Place traditional style awnings on the second story, east elevation (façade) windows B. BACKGROUND DATE OF CONSTRUCTION: 1918 ZONED HISTORIC PRESERVATION: 1993: ORIDNANCE AMENDMENT 2005 NATIONAL REGISTER LISTING: MAPLE RIDGE HISTORIC DISTRICT: 1983 CONTRIBUTING STRUCTURE: NO PREVIOUS ACTIONS: NONE C. ISSUES AND CONSIDERATIONS 1. Construct porch addition according to drawings submitted i. The applicants request to extend their existing porch. The porch will extend across the entire facade and the addition on the south elevation. The addition has an existing terrace, and the proposed porch will cover the terrace and the terrace will be raised 20 in. to make the porch level. The porch base will be constructed using matching brick. The porch columns and entablature will be wood construction to match the existing porch columns and entablature. The entablature will be offset to distinguish the different between the original porch and the addition. 2. Construct brick wall according to site plan submitted i. The applicants request to construct a brick retaining wall along the front yard with brick to match the existing/proposed porch. The retaining wall will be a maximum 12 in. and setback 24 in. from the sidewalk. Two, 30 in. brick piers will be located on either side of the walkway and will be capped with concrete matching 1602 S. Madison Avenue. Page 1 of 3

2 ii. Several houses on the same street have low and/or brick retaining walls including: 1602, 1616, 1624 S. Madison Avenue. COA Replace non-original doors with door submitted. i. Currently the house features a paneled door on both the façade and addition. The applicants request to replace both doors with cottage style doors to match the original windows. 4. Place traditional style awnings on the second story, elevation windows i. The applicant request to place two traditional style awnings on the second story, façade windows. The awnings will be a convex cover with a scallop valance. The ends will be flat. ii. References: Unified Guidelines for Residential Structures SECTION G GUIDELINES FOR REHABILITATION OF EXISTING STRUCTURES A.6 Porches A.6.1 Retain and preserve the original historic porch and its character-defining architectural features through repair. A.6.2 Do not remove character-defining architectural features of your porch including, but not limited to, ceiling, floor, piers, columns, railings, handrails, steps, bulkheads, skirt/stem wall, and decorative details such as crown molding, trim, eave brackets, and exposed rafter tails. SECTION B GUIDELINES FOR ADDITIONS TO EXISTING STRUCTURES B.5 Porches B.5.1 When adding a porch or expanding an existing porch, maintain the character, detailing, scale, rhythm, and proportions of the existing historic structure. SECTION A GUIDELINES FOR REHABILITATION OF EXISTING STRUCTURES A.3 Doors and Door Surrounds A.3.1 Retain and preserve original historic doors and door surrounds including frames, glazing, panels, sidelights, fanlights, and transoms. A.3.3 To return the home to its original historic appearance, remove non-historic doors and replace them using physical or pictorial evidence of the originals. If no evidence exists, select doors and surrounds which are consistent with the architectural style of your home. A.3.4 To gain thermal efficiency, storm doors which maintain the appearance, and allow maximum visibility, of the original historic doors may be installed. Unfinished or clear-finished metals are not allowed. (Storm doors can be staff approved) A.3.8 Use clear glass in new or replacement doors and sidelights. Based on the 1939 & 1957 Sanborn Fire Insurance Map, the addition was originally a porch, and the front was centrally located with a slight extension to the south. 2.
