In March, the City Council set goals for a new neighborhood in the areas of Land Use, Housing, Transporta on, Parks, Open Space and Ameni es, and Sustainability and Resiliency (see reverse). CITY COUNCIL GOALS FOR THE 3M PROPERTY GENERAL GOALS 1. To conduct an effective and organized planning process that includes timely opportunities for the participation of all stakeholders and supports the City Council s decision making at every project milestone. 2. Take full advantage of the opportunity to masterplan this large property to build the City s tax base and create an attractive, cohesive neighborhood, efficiently served by public infrastructure and enhanced by an interconnected, multi-purpose open space system. LAND USE 1. Realize the opportunity to reimagine the City s preferred land uses on this property and re-guide the land use designations to reflect this new vision. 2. Achieve a successfully integrated mixture of land uses that responds to market opportunities and takes full advantage of the property s potential. HOUSING 1. About the Project 3M Foundation is selling the subject property Previously part of the Imation Campus, the land is guided Multi-use Business Park and is zoned PUD (Multi-use Business Park)

Very Important Points to Remember: These sketches are VERY preliminary. They are subject to significant change based on many factors, including development costs and economic feasibility You are being invited to participate in the design process, not comment on a proposed plan We are not at that point yet

Points to Remember (cont.) The City is considering an amendment to its Comprehensive Plan not reviewing a development application. There are many steps between now and then When a property owner subdivides their land the City can require that a portion of the land be dedicated for park. The amount of land that the City can acquire is based on a formula in its ordinance. That park dedication ordinance formula is based on the types and number of housing units. If the City chooses to plan for more park any additional land would need to be paid for through other sources
