My design philosophy is encapsulated in the Scandinavian notion of the red thread.

I try to find the red thread in every project that I work on.

2 My design philosophy is encapsulated in the Scandinavian notion of the red thread. It is used as a metaphor to describe the guiding principle of creative work the unifying leit-motif in a piece of music, the repetition of a colour in a painting, the recurring theme in a novel. It is the creative DNA that binds the work together into a coherent narrative. I try to find the red thread in every project that I work on. It may be found in the local environment, an architectural motif or in a piece of art. It is personal to every project and allows us to tell a unique story through the language of design.

3 interior designers Why use one? You have invested in your property, both financially and emotionally. You have spent time with your partner or family imagining how you will live in it and how you will make it your home. The journey from this dream through the design and construction process to a finished home is a complex, lengthy and potentially costly one. You need to make your vision a reality and make sure that it is right for the architecture and environment it is set within. You need to translate your needs and your understanding of what home means to you first onto paper and then into bricks and mortar, furniture and finishing touches. Bridging the relationships between architect, contractor, kitchen supplier, AV, M&E and other specialists is a full-time job and you may not have the time or the inclination for it. Our interior designers have the benefit of an education in architectural interior design and several years experience of working on residential properties of all shapes and sizes, budgets and architectural periods. We have won awards for the work that we have done, and many of our clients have asked us back to their other homes, or recommended us to their friends and family. We work with you to make your home function in the best way possible for you, finding the red thread that will tell your unique story. We prepare drawings, specifications and contract documents to capture this vision. We monitor the construction process, checking the progress on site and ensuring that the work is carried out as the drawings dictate. We purchase the furniture and fittings on your behalf, often passing on discounts through our relationships with suppliers. We coordinate deliveries and supervise the installation of furniture and accessories.

4 INTRODUCTION Background STDG is an award-winning architectural interior design practice with nine years experience and over 150 projects completed. Staffan is a full member and currently on the Membership Committee of the British Institute of Interior Designers. Staffan Tollgård is one of House & Garden s Leading 100 Designers. Our work is featured in Andrew Martin s International Design Review, Vols 16 & 17 and in a recent Sunday Times article we are listed as one of the UK s Top 30 Designers. Four dedicated design teams comprising of architectural interior designers, CAD technicians and decorators make for a comprehensive and professional service. We have won several awards for our work, including Best Residential Property in Portugal and UK s South East at the International Property Awards We have recently opened a Design Store in the heart of Chelsea, showcasing our design ethos and a curated selection of the best and bold of luxury contemporary design. Experience We have extensive experience of working within large teams of contractors, project managers and third-parties due to the newbuilds we have been involved in. A design studio in Portugal has allowed us to work abroad, using our design team in the UK and working with local contractors and specialists. We are currently working on properties in Switzerland, Riyadh and San Diego. We have worked with international property developer Thornsett for over eight years, specifying the interiors of their residential developments and doing their showflats. We have added proven value to their developments, seen in the successful sales of recent residential developments, especially in overseas markets including Hong Kong and Singapore where their properties are marketed. Our high-end residential work has resulted in an excellent reputation in the industry with clients, suppliers and professionals, putting us at the fore-front of our field. 5 the DESIGN STORE More than a store... It offers a truly immersive design experience where each and every element is for sale and specification. Furniture stores sell furniture. They don t have an interest in the wall finishes, floor, architectural lighting or sense of home. Through our hybrid nature of interior design practice and design store I hope that we have managed to embed the products that we are selling in a residential environment that tells a strong and interesting story. Each piece contributes to the story: from the way it is lit to the floor and then the rug that it stands on. Our designers know the stories behind each design decision we have made, and behind the products and design that we are selling. These stories will appeal to certain clients, so we must know how to tell them, and we must have the space and the setting to do it in, calmly and completely. We ve tried to design the Store to be a very different shopping experience. It shouldn t feel like a shop more like a beautiful home that you can recreate in your own.

