The keys unlock both the main entrance doors as well as the veranda doors. If you leave the house during your stay, please make sure you lock all three doors. We ask for your understanding that if a key is lost, we have to charge you for a replacement key and possibly for new locks being installed. Alarm system The alarm system is out of use during the duration of your stay. Windows and balcony doors When leaving the house, always lock all windows (in winter all windows, in summer primarily the outer wings), balcony doors and veranda windows. Even if the weather may seem stable on a beautiful day in Altaussee, the weather can change very quickly and the rain can be faster than you! Towels A set of white towel (a large bath towel, a small hand towel) per bed will be placed in your room or bathroom for your arrival. Please only use these towels. Please contact Mrs. Amon for fresh linen. For the lake we ask you to only use the colourful terry cloth towels from the laundry room on the 1st floor. 1/7

2 Pets must be announced to the landlord in advance and may only be brought after the landlord has granted his approval and may only be kept on the ground floor, though not in the bedrooms there! Balcony doors In case of rain, the green door shutters of both balcony doors on the first floor and the shutters of the large balcony door on the 2 nd floor. (Otherwise, water can seep into the house under the balcony doors!) Smoking Smoking is permitted on the ground floor (except for in the bedroom), in the TV room and on the veranda on the 1 st floor. Apart from that, no smoking is permitted anywhere! Waste disposal - Black bin: (outside the annex) general waste. Emptied by Frau König. - Yellow bin bag (located inside the door to the pantry): plastic waste and clean packaging (no paper). An exact list can be found inside the door to the pantry. Collected by Mrs. König. - Green bin: (outside the annex) compost. Emptied by Mrs. König. - Please separate glass and dispose of it yourself (e.g. glass container by the Hotel Kohlbacher Hof at the entrance to the town) - Paper: please deposit paper waste in the bin with the red lid (outside the annex). Collected by Mrs. König. Ski and mountain boots Please take these off in the vestibule. You may not enter the house with ski and mountain boots! Shoes can be stored for drying on the shelf in the ski boot storage to the right after the entrance in front of the toilet. (The shelf is heated from below, making it an excellent place to dry shoes and boots!) Skis Skis may not be brought into the house or leaned against the house. You re welcome to store your skiing gear in the annex/shed (door all the way on the left). Damages, lost or damaged items Please report all damages (e.g. broken dishes, glasses, lost towels, broken bicycles, toys, etc.) immediately! We ask for your understanding that we have to charge for repair and replacement costs. 2/7

3 Bicycles, table tennis, other sports equipment and games The bicycles, sleds, bobsleds, rackets, skates and other sports gear, equipment and games, playing cards etc. at the house may be used. Please handle them carefully. Any damaged, destroyed or lost items are to be replaced (sports equipment shop in Bad Aussee!) or reported immediately. With regard to the board games in particular, please don t lose any playing figures or tokens! All items used are to be returned to their original spot before your departure. Changes Please don t make any changes to the house during your stay. If any changes are necessary (moving beds etc.) and are carried out during the stay, please return them to their original position before your departure. Garden furniture Chairs, tables, parasols, deck chairs can be found in the shed. Return all furniture that is not made of teak (varnished furniture, cushions, etc.) to the shed over night, before your departure and during bad weather! Cleaning materials, vacuum cleaners Brooms, cleaning products, cloths and buckets can be found on the right behind the basement door. The vacuum cleaner for the ground floor can also be found on the right behind the basement door; the vacuum cleaner for the upper floor is located in the laundry room on the 1 st floor. Lightbulbs Please either report or exchange any broken lightbulbs and illuminants: Spare lightbulbs and illuminants are located in one of the drawers in the laundry room. Thermos flasks Basket thermos flasks: only for black tea!! White, high, narrow and round thermos flasks: for coffee Metal thermos flask with blue handle and spout: for herbal tea All of these thermos flasks are fragile and not suitable for mountain or ski excursions!! For sports activities, use the silver steel thermos flask (located in one of the upper boxes in the kitchen) 3/7

