4 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 Executive Summary conducted indoor air quality testing throughout St. James Elementary School in Myrtle Beach, SC on January 21, The testing was conducted indoors and outdoors for comparison. We identified the following conditions during our visit: We observed mold on the HVAC supply diffusers in Room E107, the K Workroom, and Portable 197, and on a soft binder in Room A111. We did not detect musty odors in any of the areas visited at St. James Elementary School on the day of our visit. The results of the environmental parameter testing revealed that carbon dioxide was within normal limits in all 80 of the rooms/areas visited on January 21, Temperature was slightly below normal limits in the following rooms/areas: Front Office (Reception Desk), P111, P102, Portable 220, Portable 197, Portable 311, Portable 215, Portable 205, Portable 286, Portable 141, Portable 194, Portable 185, Portable 266, and A105. Temperature was within normal limits in all of the remaining rooms/areas visited. Relative humidity was below normal limits in the following rooms/areas: E107, E100, E101, E102, E104, E105, E106, K101, K102, K103, K104, K105, K106, the K Workroom, P105, M104, Portable 220, I111 (Multipurpose), Portable 197, Portable 311, Portable 215, Portable 205, Portable 286, Portable 141, Portable 194, Portable 185, Portable 266, A105, A107, A109, A110, A111, Reading Room, Conference Room (attached to Reading Room), Cafeteria, and the I Workroom. We observed staining and/or dust build up on the HVAC supply diffusers in the following rooms: A103, E107, K105, K Workroom, P109, P107, I100, IC100, I101, I103, I102, I104, I107, I106, I109, I108, Portable 220, I110, I112, I111, Portable 197, Portable 311, Portable 215, Portable 286, Portable 141, Portable 194, Portable 185, A105, A107, A109, A110, I Workroom, and the Cafeteria. We observed dust accumulation on the HVAC return vents in the following rooms: A103, A104, P106, Portable 197, Portable 215, Portable 205, Portable 141, Portable 194, Portable 185, and A105. Efflorescence was observed on the interior side of the exterior concrete walls in Rooms P109, P115, P116, P117, and I104. The surface swabs collected from the staining on the HVAC supply diffusers in Room E107, the K Workroom, and Portable 197, as well as the staining on the binder in Room A111 were positive for mold spores. No spores were detected on the surface swab collected from the efflorescence on the interior side of the exterior concrete wall in Room P117. 5 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 Mold spores were amplified in Rooms P107, P102, P105, P103, A110, E100, K102, Portable 220, I111 (Multipurpose), A106, P109, Portable 197, A105, A107, A109, A111, the Reading Room, Portable 286, M100 (Media Center - Nonfiction area), M104, P100, P118, and P114 on the day of our visit. Recommendations are provided in the Conclusions and Recommendations section of this report. Scope of Work conducted indoor air quality testing throughout St. James Elementary School in Myrtle Beach, SC on January 21, The purpose of the sampling was to determine if airborne mold spores were elevated above outdoor levels. We conducted a walk-through visual assessment, environmental parameter testing, surface and air sampling for mold spores during our visit. Materials and Methods Environmental Parameters Carbon dioxide (CO2), temperature and relative humidity were measured using a TSI IAQ Calc direct reading instrument to determine the relative comfort parameters of the subject area and to evaluate conditions that may promote amplification of microorganisms. The American Society for Heating, Refrigeration, and Air-Conditioning Engineers (ASHRAE) has established guidelines for selected indoor air quality parameters such as temperature, relative humidity (RH) and carbon dioxide (CO2). These environmental parameters are important determinants for occupant s perceptions of thermal comfort, and ASHRAE Standard recommends ranges for temperature and RH that most occupants (>80%) will find comfortable. Acceptable temperature ranges differ from winter to summer and are a function of RH levels that range between 30% and 60%. RH below 30% is unacceptable because of the effect of dry air on the eyes, skin and mucous membranes, and RH above 60% may support the growth of pathogenic or allergenic microorganisms indoors. The following temperature ranges are considered acceptable based on the standard: Summer: 74ºF to 80ºF (for RH = 30%) and 73ºF to ºF (for RH = 60%). Winter: 69ºF to 76ºF (for RH = 30%) and 68ºF to 74ºF (for RH = 60%) The indoor concentration of CO2 is a surrogate for occupant-generated pollutants that may be odorous, and is an indicator of the adequacy of the rate of outside air supply per occupant (dilution ventilation). The higher the indoor concentrations of CO2, the less effective the ventilation system is in dilution of typical indoor air contaminants and body effluents. ASHRAE standard recommends an indoor to outdoor differential concentration of CO2 to be no greater than 700 parts per million (ppm) to meet comfort (odor) criteria., LLC! 5