6 interior designers How do we charge? By the hour The fairest way is to charge you for the hours that we spend working on your project. Once we have a good understanding of the amount of work required (the scope of works) we can estimate how many hours we need to spend on it. A senior designer costs more than a junior designer, and the hours are accounted for during the stages of design work and billed at the end of the month. If the scope of works increases or there are complicating factors that mean the hours are being used up faster than we anticipated we will discuss this with you as soon as possible. Current fees for a senior designer are 90/ hour, 70 for an interior designer and 50 for a CAD technician. A fixed fee with breakdown of fixed scope If the scope of works is very defined and you would like to negotiate a capped or fixed fee this is something we are happy to discuss. There is often, however, what we call scope creep where the area of our work widens over the project while the fee remains the same, so it is important that the scope and set fee are realistic. A percentage of the project An architect or QS will often negotiate a fee based on the percentage of the overall budget of the project and this can be a good way in which define a set fee. Interior design fees can range between 4 and 8% of the project spend. A mixture of the above We are open to discussing how best to work within your budget and can charge a fixed fee for part of the project with an hourly rate agreement for extras that crop up.

9 INITIAL MEETING What to expect? You send us any plans or images you have of the existing house or site We walk through the property with you or have a detailed phone call about your requirements for every room so that we can put together a Design Brief : a list of what you want to achieve in the house. You advise us on the priorities, budget and timetable and any planning or listed building issues that will impact the design We discuss the involvement of third party specialists including a project manager.

10 proposal & contract The Contract Payments We present a collated design brief with an estimated design fee and explanation of this fee together with our terms and conditions. Depending on the size of the project we will suggest using the BIID Concise Agreement for Interior Design Services CID/12 or our standard contract. You advise us which third parties you will be working with and how important information will be communicated You sign a contract and then pay the Design Fee deposit. The design fee deposit is payable in order for us to start work on your project We will record the hours worked by Senior and Junior designers and will invoice you at the end of each month Our hours and any furniture supplied are quoted as ex VAT amounts. When we invoice we will add VAT at 20%. If you need to query an invoice please do so as soon as possible

11 CONCEPT: IT S YOUR WISHLIST Why it s important What you can do The wish list is one way to work towards a shared creative language. It s not the only way, but we have found that it really works for our clients and for us. The more information you put into it, the better. We will send you a online or printed booklet of questions and images for each aspect of the project. We ask you to keep it for two weeks while you record your wishes for each space. We ask questions about what you like and hate about the way you currently live. We want to find out what home means to you, and this, we have found, is the best way to do it. Start a house file or pinterest acccount (we will set one up for you if you don t have one) with furniture and interiors that reflect your personal style - try House & Garden, Elle Deco and Living Etc. Catalogue your artworks or wish list of artworks that you wish you had. If you can art and design fairs such as the Affordable Art Fair, PAD, Decorex and 100% Design for inspiration. Find time to look at the list together as a family or a couple. The more time you spend planning and discussing what you want from the house, the more successful the outcome will be.

They will be responsible for a programme of works outlining the stages of the build. For smaller projects we put together a programme outlining lead times and dates for sign off that allow the project to run on time. We advise you when decisions need to be made in order that fixtures and fittings are on site when required. We allow time for changes to be made within the stages of concept and design development, but if changes are made after sign off this can cause delay and have cost implications

We can visit site regularly to monitor the process (according to the hours agreed in the contract). We can liaise with manufacturers of bespoke items to ensure that they are manufactured to the required finish and design. The contractor will be responsible for the quality, management and operational methods necessary for the proper carrying out and completion of the building works and or decorations in compliance with the building contract. If you require detailed inspection of all construction work, you will need to employ a site inspector / project manager.

Once the works have been finalised and are free of all but minor known defects, the project is complete and you can be issued with a certificate of practical completion. We can supply maintenance documents for all items supplied and suggest suitable products for cleaning. We will supervise the compilation of contact details for third parties that have worked on the property and the compilation of warranty documents. And then the design story is complete...
