The building is one of three office blocks that sit on a landscaped piazza. The intention behind the piazza is to create an open public space that links the offices to each other and to the surrounding streets and buildings, providing office tenants and the public with a pleasant environment to conduct business and relax in. 3 ABOVE: SECTION ARCHITECT S COMMENT Client s Brief and Concept The building was designed to frame views from the piazza of the surrounding vistas and to terminate views on the piazza. It allows a transparent view through the building s arched underbelly while framing the gardens within the piazza and defining the piazza s relationship with the sky and the views. Defining Elements The east façade leaping-horse structure with its corresponding west façade balcony opening are innovative elements which clearly define the lines of this building. This leaping-horse is essentially a bridge structure that spans 25m at third floor level, with three levels of offices above. This sculptural bridge was designed to form part of the 40 Alice Lane

4 opening to the views of Bryanston and to allow the piazza to flow through the ground level of the building. Green Aspects Location to amenities such as public transport, and facilities within the building, such as the gym and coffee shops, play a significant role in achieving the Green Star SA rating, as this makes transport (with its associated emissions) and access to the building more efficient. The building boasts green features such as energy efficient lighting and air-conditioning systems, and is designed in such a way that a maximum amount of natural light is let into the building, as well as affording as many occupants as possible external views from their desks. 5 The building was designed to frame views from the piazza of the surrounding vistas and to terminate views on the piazza The building is also located on a brownfield site, and did not require the disturbance of previously unused land for construction. This means that the project included elements like double glazing and performance glass, careful monitoring of R- and U-values of materials, recycling of water, green parking bays and passive heating and cooling systems. Physical Data Parking levels: 6 Rentable floors: Ground plus 6 Area under construction: 44,000m 2 Rentable area: 18,750m 2 Lifts are standard Melco/ Mitsubishi. Unitised Panel Elements The glazing/panel types are as follows: Type 1: Outer pane: 6,38mm laminated Ener-G-Smart Neutral safety glass; 12mm gap; Inner pane: 6mm clear toughened safety glass. U value: 2 W/m 2.K 42 Alice Lane

6 Type 2: Single glazed spandrel: 6.38mm laminated Ener-G-Smart Neutral safety glass; Air gap: 50mm from glass to back pan. Powder coated back pan with 40mm thermal insulation to specification. This was to retain a glass aesthetic without compromising insulating qualities. U-value: 0.5 W/m2.K Type 3: 4mm composite aluminium coil faced panel, colour to be specified. 40mm thermal insulation to specification. Type 4: 6mm Eclipse Advantage grey toughened safety glass. U-value: 3.4 W/m 2.K Type 5: 6mm Eclipse advantage grey safety glass; powder coated galvanized back panel colour QQL 258 charcoal; 40mm thermal insulation; powder coated internal aluminium panel, colour QQX 202 Matt new Silver. U-value: 3.9W/m 2.K Roof Area There is 300m 2 of open space on the roof which has been provided for use by the gym. The development required the demolition of the existing Standard Bank building Alice Lane 43

7 SECOND LEVEL THIRD LEVEL The building boasts green features such as energy efficient lighting and air-conditioning systems Goosebumz, an astro-turf-like product, has been applied straight on to the waterproofing. Developer s Report Abland, together with Standard Bank and Pivotal Property Investment Fund, opened the doors to Phase One of the triple A grade office space in August Triple A grade is reserved for only the most prestigious buildings with high quality finishes and state of the art systems. The building is in the prime location for business in Johannesburg, in the heart of Sandton, on 44 Alice Lane

8 the property on the corner of Alice Lane and 5th Street, which used to house the Standard Bank, Sandton branch, opposite Sandton City shopping centre. The development required the demolition of the existing Standard Bank building. The end result will be three new prominent buildings. Phase two and three will be ready for occupation from August 2014 and August 2016 respectively. Tenants will have access to 70,000m 2 of office and retail rentable space. An extensive basement parking structure will ensure that all tenants and visitors have sufficient secure parking. The development will also feature a central street-scaped piazza between the three phases. This square will be pedestrian-friendly and will contain a naturally green environment, a first for Sandton office offerings. The piazza will be home to convenience service related retailers, including Standard Bank, restaurants, coffee shops, hairdressers, dry cleaners and food outlets. A premier gym, which is easily accessible from the piazza level and the parking garage, is situated in phase one. The R2-billion Alice Lane development is located in the heart of Sandton, with easy access to the Gautrain station, malls, embassies, hotels and offices.