6 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 Mold Samples (viable and non-viable) airborne fungal (mold) spores were measured indoors and outdoors using Zefon Air-O-Cell spore traps with a calibrated vacuum pump. Air sampling was performed indoors and outdoors for comparison. The samples were immediately shipped for overnight delivery and analyzed by light microscopy for viable and non-viable mold spores by Scientific Analytical Institute, which is accredited by the American Industrial Hygiene Association (AIHA). Surface sampling for mold was conducted by swabbing a surface of interest with a sterile swab. The samples were immediately shipped for overnight delivery and analyzed by light microscopy for viable and non-viable mold spores by Scientific Analytical Institute, which is accredited by the American Industrial Hygiene Association (AIHA). Microbial testing as a part of this report included testing and analysis for some biological agents commonly present in indoor air. It did not include testing and analysis for all known biological agents. Testing for biological contaminants does not include viruses or bacteria, unless specifically noted otherwise, and then only those viruses and bacteria specified. Results and Discussion Visual Assessment We were asked to collect air samples for mold throughout St. James Elementary School in Myrtle Beach, SC on January 21, The following observations were made at the time of our visit. We observed mold on the HVAC supply diffusers in Room E107, the K Workroom, and Portable 197, as well as on a soft Syracuse binder in Room A111. We did not detect any musty odors in any of the ares visited on January 21, 2019 at the time of our visit. We observed water stained ceiling tiles in the following rooms: Conference Room A100, A104, K103, K104, P107, M103, M104, P115, P120, IC100, I104, I109, I108, I110, and A110. We observed staining and/or dust build up on the HVAC supply diffusers in the following rooms: A103, E107, K105, K Workroom, P109, P107, I100, IC100, I101, I103, I102, I104, I107, I106, I109, I108, Portable 220, I110, I112, I111, Portable 197, Portable 311, Portable 215, Portable 286, Portable 141, Portable 194, Portable 185, A105, A107, A109, A110, I Workroom, and the Cafeteria. We observed dust accumulation on the HVAC return vents in the following rooms: A103, A104, P106, Portable 197, Portable 215, Portable 205, Portable 141, Portable 194, Portable 185, and A105. We observed dust accumulating on the edges of the metal ceiling tile brackets (mainly in front of the HVAC supply diffusers) in the following rooms: E101, E105, I100, and IC100. We observed an accumulation of dust on the retractable screen in Room P116. Efflorescence (a white chalky powder) was observed on the exterior concrete walls in Rooms P109, P115, P116, P117, and I104. Efflorescence is caused by soluble salts, which are pushed to the surface by water intrusion into the concrete., LLC! 6

We observed staining on the ceiling, likely from prior water damage, in Portable 215 and Portable 205. We observed a small amount of dust/dirt on the concrete block walls in Rooms A109, I112, I103, and the Cafeteria. In the Cafeteria, the dust/dirt was around the HVAC supply diffusers, as well as on the concrete block columns in the middle of the Cafeteria in front of the HVAC supply diffusers. Environmental Parameters A summary of the environmental parameters tested (temperature, relative humidity, and carbon dioxide) are provided in Table I. 11 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 Mold Samples We are unaware of regulatory requirements pertaining to mold associated with indoor air quality at this time. However, there are recognized guidelines for mold remediation from the Environmental Protection Agency (EPA), and New York City Department of Health Bureau of Environmental & Occupational Disease Epidemiology. Additionally, indoor air quality guidelines have been suggested for remedial decision-making by the Occupational Safety and Health Administration (OSHA), and the American Conference of Government Industrial Hygienist (ACGIH). Some of these guidelines focus on indoor to outdoor comparison, and an evaluation of fungal types. The interpretation of the results normally relies upon the professional conducting the assessment. Airborne microorganisms are ubiquitous; the presence of microorganisms is of undue concern unless they are of a significant concentration or the predominant types found indoors differ from those found outdoors. When indoor levels are significantly elevated in relation to outdoor concentrations, they are considered to be amplified. Therefore, indoor environmental conditions are such that their growth is facilitated. In general, amplification of microorganisms is present when the fungi or bacteria concentration in the air substantially exceeds the outdoor air. Exposure to excessive amounts of some common microorganisms can result in allergic or respiratory irritation in some susceptible individuals. Air sampling was performed indoors and outdoors for comparison. fungal spore (nonviable and viable fungi) concentrations were monitored. 