Burnt Hill House It feels very rural here and you re surrounded by countryside but can be in Norwich in 20 minutes. has a very rural feel but it s close to both Norwich and Beccles, the Norfolk and Suffolk coast and the Norfolk Broads, so it s very well placed. As you come down the driveway it really has the wow factor the house is on the right with chocolate box looks, the dovecote adding to its charm. The people who were here before us completely renovated the house and we ve been careful to maintain it, enjoying all that it has to offer. special occasions here with friends and family, including birthdays, Christmas dinners, summer barbecues wedding receptions and Halloween parties. It s so private that you can do whatever you like without disturbing any neighbours. Even if there are a lot of people here you have room to spread out so you re never on top of each other. The annexe is great for weekend guests too and gives everyone their own space. Fun With Friends Comfortable And Welcoming This is a great party house. For starters there s plenty of parking at the front with the driveway, garage and double cart lodge. Once inside you have all the space you need for large gatherings and plenty of room for overnight guests too. The owners have celebrated many It s very tranquil here with stunning views and the owners loved waking up to look out from their master bedroom across the lakes and meadows and surrounding countryside. It really is idyllic and we always felt so relaxed and

comfortable. You come in the back door, kick your boots off and feel right at home. It s that sort of place. The whole house has heaps of character, with stone, tile and wooden floors and original oak beams, as well as traditional fittings such as basins, taps and light switches. It shows the attention to detail and enhances the character feel. The modern garden room has a completely different ambience with a vaulted ceiling and lots of glazing and the owners love the contrasts here. This is a bright and airy house in summer but lovely and cosy in winter with two wood burners and the Aga. The kitchen is a great size room with a good family table and a huge walk in larder where we kept all our food, pots and pans and fridge. We ve spent many a happy evening sitting around the table chatting to friends over a glass of wine or preparing food there while we share coffee. over and lit the fire pit on the terrace so we could sit out until very late and watch the sun set. There s lots of wildlife too so it really is part of the countryside. The owners also have a thriving orchard and little kitchen garden with herb bed and there s scope to expand these if desired. We spent a lot of our time here outside there s so much to enjoy! The Accommodation The main entrance to the property is situated just off the shingle drive. This leads through into a spacious Main Reception/Dining Hall Complete with reclaimed timber floors underfoot. There s a paddock and stable for those with equestrian interests, lakes providing lovely places to sit looking across the water, as well as rowing, fishing and a small duck island. There s lots to explore here and it s great for picnics. We have plenty of trees so we ve never had to buy wood for the stoves inside. We often used to put lights up on summer evenings when friends came You note the wooden floors underfoot and the fireplace with a woodburner set within on a tiled hearth. the terrace and patio areas. Also to the ground floor and located to the rear of the home is the spacious Breakfast Kitchen Complete with oil fired Aga. We ve had so many parties and family gatherings here and made a lot of memories.

This is a very quirky property on different levels with a lot of character throughout.

We have four children and this has been an amazing family home. Our children have flown the nest now but they all still love it here.

Main Bathroom With an overhead shower attachment found within the bath. Agents Note The current owners have recently utilised the property as a holiday cottage and have also held informal talks with the local council, in terms of developing the site further in regards to glamping facilities as well as possible planning permission for the conversion of the outbuildings into further holiday lets. The Outside The property is approached via a shingle drive which opens up into a large forecourt with direct access to not only the house and cottage but its full range of outbuildings. Leading directly off the rear of the house is a fabulous tiled patio. It s south facing nature ensures plenty of natural light, whilst offering stunning views over the grounds. Beyond the terrace are further gardens interspersed with areas of shingle containing a variety of mature plants and shrubs including box hedging. The majority of the grounds can be found to the south and east of the main residence and are a combination of formal gardens, two large lakes, a post and rail paddock and a fabulous selection of mature trees which can be found throughout. Both lakes provide a wonderful variety of birdlife, whilst impressive views can also be found over the surrounding area. In all, the grounds extend to approximately 8 acres. The elevated grounds also include a tennis court, which can be found along its eastern boundary. From here you have wonderful views back down towards the grounds, in particular the twin lakes.
