3 office design Recipient of IDIBC s Award of Excellence Contractor for Red Bull Lounge Red Bull Lounge Red Bull s objective was to add a multi-purpose space to their office located in the hip and upscale Yaletown warehouse district. SSDG worked with the client to create an extension of their existing office: an environment that reflected Red Bull s relaxed and urban corporate culture and lifestyle rather than the high energy of their drink product. Red Bull gets its WINGS The project team envisioned the multi-purpose room as a blank canvas, which could then easily be shaped with lighting and furniture for a variety of events. The Red Bull drink can was central to the project s concept as an elemental and recognizable form with clean crisp lines. Circular lights, reminiscent of the bottom of the can, highlight the DJ s booth and turntables, while glowing horizontal shelves display product and collectibles. Retaining the existing wood columns and brick walls provided warmth and visual interest while connecting the project to its historical urban context. photography by Nick Didlick Photography Addressing the complex audio-visual requirements was integral to the project: the AV system had to be state-of-the-art quality yet easy to use and visually unobtrusive. The project team worked with an AV consultant to produce a cutting-edge surround sound system considered better than in most clubs and theaters. A simple handheld remote, programmed with several situational settings, instantly changes the AV and lighting systems from party mode to meeting mode. Green considerations included the re-use of the existing fir wood and brick finishes, introduction of reclaimed fir, and adding a washroom with a shower to encourage self-powered commuting. The new space is used by staff and guests for several purposes such as kitchen/lunchroom, lounge, entertainment venue, meeting room, presentation center and gallery. The ambiance is versatile and appropriate for each use, while representing the client s relaxed nature without undermining their professional endeavors.

Design inspiration came from the colors and textures of the surrounding semi-arid landscape. wall locations were retained. To speed up the process, the demolition started before the planning and concept were complete, demonstrating the client s faith in SSDG s design and management abilities. Delivery dates for materials were critical so local products, materials and fabricators were sourced. The main challenge was the time frame, which allowed only a few months for planning, design and construction in order for the clubhouse to be completed in time for the official season opening date in mid April. SSDG established an aggressive project schedule: time limits were set for the key design phases such as concept and design development, space planning, finishes, furniture and millwork details. The project did not proceed in the traditional linear movement from phase to phase; in order to save time the team worked to accomplish specific tasks based on the approved design concept. Tight coordination between designers, contractor and project manager was essential. In order to minimize demolition, the building interior was assessed to determine how much existing construction could be kept: drywall was removed but most To minimize the environmental impact of the project, materials that emit low VOC s such as paint and particleboard were used, as were carpet tile and other finishes derived from recycled materials. Interior demolition was kept to a minimum, and demolished waste products were sorted and recycled. To conserve water, the client installed water efficient low-flush toilet fixtures. What was the measurable impact of the work? This quote answers it all. The Clubhouse is getting rave reviews, our numbers are way up in the worst spring (golf weather) on record. Lots to be proud of. In recent months we have seen the arrival of huge quantities of new sublease space to the market, suddenly providing many available options, and thus creating leverage opportunities that tenants can take advantage of whether they intend to relocate, renew, grow or downsize. They are trying to finalize a long-term deal at today s rental rates, before head lease rates fall to the levels we are seeing in the sublease market. Make sure that you have an optimum strategy in place before you engage in these discussions! We expect more sublease space continuing to hit the market, increasing supply further, and that rental rates will continue to trend downward. Tenants are going to be able to position themselves well, by leveraging a possible relocation to an inexpensive sublease, into a means of securing a more attractive renewal. We are telling our clients to wait and carefully review their existing lease. Know exactly what kinds of rights and options you currently have. Then, assess your needs and develop a clear real estate strategy that aligns with your business needs. This will enable your company to time the market properly and maximize opportunity. With a well-developed strategy in place in advance, tenants can then wait while more options come available, rental rates continue to drop, and can then be ready to act when the right scenario becomes available.
