Over time, we feel that we should add more value to the newsletter. Rather than just feeding you with technical news, we want to make this a fresh and dynamic newsletter that you will enjoy and always look forward to reading. Hence, I am pleased to unveil a holistic new look and feel for Creek Marina Newsletter now known as The Link. The name was chosen as we feel it to be most appropriate since this publication will always provides a link between you and Creek Marina and vice versa. We are now making a concerted effort to publish permanent columns - News, At the Site, Style Conscious, Interior Design, Meinhardt s Project Showcase, City Update and Green Living. City Update, for example will feature city or infrastructure news about Karachi and / or Creek City and how these will benefit Creek Marina residences in the future. We strongly believe this section will be helpful especially for those who are currently not living in Karachi. By including Meinhardt s Project Showcase, we hope to be able to keep you informed on the amazing projects done by Meinhardt Singapore - the Project Managers and Designers of the Creek Marina project. 2 At the Site Main Building Construction Underway By S. Anwar Ali Shah Pile foundations including all required tests of all blocks, swimming pool and clubhouse have been completed. The process of trimming all the pile heads to the base level of pile caps has also been completed. The project has been handed to the Main Building Contractor, Guangdong Overseas Construction Group (GOCG), who will take over all the forward contract works. Prior to the handover, a joint survey of the piles was conducted by GOCG and IVCC to re-ascertain the accuracy of the physical positions of the piles and that they are within the tolerances specified in the technical specifications and relevant drawings. Since the last publication, the contractor has embarked on mobilisation of their skilled workers, materials, equipments and machineries. We are pleased to report that the skilled workers and substantial part of the equipment has arrived in Pakistan. To date, about 75% of mobilisation has been completed. Construction of Engineer s Field Office on the west side of the Creek Marina s Sales and Site Office, is in the final stages. The Basement excavation in progress office is currently being prepared by leveling and back filling. In order to evaluate the appropriate types of pumping motors and number of wells for dewatering, pumping tests are being conducted. Dewatering is done to lower the underground water level below the excavation level of pile caps, tie beams and elevator pits. This will be done prior to commencement of excavation and subsequent concrete activities. 4 City Update 24km Long Elevated Signal-Free Expressway - From Jinnah Bridge - Native Jetty to Quaidabad By M. Saud Mirza A signing ceremony was held in Karachi recently for the construction of a 24-kilometre long elevated signalfree expressway from Jinnah Bridge- Native Jetty to Quaidabad - between the Karachi City Government and a Malaysian firm, IJM Corporation Berhad. The agreement was signed by the City Nazim, Mr Syed Mustafa Kamal and Dato Jr Goh Chye, the Deputy Chief Executive Officer of IJM Corporation Berhad. The ceremony was witnessed by The Governor, Dr Ishrat ul Ibad, Naib Nazim, Ms. Nasreen Jalil, Town nazims and senior city government officials. The construction of the project - known as the Signal Free Corridor - is estimated to be completed in three years at an Water Wise By Faryal Siddiqui Green Living estimated cost of US$225 million. It comprises a 24-km long and 25-metre wide expressway having three lanes on either side with six interchanges to be provided at the Quaidabad, Star Gate, Shahrah-i-Quaideen, Hotel Metropole, Karsaz and Jinnah Bridge. The project will be implemented in two phases. Once completed, the expressway is expected to reduce commuting time from end to end by 40 per cent. This project will also benefit Creek Marina residents by reducing traveling time and distance to airport, city center and financial centers substantially. In his speech, the Nazim said that the expressway will help boost the City s and in turn the country s economy, besides giving relief to motorists from traffic jams, which often occur at Shahrah e Faisal. 