INTRODUCTION Athron Hill is unique - the first development of luxury, contemporary homes to be built in the stunning setting of Loch Leven. This area was designated an Area of Great Landscaped Value (AGLV) and development opportunities here are rare, to say the least. Our site lies on the upper slopes of the eastern Ochils, in 40 acres of mature woodland within a wider parkland landscape totalling over 200 acres. We ve secured planning approval for a luxury housing development, offering 35 fully serviced plots, with an option to buy additional garden and paddock areas. Athron Hill boasts majestic views of Loch Leven, the Lomond Hills, Cleish Hills and beyond. And all just a stone s throw from Scotland s major cities. Each plot comes with full planning permission for a luxury, detached home designed by award-winning architectural practice Malcolm Fraser Architects and we ve enlisted the help of the Royal Botanical Gardens of Edinburgh to create stunning gardens and woodlands in the grounds. This is a rare chance to create an exciting new living space, based on traditional historic rural settlements, that offers the best of both worlds: a peaceful countryside setting with all the benefits of a closeknit community.
THE LANDSCAPE Enjoy the wildness and wonder of the Scottish countryside Picture living in sight of beautiful Loch Leven, in 200 acres of mature woodland landscape, with its own burns and ponds and a private Biodiversity Garden created by the world-famous Royal Botanical Gardens of Edinburgh. Steve Reid Photography It s within your reach at Athron Hill. This new rural community has been uniquely designed to complement and enhance the natural beauty of its setting. Traditional materials reflect the woodland environment, ensuring Athron Hill blends naturally with its surroundings. A landscaping master plan has been devised, to stitch the site together seamlessly with adjoining communal land, incorporating waterways, surrounding paddocks, fields and reservoirs. As for the plots, each has been positioned to maximise exposure to sunlight, surrounding woodland and, of course, exceptional views over Loch Leven and the Cleish Hills. We re honoured that experts at the Royal Botanical Gardens of Edinburgh have agreed to plant a Biodiversity Garden at the heart of our site the only one of its kind in Scotland. Each plot also comes with the opportunity to purchase part of the paddock extending from the site and many residents will have the opportunity to extend their gardens. Ideal for horses and ponies or for creating small allotment plots the paddock area even comes with planning permission for a community orchard area.
DESIGN Contemporary luxury homes in beautiful rural surroundings Athron Hill offers 35 landscaped plots, each with detailed planning permission for a unique, luxury home designed by Malcolm Fraser Architects, Scotland s leading architectural practice. They ve created a package of seven stunning designs, each individually tailored to make maximum use of the area s natural beauty Each one can be customised to meet the owner s specification including adding rooms, courtyards and garages. What s more, the homes can grow organically over time, meaning your three-bedroom home can adapt to meet your growing family s needs. The construction materials sit sympathetically with the landscape: think slate and zinc roofs, timber clad or rendered walls and split stone. Plus, buyers can choose from a range of high-quality finishes, creating a bespoke home that sets a new standard for luxury and sustainability a whole world away from volume house building. Whether you hope to embark on your own self build project or to commission Athron Hill s development team, we ll work with you at every stage to make your dream home a reality.
ECOLOGY & THE ENVIRONMENT Keeping the environment close at heart One of our top priorities in developing Athron Hill has been to create a community that meets the highest standards of environmental responsibility and sustainability. Steve Reid Photography Live in harmony with Scotland s wildlife Athron Hill is an area steeped in a rich diversity of Scottish wildlife. Our aim is to encourage and cultivate this so even more flora and fauna make their homes among ours. We are planting 40 acres of native species woodland and are reinstating the natural watercourses, which will help encourage red squirrels, roe deer and brown hares to thrive, as well as enticing new species to the area. We ve already embarked on a management programme to protect and improve the woodland and secure its sustainable future. We re clearing burns, repairing deer fences and planting new wildlife environments including planting 30,000 trees of native species. We ve chosen renewable or reusable materials and devised innovative ways of minimising the effect of construction and ensuring the conservation of energy. We ll be using the Ochils to provide our residents with pure, fresh water, the same range of hills that Highland Spring use as their bottled water source. Our plan is to install a wind turbine so the site can generate its own energy. All homes will be built with the highest standard of energy efficiency and we ve proposed low-energy heating via geothermal heat exchangers. Our aim is for the entire community to run with zero carbon status. Our partner, Environ, is a leading environmental consultancy which has achieved ISO 140001 and BREEAM accreditation - the highest environmental benchmarks available. You can be certain that everything we do at Athron Hill is designed with environmental responsibility at its heart. Neighbouring our site is the stunning Loch Leven, which provides a winter refuge for thousands of migrating ducks, geese and swans. Athron Hill s unique environment allows you to live in harmony with the best of Scottish wildlife ideal for families and those seeking a picture-perfect rural hideout.
