1 DRIVEWAY CONSTRUCTION & MAILBOX SPECIFICATION Orange County has required that driveways be located at alternating lot corners, beginning with the Southern boundary of Lot #1. The benefit of this driveway location approach is a reduction in the number of break points along the roadway and improved roadside appearance. Significant design effort has been spent to develop a design specification that implements the Orange County requirements while ensuring that the final appearance of driveways will be aesthetically pleasing. Issues of timing, grade, shaping, planting, and mailbox location have been carefully considered to, hopefully, anticipate and overcome undesirable, unintended outcomes. As required by Orange County, during the first 45 feet of run, a driveway may not extend further than 20 feet laterally from the lot side-line. After 45 feet, a driveway may curve as appropriate for the given site. Drawings pertaining to the first 20x50 foot envelope are attached. 3 A.2 DRIVEWAY CONSTRUCTION & DIMENSIONS Surface: Driveway shall be black asphalt (I2) for the first 50 feet from the roadway. Thereafter, asphalt, compacted crushed stone, clay brick, interlocking precast pavers, or pigmented concrete are acceptable. NO WHITE OR NEAR-WHITE CONCRETE. Culvert: Must be concrete (RCP), as specifically specified by NCDOT. First driveway installation (if future adjacent driveway not yet installed): 1) Pave turn-out (see drawings below) 2) Continue culvert underneath the center median section. Add dirt if necessary to allow for median planting and mailbox placement. 3) Set culvert at a grade that will permit the 2 nd driveway s drainage culvert pipe to connect and drain properly and allow for 8+ gravel/asphalt over the culvert. 6 MEDIAN PLANT SELECTIONS: Five planting types are shown on the Planting Plan Drawing, designated by a key which corresponds to the planting types selections shown below. The species listed are representative of the size, form, habit, and flowering character which will work practically no matter which plant from each group is chosen. Variations in design and plant selection may be approved by the AC based on particular sun exposure, soil conditions, or other factors. 7 A.4 - CULVERT-END PLANTING AND/OR HEADWALLS PLEASE CHOOSE ONE OF THE FOLLOWING OPTIONS: OPTION 1) STONE HEADWALL: DISCLAIMER: FROM , THE NORTH CAROLINA DEPARTMENT OF TRANSPORTATION REVERSED THEIR POSITION ON THE ALLOWABILITY OF STONE HEADWALLS IN THE ROAD RIGHT-OF-WAY IN A NEIGHBORHOOD SUCH AS TUSCANY RIDGE FROM NOT ALLOWING THEM TO THE CURRENT GUIDANCE, AS OF OCTOBER, 2010, WHICH IS THAT HEADWALLS ARE ACCEPTABLE UNDER THE DESIGN SPECIFICATIONS BELOW. 8 Requirements: - Dry-stack (no mortar), except very top layer of stone - Salem-Shiloh (or Eagle s Ridge) stone - Culvert planting, as described in Option (2), but using two (omitting the outermost two) low-growing Juniper (e.g. Green Mound) instead of Green Sargent. 6 TYP. 9 OPTION 2) CULVERT PLANTING At each culvert end: 1) Install 4 Sargent s Green Juniper (Juniperus chinensis Sargentii Virdis 3 gallon container, as shown. 2) Remove all ABC, crushed stone, and other construction debris in planting zone and place adequate topsoil prior to planting 3) Mulch planting bed around each cluster of 4 Juniper with double-ground hardwood mulch. 4) Provide adequate watering of shrubs for first entire growing season. 10 A.5 MAILBOX SPECIFICATION Note: Mailbox pairs at adjacent driveway pairs must match! If one style is present at the driveway pair, then the same style must be used for the second mailbox. OPTION 1: POST MOUNTED One post mailbox is approved: The Brass Oxford (below right) is solid brass construction. No deviation from the parts, assembly, or mounting location (see driveway construction drawings) is permitted. 12 OPTION 2: STONE ENCLOSURE NC DOT has certain requirements that must be met to install a stone mailbox enclosure: Any stone mailbox structure MUST BE LOCATED 15 FEET FROM THE EDGE-OF-PAVEMENT of the subdivision roadway. THIS IS A DOT (Department of Transportation) REQUIREMENT If not located properly, the property owner and/or builder will be liable for the cost of correction, which could include the addition of additional asphalt upon repositioning of mailbox if mailcar pulloff was not constructed 15 feet deep at time of installation.
