. All walled areas to have a constructed ceiling built with 2 x 6 boards approximately twelve inches apart. 22. Center between the two restrooms shall be a storage closet to include three inch LED canned lighting (4) 23. Storage closet shall include electrical to support storage lighting and a 40 gallon electric hot water heater 24. 40 gallon electric hot water tank shall be included and placed in storage closet 25. Installed hot water tank shall be plumbed to support the kitchen area, restroom lavatories, and janitors closet 26. Storage closet shall have an electrical outlet to support the electric hot water tank, two additional 110v outlets, and a light switch to control closet lighting 27. Closet doors shall be constructed of solid wood similar to restroom doors located in the adjacent Multi-Modal Facility and stained in similar color and shall swing outward 28. Restroom doors are to have push plates, kick plates, and pull handles similar to restroom doors located at the adjacent Multi-Modal Facility 29. Mens restroom shall encompass one ADA compliant toilet stall with outward swinging locking slide pin door. The ADA compliant stall shall have an oval toilet that is ADA compliant, ADA compliant grab bars, wheelchair accessible. Toilet paper dispenser shall be similar to dispenser located at Multi-Modal Facility, shall be locking and capable of retaining minimum two rolls of toilet paper (location to be identified and agreed upon) 30. Urinal to be located on the outer wall adjacent to ADA compliant toilet stall and plumbed in accordance with industry standards (urinal stall shall not have a stall door) 31. Lavatory and sink area shall be wheelchair accessible and ADA compliant with one sink inclusive of hot and cold plumbed running water with faucet; vanity is to be four feet by two feet 32. All septic/sewer plumbing shall be vented to the outside of the facility and above the building in accordance with industry standards 33. Any object installed by Contractor shall be sealed and/or insulated to protect the interior of the facility from weather, elements, and varmint 34. All restroom walls shall be insulated with sound barrier insulation 3
35. Each lavatory/vanity area shall have one 110v outlet installed adjacent (location to be agreed upon) 36. Each restroom area to be plumbed with one floor drain to excess water into the sewer system or in accordance with industry standards 37. Womens restroom to be mirror image of Mens restroom Exception: Second toilet area in womens restroom to have an oval toilet with locking door. Womens restroom to have a pay feminine product dispenser (location to be identified. 38. Each toilet and urinal area in both mens and womens restroom shall have one canned LED light over each stall 39. Each restroom is to have one mirror over the lavatory encompassing one four light LED light fixture above the mirror 40. All plumbing fixtures are to be manually operated, i.e. no sensor operated fixtures 41. The open area of each restroom shall have a minimum four canned LED lights to illuminate the restroom 42. Each restroom is to have electrical hand dryer capable of drying hands in 10-15 seconds 43. Each restroom to have a paper towel dispenser and trash receptacle combination (installation location to be agreed upon) 44. Restroom doors are to be of solid wood similar to storage closet doors and restroom doors in Multi-Modal Facility with push plates, kick plates, and pull handles 45. Light switches for each restroom to be located to the side of the entry door opening in accordance with industry standards 46. Each toilet stall is to be equipped with an exhaust fan (minimum 100 CFM) actuated with installed light switch 47. All walls and ceilings are to be sheet rocked with orange peel texture (color/tint to be selected and agreed upon) 48. Janitors closet to be built at location identified in schematic 49. Janitors closet to include one floor type janitorial sink inclusive of hot and cold running water. Drain is to be consistent with San Angelo City Ordinances. Closet to have one LED canned light (six inch light) 4
50. Janitors closet door to open outward and to be of the same type as restroom and storage closet doors 51. Janitors closet to have one key locking door handle similar to storage closet doors 52. All electrical apparatus is to be installed to industry standard and San Angelo City Ordinances 53. All plumbing is to be installed to industry standards and San Angelo City Ordinances 54. All construction to be in accordance with industry standards and variances 55. Open concrete area is to be filled with 3000 P.S.I. concrete or greater and to industry standard for foundations 56.