19 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 The total mold spore counts in Rooms E100, K102, Portable 220, and I111 (Multipurpose) were below outdoors levels, however Aspergillus/Penicillium-like mold spores were detected in these rooms and not in the outdoor samples. Therefore, mold spores were considered amplified in Rooms E100, K103, Portable 220, and I111 (Multipurpose) on the day of our visit. The total mold spore counts in Rooms A106 and P109 were below outdoors levels, however and mold spores were detected at a very low level in these rooms and not in the outdoor samples. Therefore, mold spores were considered slightly amplified in Rooms A106 and P109 on the day of our visit. The total mold spore counts in Portable 197 were below outdoors levels, however mold spores were detected in this portable and not in the outdoor samples. Therefore, mold spores were considered slightly amplified in Portable 197 on the day of our visit. The total mold spore counts in Rooms A105, A107, A109, A111, the Reading Room, and Portable 286 were below outdoors levels, however and were detected in Room A105,, Myxomycete/Rust/Smut-like,, and were detected in Room A107,,, Myxomycete/Rust/Smut-like,,, and were detected in Room A109, Aspergillus/Penicillium-like,, Myxomycete/Rust/Smut-like,, and were detected in Room A111, Aspergillus/Penicillium-like,,, Myxomycete/Rust/Smut-like, and were detected in the Reading Room, and, Myxomycete/Rust/Smut-like, and mold spores were detected in Portable 286. None of these mold types were detected in the outdoor samples, therefore, mold spores were considered amplified in Rooms A105, A107, A109, A111, the Reading Room, and Portable 286 on the day of our visit. The total mold spore counts in M100 (Media Center - Nonfiction area), M104, P100, P118, and P114 were below outdoors levels, however mold spores were detected at higher counts in these rooms than in the outdoors samples. Therefore, mold spores were considered amplified in M100 (Media Center - Nonfiction area), M104, P100, P118, and P114 on the day of our visit., LLC! 19

The surface sample result had a light amount of mold spores from the staining on the HVAC supply diffuser in Room E107, was loaded with mold spores from the HVAC supply diffuser in the K Workroom, and contained varying amounts of, Aspergillus/ Penicillium-like,,, Myxomycete/Rust/Smut-like, and mold spores from the HVAC supply diffuser in Portable 197. Surface mold sampling was performed by wiping a sterile swab across the staining on the Syracuse soft binder in Room A111. The surface sample result was loaded with Aspergillus/ Penicillium-like mold spores. Surface mold sampling was performed by wiping a sterile swab across the efflorescence on the interior side of the exterior wall in Room P117. The surface sample result was negative for mold spores., LLC! 20

21 Report :Horry y Schools (St. James Elementary) Project No January 29, 2019 Conclusions and Recommendations The results of the visual assessment and testing indicate the following: We observed mold on the HVAC supply diffusers in Room E107, the K Workroom, and Portable 197 and on a soft binder in Room A111. We did not detect musty odors in any of the areas visited at St. James Elementary School on the day of our visit. Efflorescence was observed on the interior side of the exterior concrete walls in Rooms P109, P115, P116, P117, and I104. The surface swabs collected from the staining on the HVAC supply diffusers in Room E107, the K Workroom, and Portable 197, as well as the staining on the binder in Room A111 were positive for mold spores. No spores were detected on the surface swab collected from the efflorescence on the interior side of the exterior concrete wall in Room P117. Thoroughly clean and dry all of the surfaces (walls, floors, furniture, doors, shelves, desks, chairs, etc) in these rooms with a District approved antimicrobial cleaning agent. This should include a cleaning of any HVAC supply diffusers and return vents. This may be performed by the regular cleaning staff as long as appropriate antimicrobial cleaning agents are used for the cleaning. This must also include a thorough cleaning and drying of the carpet in Rooms A106, P100, A105, A107, A110, A111 and the area rugs in Rooms E100, K102, P109, P107, P118, P114, Portable 197, Portable 286, the Media Center, and the Reading Room. Prior to cleaning Room A111, dispose of the soft Syracuse binder. In Room P109, an engineer should evaluate and make recommendations for corrective actions necessary to prevent water intrusion and mold growth. Efflorescence on the wall indicates there either is a current issue with water intrusion or has been an issue. 3. Once the cleaning has been completed, replace the HVAC filters. 4. HEPA scrubbers may be used in these rooms as their use would more quickly reduce the spore counts, however, their use is not required. 5. Follow up air testing can be performed if requested. The following recommendations are provided for Rooms P102, P105, and P103: 1. Thoroughly clean and dry all of the surfaces (walls, floors, furniture, doors, shelves, desks, chairs, etc) in these rooms with a District approved antimicrobial cleaning agent. This should include a cleaning of any HVAC supply diffusers and return vents. Any porous items in the rooms (such as upholstered chairs, curtains, pillows, cushions, etc.) may be vacuumed using a HEPA vacuum or professionally cleaned. This may be performed by the regular cleaning staff as long as appropriate antimicrobial cleaning agents are used for the cleaning, otherwise a mold remediation company may perform the work. The area rugs in Rooms P102 and P103 should be professionally cleaned and dried. 2. We recommend running one HEPA scrubber in each of these rooms for a period of 2-3 days and up until follow up air testing is performed. 3. Once the cleaning has been completed, replace the HVAC filters. 4. Follow up air testing is recommended for these rooms., LLC! 24