4 Washing machine The washing machine is located in the laundry room on the 1 st floor. Operating manuals - for all electric household devices in the kitchen (folder in an upper box) - for the washing machine in the box above the washing machine - for the TV and DVD player in the drawer below the TV - for computer, fax, printer in the computer desk Fireplace The fireplace may only be heated from the outside and with dry wood. The wood can be found next to the fireplace door in the wood frame. More wood can be found in the shed, middle door. The air supply to the fireplace can be controlled from the parlour room with a special handle on the setting lever in front of the glass door. (Not enough air and damp wood leads to faster soot formation on the glass.) The air supply may only be turned off once only glowing embers are present. The glass can be cleaned like normal glass with water, newspaper and glass cleaner. Ash is disposed with the organic waste (make sure only cold ashes are put in the bin!). Heating All heating units can be controlled individually. It s possible to reach a pleasant room temperature at a position between 2 and 3. (If the numbers are not legible: by the black line). Turn off heaters in rooms that are not used or while you are ventilating the house or individual rooms. If it is too warm, turn down the heat on the individual heaters. If the whole house is generally too cold, please report this by phoning the office of Gutsverwaltung Pottenbrunn at 02742/ Warm water The house has sufficient warm water. Outside of the usual usage times, it may take a little longer for the wa-ter to become warm. During these times, the circulation pump is not in use so as to conserve energy. Tools Tool can be found in the box in the second basement room. Please return everything to its place. Any lost or damaged tools are to be replaced by equivalent tools. 4/7

5 Maps of trails, tour guides are located in the cabinet in the parlour room and can be used. Please handle them carefully and return them to their place. Maps are to be replaced in case of loss or damage. Kitchen All devices in the kitchen can be used. On your departure, please empty the dishwasher and refrigerator completely. Do not leave any food items behind that you brought with you! The stove is an induction stove on which not all of the pots and pans in the kitchen will function. These can be used on the gas stove. Dining room chairs Caution with children or when leaning jackets on the backs of the chairs: the chairs will easily Supplies Any supplies that are not clearly marked (food, luxury foodstuffs, cleaning products, paper, candles etc.) can be used. Always replenish used and consumed supplies in equal quantity and quality or report what you have consumed to Mrs. König and give her sufficient money to replenish the supplies. Telephone, computer, fax, printer, scanner, W-LAN The house has an ADSL connection. In principle, W-LAN functions in the entire house. (Access code: see above under the address). The desktop PC may be used. You will not need a password to start the computer or get onto the Internet. You can use the printer, fax and scanner. If you use paper, please replenish it. Please do not make any calls on the landline telephone! If any calls need to be made, we will charge double the telephone company rate plus a 30 Euro handling fee. Toilet paper On your arrival, there will be several rolls in each toilet and bathroom. Additional rolls are located in the laundry room. Final cleaning Upon departure, the house has to be left reasonably clean and tidy. all inventory tidy and on its original place, all table- and cookware washed. The final cleaning is taken care of by the landlord and is included in the rent according point III or has to be paid separately if term of lease is short. In case the cleaning time and effort exceeds the normal amount it will be charged accordingly. 5/7

6 Medicine chest A medicine chest with bandages and the most important medication can be found in the glass cabinet in the large bathroom on the left on the 1st floor. Replace any consumed items. The next pharmacy can be found either at the doctor in Altaussee (office hours see below) or on the right side of the road just after you enter Bad Aussee. Fuse box The fuse box can be found in the second room in the basement. There are two grey boxes here: The one on the right (as you stand facing it) is of no concern for you (it contains EDP and telephone cables). The one on the left contains the circuit breakers / fuses. Should a circuit breaker be triggered, try to find the device / switch /etc. causing the short circuit and unplug it or switch it off. Then push the circuit breaker back to the upward position. If you can not eliminate the problem, report this to the office of Gutsverwaltung Pottenbrunn to 02742/42131 or directly to the electrician Schwarz Wagendorfer (see below). At the end of your stay, you pay for the delivered items at the bakery. Wonderful service! Please don t forget to pay! Electrician If you have an electric, TV, Internet problem that you can t solve yourself or with the help of Mrs. Amon or the office of the estate management Gutsverwaltung Pottenbrunn, please consult the electrician, Fa. Schwarz Wagendorfer in Bad Aussee: Office 03622/52040, Technician: Mr. Seebacher 0664/ If you called the electrician due to problems, damages or wishes that you caused yourself, please pay the invoice directly or have them send you the invoice. Should the invoice be sent to us, then we have to charge you the invoice amount plus a handling fee of 30 Euro. 6/7

7 Plumber In case of problems with the heating, the warm water, clogged toilets etc. that can be solved neither with the help of the Gutsverwaltung Pottenbrunn estate management nor that of Mrs. Amon, please call the plumber, Fa. Brandauer in Altaussee: Office 03622/ If you called the plumber due to problems, damages or wishes that you caused yourself, please pay the invoice directly or have them send you the invoice. Should the invoice be sent to us, then we have to charge you the invoice amount plus a handling fee of 30 Euro. 7/7
