SCORE: PASS NEXT INSPECTION NOVEMBER 27, 2018 AT 8:00 AM CATEGORY I: MAINTENANCE CARRYOVER ITEMS NONE CATEGORY II: MAINTENANCE ITEMS QUAIL PASS 1. Center rear of Unit 912: Infill the hole at the utility valve box. 2. Buff out the accumulation of duff in the rock beds. 3. Control grassy and Broadleaf turf weeds throughout the common turf stands. Allowing the Bermuda grass to infill the areas of pervious turf weed infestation. 4. Tip prune the thorns from the bedside Agave plants to reduce risk. 5. Adjacent to Unit 916: Prune the Crape Myrtle growing into the roof line. 6. Unit 924: Monitor the emerging spear in the Queen palm. 7. Along the Kings Blvd, frontage adjacent to Unit 930: Remove the dead Variegated Pittosporum, the plants appear to be an original install and have likely declined due to the impact of the large Oak root zone system. Providing a proposal to replace with a suitable flowering shrub. 8. Prune the stubs to the branch bark collar on the frontage Bottle Brush and Oaks. IDLEWOOD 9. Entrance to the left of Unit 1302 Idlewood: Determine if the soil is dry and unirrigated. 10. Throughout: Control grassy turf weeds, promoting infilling growth of the Bermuda and St. Augustine. 11. Near Unit 1317 Idlewood: Control Nutsedge in the turf areas. 12. Unit 1320 Idlewood: Maintain the front foundation shrubs to window sill height.

2 13. Unit 1401 Idlewood: Improve the fertility to the Evergreen Giant Liriope. 14. Unit 1407 Idlewood: Improve the vigor in the Indian Hawthorn, closely monitoring for recurring Chili Thrip pressure. 15. Unit 1522 Inwood: Reduce turf weeds, promoting infilling growth. 16. Unit 1506 Inwood: Reduce the height of the driveway strip, so that the sprinklers are not obstructed. 17. Ingram / Inwood intersection: Prune the street side Crape Myrtle being struck by service vehicles. 18. Unit 1401 Ingram: Control Nutsedge in the turf stands. HIGHGATE A 19. Highclere Circle commons: Monitor for recurring turf fungus. 20. Unit 909: Improve the fertility to the Dwarf Ixora, control disease. HIGHGATE B Haddington Circle: Monitor the droughty appearance in the turf. HIGHGATE C 22. Improve the nutrient in the King Sago palms. 23. In front of 2111 and 2102 Holyhead: Monitor for soil dryness and droughty appearance. HIGHGATE D No items to report HIGHGATE E No items to report HIGHGATE F 24. Harefield/ Hungerford intersection: Monitor the droughty appearance in the turf. 25. Throughout the commons: Buff out accumulation of leaves in the mulch beds. HIGHGATE II Hawkhurst: Prune to elevate the Philodendron overgrowing the roadside.

3 27. In front of 2116 Harleston Place: Monitor the decline in the Oak, determine if removal of this tree is recommended. 28. Hawkhurst commons: Control Nutsedge in the common areas. 29. Improve vigor and fertility to the Dwarf Ixora. HIGHGATE III North Halcion: Monitor for insect activity in the Oaks. 31. Along the Hailstone commons: Monitor the decline in the diseased Hollies. Provide flagging and cost proposal for removal. 32. To the left of 2026 Hampstead; Prune the deadwood from the Bottle Brush tree. 33. Throughout the commons: To contract limits, prune the suckering growth from the Canfor trees. 34. Hailstone /Hammersmith intersection: Determine if there is damaged irrigation resulting in erosion Block of Hailstone: Control grassy turf weeds throughout the common lawn areas behind the units, promoting infilling growth in the Bermuda grassy. HIGHGATE IV Hartleberry: Replace under warranty the approximately 6 three-gallon diseased damaged Boxwoods Hartleberry: Prune back to green wood the declining Gold Mound Duranta. 38. In the pocket park at 2207 Hartleberry: Prune the deadwood in the Burford Holly. LANCASTER I 39. Remove the dead shrubs throughout the foundation plantings. 40. To the left of Unit 2419 Lancaster Drive: Monitor the recovery of pest injury in the turf. 41. Across the Lancaster frontage foundation shrubs: Reduce the Viburnum to window sill height Block of Lancaster Drive: Improve fertility in the Viburnum hedgerow. 43. Larkin/ Lancaster intersection: Prune the sucking growth on the Yaupon trees, maintaining a privet form to expose the multi-stem trunk. LANCASTER II 44. Control disease and improve fertility in the Evergreen Giant Liriope.

4 LANCASTER III 45. Across the Kings Blvd frontage: Remove the visible herbicided weeds after edging operations. 46. Monument sign: Identify if the soil in the new planting is dry, reporting through First services areas of under irrigate or dry landscape. 47. Unit 2612: Hand prune the deadwood from the Dwarf Ixora. 48. Remove the Oak leaves in the mulch beds weekly. 49. Near Locksley / Lanigan intersections: Maintain improved detail along the garage fronts. 50. Redefine irregular soft edge with metal blade edgers, removing runners. 51. Rear of Unit 2515 Langetree: Rejuvenate prune the Pampas Grass flowing the bloom cycles, to promote vigorous new growth with improver fertility. LANCASTER IV 52. Near Unit 1207 Lenham: Control turf weeds, promoting infilling growth of St. Augustine and Bermuda. 53. Unit 1206 Litchfield: Improve vigor in the foundation Indian Hawthorn. CATEGORY III: IMPROVEMENTS PRICING 1. Lancaster II; 1302 Leyland: Provide a price to remove the stunted and declined Queen palm. 2. Highgate III; along the Hailstone commons: Provide a price to remove the declining Hollies. 3. Highgate III; Hawkhurst / Hammersmith intersection: Provide a price to remove the dead Holly behind the dumpsters. CATEGORY IV: NOTES TO OWNER 1. Discussion was held during the Inspection on areas of possible inoperative irrigation zones. The Contractor has been requested to inventory (sq. Ft.) of damaged turf and identify areas where they contend drought resulted in insect impact. This report should be prepared and maintained during weekly visits and reporting. Availability of Irrigation Wet-Checks was requested for the Contractor to know where system limitations exist and may result in damage. This does not alleviate the Contractor from their contractual duty or liability to pest damage under their scope and within their control. The Contractor reported submitted damage or irrigation issues are without reply. 2. Quail Pass: The palms appear to be unpruned.

5 3. Idlewood: The pruning of the Sabal palms along the Kings Boulevard Frontage appears incomplete. 4. Lancaster I: if dead shrubs are removed as apart of the maintenance operations, the Contractor should recommend a replacement corresponding in the weekly maintenance report to account for the missing plant and cause for removal. Cost information for miscellaneous plants are found in the Supplemental Pricing page of the the Agreement. 5. As previously noted, numerous Hollies are in decline due to a terminal plant fungus common name Witches Broom. OLM, Inc. recommends, at minimum, removal to reduce increased exposure to other holly. Removals (as general labor) can be delivered through labor rates published in Supplemental Pricing of the Agreement. 6. On behalf of OLM, Inc., Happy Thanksgiving. CATEGORY V: NOTES TO CONTRACTOR 1. The contractor is encouraged to take full advantage of the last pruning of the season to reduce material wherever possible to finish out the season with the shrubs in a stairstep presentation at the appropriate heights. 2.
