8 Structural 5.4 Concept A sloping column scheme may be used to mitigate the challenge created by the rotating and shifting boxes. This approach responds to the cantilevered forms as well as the programmatic requirement to position perimeter columns for a more efficient floor plate. 10 Social 5.5 Sustainability Bicycle Facility The facility is located at grade to meet the needs of building users. It incorporates 195 bike stalls, a bike storage, a repair / bike workshop, showers and change rooms. By being transparent and highly visible, it promotes bicycle use and allows natural light to brighten the lower floor. 14 Social 5.5 Sustainability Outdoor Program The outdoor program has been an integral part of the design approach from day one. In addition to the Pocket Park, occupants have access to 7 outdoor decks that are partly vegetated. The decks are varied in nature: expansive open terraces with plantings, two-storey high loggia space, a cantilevered deck over the pocket park and a Sky-garden. The intent is to dissolve the boundary of an office space and invite all occupants to enjoy the outdoor throughout the work day. Roof Level Sky-Garden To maximize the use of the Sky-garden in our West Coast weather, a wind screen and an partially opened roof top are employed. It allows people to enjoy the dramatic view rain or shine. The experience will be enhanced by a unique sloping roof top and bamboo plantings that relate to the opening to the sky. 15 Viewing Decks Level 16 (Loggia) Unit concrete paving, outdoor seatings and planters with flowering evergreen trees, shrubs masses and ornamental grasses are proposed to enhancing biodiversity. 18 Lighting 5.7 Strategies Concept The lighting concept enhances the unique character of the shifted - rotated boxes and creates a striking silhouette against the backdrop of Vancouver Skyline. Sky-garden pavillions in the middle and at the top of the tower together with illuminated soffits highlight the City s Landmark Architecture. The strategy outlined on the next page aims to achieve the objectives below. To leverage indirect lighting where possible to reduce the impact on surrounding buildings To articulate the major architectural moves and differentiate the masses To add unique illumination to Vancouver s skyline To enhance the functionality of both the public and private terraces, 24 hours per day To leverage the highest-efficiency LED technologies to reduce environmental impact Streetscape Dynamism Elegance and implicitly Melville Rezoning Submission

20 Lighting 5.7 Strategies Top City Skyline Experience 1133 Melville is a key element contributing to completing the Vancouver Downtown Skyline. The building is visible from various parts of the city. Top Lighting Strategy: Elevating the shape of the boxes by light is the key approach. The Mid and Top section of the building draw the attention of the viewers towards the heart of Downtown from distance. Top is created by highlighting the lower side of the soffit and the landscape. Mid Occupant Experience The users in the tower and residences of the surrounded buildings have direct view towards the open terraces and soffits of the Melville building. Creating soft and harmonic, yet exciting and aesthetically pleasing illumination of the patios and soffits are the key element in providing point of attraction at night. Mid Lighting Strategy: The illuminated soffits elevate each box. They additionally provide opportunities for the public art at higher elevations, seeing from distance. Illuminated interior walls and ceilings create depth and draw the view towards the inside of the building at key locations such as Level 16. Lighting Strategy for Terraces: The softly lit terrace spaces create a general glow, viewed from the top. Illuminated trees, handrails, furniture and floor finishes contribute to this type of lighting. Ground Pedestrian Experience The lower elevation illumination contributes to the urban life of the downtown core. Ground Lighting Strategy: The goal is to create an open, safe and welcoming space with light. The well-lit lobby, exterior paths, and garden attracts pedestrians, and visitors to the building and amenity areas, including the restaurant.
