2 2 Welcome to the Callaway Park community. The consideration of your garden and surrounding environment is as important as building your new home. This is a simple guide aimed at helping you understand your new environment, discover your outdoor needs and assist with planning and the design of a suitable garden.

3 Site Conditions The characteristics of the site are very important to consider when designing a garden. Different areas of Melbourne have varying climates. Western and northern areas tend to be drier and a hotter during summer. The east and southern areas are a little cooler. Soil conditions vary across Victoria and often can vary across a subdivision from heavy clays to sand soils. Water does not penetrate heavy clays and therefore additional drainage may be required, on the other hand some sand soils can absorb water too rapidly. So, dependant upon the soil type, different techniques need to be applied to ensure the long term health of your garden. Services Your need to consider all of the constraints on the site before you begin your design work. One of the constraints sometimes overlooked in the planning phase is the location of existing services within the property. This information can be obtained through the Dial Before You Dig service by calling Your building plans will also have some information on them that may be useful eg. Stormwater drainage location. Also check your Certificate of Title for any easements affecting your property, and you may not be permitted to build or plant large trees in these areas. Soil Type Sunshine features heavy clay soils over younger basalts (of volcanic origin). Although usually fertile, they can be difficult to drain. The soil may become waterlogged in winter and dry in summer. Gypsum can be used to improve its structure, increasing water penetration and aeration. It is widely available, easy to apply and will be effective over a long period of time. Your eeds Before you begin your design it helps to create a list of things you need in order to create your outdoor spaces. As a starting point some worthwhile things to consider are: Views, Screening and site fall Entertainment areas, pergola, gazebo, barbeque Children, sand pits, cubby house, swings. Clothes lines, sheds, storage of equipment Paved areas, paths, driveways, parking, decking Pets, pet houses, pet runs Features; outdoor lighting, water features Bin storage, compost areas, recycling area Vehicle accommodation locations and quantity Irrigation, water tanks and tap locations Extent of lawn areas Type of garden; flowers, scented garden Screening; for privacy or of unwanted views Steps, ramps and raised garden beds Your lifestyle (eg. Low maintenance) 3

4 Garden Design Entertaining: locate main outdoor entertaining areas close to living or family rooms. If they cannot be next to each other, then a path or deck linking the two is a good idea. You may even wish to build a pergola as a transition space between them. Levels: consider the change from floor level inside to outside. Would a set of steps be appropriate adjacent to the house or would an extension to your interior floor be of better use? Remember, wide steps can double as seating and are a comfortable and functional alternative to a narrow stairway. Services: provide paved access to areas such as the clothes line and bin. Locate them out of sight from main living areas and provide screening around them. Play area: children s play structures or sand pits should be safely visible from the main indoor living areas and in a sunny location with partial shade. Outdoor rooms: plants, screening, fences or level changes can enclose and separate different outdoor activity areas and create interest in your garden. Solar Design Planting: place trees so they provide sun filtration in winter and shade to exposed rooms in summer. Deciduous trees are particularly useful for this. Aspect: consider locating outdoor living areas where they will get the most sun at their busiest times. This is particularly important for items such as patios, swimming pools, vegetable gardens and clothes lines. (Locate clothes lines near the laundry for convenience.) Living areas: shelter outdoor living areas from dominant winds; utilise buildings and screen planting to achieve this. Make the most of cooling breezes in summer. Play areas: Provide partial shelter to play areas and sensitive parts of the garden. Planting Design ative species: It s a good idea to use native or even local plant species. These often have a better chance of survival, require less maintenance and can increase the amount of habitat for local fauna. Plant selection: keep planting simple. The best gardens rely on simple species repeated throughout. When planting near structures, install root barriers. If in doubt, seek engineering advice. Contrast: select plants of different colours, sizes and textures to create complimentary and contrasting arrangements. Garden Design Hierarchy: plant taller shrubs to the rear, i.e. close to the boundary, medium shrubs to the centre and a groundcover border to the front of garden beds. Sometimes a low groundcover and high tree canopy is ideal for central garden beds where views are important. Planting Design 4

5 Timing: select plants that flower at different times or lose their leaves in autumn, to provide your garden with a continuously changing landscape. Perfumed plants and flowers can also provide seasonal variation and add another dimension to the enjoyment of your garden. Screening: use tall, slender shrubs or small trees in strategic locations to prevent overlooking from neighbouring properties. In narrow spaces, you may attach lattice to the face of the fence with climbing plants to soften impact. Framing: highlight attractive views with planting; particularly frame the windows and doors of your home. Remember to use evergreen species for year-round privacy. Suggested Plant List Australand has included a suggested plant palette in order to provide a common thread through the landscape design and also to offer some plants that are appropriate to the area. Final Design There are many great landscape designers who can consult with you and provide a landscape design for your garden and the cost is generally well worth it. Most landscape designers have good horticultural skills and knowledge. The cost of using a landscape designer can be offset by the cost of not designing it correct in the first place and then having to re-work the garden design after completion. Construction Sequence Constructing your garden in the correct sequence is equally important as designing it. To ensure that you don t miss things a basic guide is listed below. 1. Mark out your project using string lines, pegs and marking paint. A garden hose is good for curves. 2. Set your levels and if necessary excavate to them. 3. Install your drainage. 4. Install retaining structures if required and finalise levels falling to drainage points. 5. Include your services for things like outdoor lighting and irrigation. 6. Install your hard landscaping, paving, concrete, decking, gravel and garden edging. 7. Install soils for gardens and lawns. 8. Install irrigation and test. 9. Plant your garden, remembering to feed and water in well at the time of planting. 10. Install your lawns. 11. Make certain irrigation is working properly. 12. Install your mulch. Maintenance o garden will succeed unless adequately looked after and maintained. Remember a critical period especially in hotter conditions is the first three months of establishment. During this period if it is hot, water your garden well being careful to monitor your plants and lawn s development. Examine plants for pests or diseases and treat as required. Remove weeds from gardens and lawns periodically, adjust irrigation times as required making certain irrigation is covering properly. Inspect drainage pits making certain they have no silt or other obstructions present and they are operating correctly. Final Design Finally This guide is by no means conclusive and cannot cover all aspects of garden design and creation and must be used as a guide only. It is an attempt to get you started and we encourage you to consult a professional. 5

Brick companies regarding their bricks, pavers and retaining products. Concrete companies such as Hanson or Boral Landscapers, paving contractors, landscape designers, concreters, irrigation suppliers and other trades often just obtaining some quotations will provide direction and ideas. Magazines such as Burke s Backyard, Your Garden, Better Homes and Gardens and the like Television programs. Local nurseries often as part of their service they will consult with you by visiting your property, advising you and providing a quote to supply your plants.
