2 FRONT GARDEN SELECTION 6.1 A key feature of the Ellendale community will be the quality of the landscaped open spaces, gardens and streetscapes. Appropriate front garden design and plant selection forms an important part of your overall neighbourhood character and influences the way you live in and around your home. Careful consideration should be given to the design of open space and the outdoor living areas whether a mostly paved courtyard, timber deck or larger garden with some lawn area. The landscape design should minimise water use and include appropriate structures or planting that assist with providing shade in summer. Where the lot adjoins public open space, the design and plant selection should respond to the landscape design within the public open space. All garden areas within public view are to be completely landscaped within 3 months of occupation of the residence and shall be maintained thereafter by the purchaser in a neat and tidy manner. Where provided by Cedar Woods, street trees shall not be removed and shall be maintained by the property owner. Residents are encouraged to: Plant a water wise variety of turf and minimise the extent of turf. Install a water wise garden using native, drought tolerant plants that are selected to suit the local conditions. Locate planting to provide shade in summer. Select and locate lighting to minimise disturbance and glare to adjoining properties. Utilise water wise reticulation systems (sub surface), grey water and/or rainwater tanks to minimise the use of potable water outside the home. This document contains three front garden landscape designs, each with a differing style and planting palettes. The gardens are designed to suit both standard lots and corner lot types, and can be adapted to suit your individual lot orientation and house plan. The plans depict an indicative representation of each of the garden designs, together with an indicative elevation view of how that garden might look at maturity (2-3 years after establishment) on a typical house. The list of plants gives the names and sizes of the range of plants for that garden design. The tree shown in each of the designs can be selected from the list of three alternatives shown in the plant list. 43 Ellendale Upper Kedron

3 FRONT GARDEN LANDSCAPING WORKS (where applicable) 6.2 Before your landscaping can be installed, the following conditions must be met: The dwelling construction must have reached practical completion; Notice of Intention to Occupy Form must be provided to Cedar Woods along with a copy of the Final Inspection Certificate and a photo of the front of your home; Window coverings to all windows visible from the street must be installed; Driveway, pedestrian path, sub-soil drainage and hardscaping must be installed by the owner; All rubbish, rubble and vegetation must be removed; Level grade to the area to be landscaped, with a maximum differential of 300mm; 90mm PVC stormwater pipe must be installed beneath the driveway; and Gates or side wing fencing between the side boundary and the house must be installed. The timing of installation of the works will be subject to the prevailing weather conditions. Generally, no landscape installation works will be carried out in the summer months. The Landscape Works included in this package are limited to: Final trimming of subgrades; Topsoiling; Planting of a tree, shrubs and ground covers; and Mulching. The package does not include: Rubbish removal; Retaining, driveways, footpaths or paving; Watering; Maintenance; Letterboxes; or Front and sidewing fences and gates. It is the responsibility of the home owner to ensure that front gardens and nature strips do not fall into disrepair from the time work is completed. Front lawns and nature strips (in front of the footpath) must be maintained regularly, and garden beds kept free of weeds. 44 Ellendale Upper Kedron

4 LANDSCAPING WORKS FREQUENTY ASKED QUESTIONS 6.3 Will I get to consult with the landscaper prior to the landscaping being undertaken? The consultation, if required, will be between 9am and 4:30pm, Monday to Friday and not on public holidays. The landscaper will contact you to arrange this consultation. Can I have a painted fence? Painting of fences is not included in the Landscaping Works but is strongly encouraged. Dark colours tend to work best as this makes foliage stand out and makes the fence less prominent. Can I install an irrigation system? Irrigation is not included in the Landscaping Works but to ensure survival and maximise growth, plants do require regular watering for at least the first three months. If an irrigation system is desired, this can be installed by the landscaper at your own cost. Why do I need to install a PVC pipe under my driveway? The 90mm PVC pipe under the driveway is recommended as future proofing to allow for irrigation or drainage. Can I change types of plants included in the package? Any substitutions must be native, drought tolerant plants selected to suit the local conditions. You may add to the landscaping works at your own expense (to be paid directly to the landscaper) but you may not subtract from the landscaping works offered by Cedar Woods. Can I choose the type of turf included in the package? Wintergreen Couch is the standard turf included in the Landscaping Works. You may change the type of turf, however any additional costs will need to be paid by you directly to the landscaper. Will Cedar Woods install my rear landscaping? Rear landscaping is not included in the Landscaping Works. You may liaise directly with the landscaper to organise additional works, however acceptance is at the discretion of the landscaper and additional costs will need to be paid by you directly to the landscaper. Will Cedar Woods install my wing fencing and gates? Wing fencing and gates are not included in the Landscaping Works. You may liaise directly with the fencing contractor to organise additional works, however acceptance is at the discretion of the fencing contractor and additional costs will need to be paid by you directly to the fencing contractor. 45 Ellendale Upper Kedron