5 Interior Design Contemporary VS Formal By Faryal Siddiqui The construction works at Creek Marina have been on scheduled and we are confident that the project will be completed in With its interiors designed by the world renowned Hirsch Bedner and Associates, you can be sure that all materials, fixtures and finishes are guaranteed to be of a superior quality. Prior to the project being completed, I am sure you must be having some thoughts about how to decorate your new home at Creek Marina. Here are some tips to get you started. The first step to interior décor is to determine the color schemes, types of furniture and overall look you prefer. Although there are many styles of décor, the two main styles are Contemporary and Formal. Contemporary Style Contemporary interiors use straight lines, sculptural elements, art and bold color. Simplicity, subtle sophistication, texture and clean lines help to define contemporary decorating. Characteristics and elements of a contemporary style are listed below. Floors should be bare and smooth in wood, tile, or marble. Color and texture can be added with plain or geometric-patterned area rugs. Art pieces such as painting and sculptures play a vital role and lighting fixtures should be selected to focus on these pieces. Don t clutter the room with collections or too many pieces. Neutrals, black, and white are the main colors in contemporary interiors. The palette is often accented with the help of accessories in bright and bold colors. If a wall is painted with a bright and bold color, then neutral colors should be used everywhere else. Here are some characteristics of decorating the formal way. Pairs of furniture and accessories Shiny wood, fabric, and metals Tall windows with elaborate coverings Antique furniture and accessories (or fine reproductions) Original oil paintings Persian carpets and Oriental rugs Chandeliers and light fixtures of crystal or brass Decorative trims of tassels and fringe Carved details on wood furniture The key elements of formal style décor are accessories and special touches. Many formal interiors have carved mirrors hanging in matched pairs. They help to define a space and enlarge the visual feeling of the space. Soft goods such as upholstery, pillows, and window treatments can be adorned with trims. Tassels accent pillow corners and fringe is often used on the bottoms of upholstered pieces, and many patterned fabrics of different textures and weaves are used together. By simply adding a row of 6 fringe to the bottom of a plain colored sofa, you ll have a more formal look. Formally dressed windows usually have draperies to the floor with contrasting trim. Lighting fixtures of crystal or brass with delicate silk shades create a formal look. Chandeliers look elegant and formal in a large living room, formal dining room, bedroom or small powder room. Real or artificial plants and flowers placed in interesting and elegant containers do add texture and color to a formal interior. 6 Meinhardt s Project Showcase Newton.GEMS: A Slender Box With a Series of Wall Planes By Yenti Suherman It has always been the trend for supermodels to sport extremely slim and tall features. The trend seems to have hit buildings too, looking at current and new developments around the world. The whole concept of going slender and high probably came about in Singapore due to land constraints but somehow this concept has developed into a bohemian look for the new developments. A good example is Newton.GEMS, Singapore - a two identical 30-storey residential towers with a total of 190 units plus service core for all units. Just like supermodels, these buildings please the eyes to a great degree. Meinhardt Singapore was the Civil and Structural Consultant for this project which was completed in year The Newton.GEMS project was conceptualised as a slender box with a series of wall planes during the design process. The slenderness of the structure has been instrumental in getting over site constraints in the relatively populous district coupled with a hotel next door. The prefab construction has come to its aid to do wonders to smoothen the operation. Prefabricated construction goes extremely well with the tall and slim concept of the condominium, and does not in any way restrict the appendages that seem to sprout from these buildings. Sun shading devices, bay windows, ledges, fins and steel staircases are some details that were not just easily tackled with prefab construction, but enhanced to precision by it. Winner of BCA Best Buildable Design Award 2004 and BCA Construction Excellence Award 2005 At the first storey, the towers are surrounded by an environmental deck that boasts a lush and green landscape with an intersecting water feature. All traffic activities including vehicle drop-off point, main carpark area and Mechanical and Electrical rooms, are located below ground level to restrict noise levels and traffic to that level. The residential towers have an unusually high slender ratio of 8.15 which is higher than many of the skyscrapers in the South-East Asia region. This aspect ratio has not only helped in materialising the slenderness of the two towers, it has also made the development, one of the most challenging projects in terms of building stiffness.
