This property is located approximately 100 feet southeast of the intersection of Demere Road and Terminal Drive. The building will contain wholesale, office, retail, furniture sales and restaurant businesses. APPLICANT: Brad Brumbach, agent, for Brumbach Development, applicant; Glynn County Airport Commission, owner. PARCEL ID: 04-02922 CURRENT ZONING: PD Planned Development COMPREHENSIVE PLAN LAND USE DESIGNATION: The adopted Future Land Use Map shows this site as MDR Medium Density Residential. EXISTING LAND USE: St. Simons McKinnon Airport, Office/Commercial, vacant land PLANNING: The site plan proposes a 14,378 SF commercial/retail/office building constructed in a single phase. The total site area is 1.82 acres, 1.2 acres of which will be impervious. Seventy (70) parking spaces are required for the proposed uses and seventy (70) spaces are provided, including 4 ADA compliant spaces. The applicant is also providing the required Type-A Modified Buffer along the rear property line and the required Type E buffer along the front property line. 1

FINDINGS: FOR SITE PLAN APPROVAL Under Section 619.4 (a) of the Zoning Ordinance the Planning Commission review shall be guided by the following standards and criteria: 1. The application, site plan and other submitted information contain all the items required under this Section. 2. The proposed uses, buildings and structures are in accordance with the requirements of this Ordinance and other ordinances of Glynn County. 3. Adequate provisions are made for ingress and egress, off-street parking, loading and the flow of traffic, which may reasonably be anticipated. 4. Adequate provisions are made to control the flow of storm water from and across the site. 5. Adequate provisions are made to protect trees that are selected to remain as depicted on the site plan. Staff comment: There are no existing trees on this site. 6. Adequate provisions are made to buffer intensive uses and to screen all service areas from view of the adjacent properties and streets. 7. Adequate provisions are made to control the location, intensity and direction of all outdoor lighting so that it will not have an adverse effect upon adjoining properties. 8. Open space, as required, has been provided and appropriate means are proposed to assure maintenance of common areas and facilities. 2

9. Adequate provisions are made for water supply, fire protection and sewage collection and treatment. Staff comment: Water and Sewer will be provided by BGJWSC COMPLETION OF THE APPLICATION Staff has reviewed the site plan and determined it satisfactorily complies with all applicable codes and ordinances. Pursuant to Section 619.4(b) of the Glynn County Zoning Ordinance, the Planning Commission shall take the following action: 1. Approve the site plan as presented or with conditions. 2. Deny the request as submitted; or 3. Defer the request at the behest of the applicant or staff. POSSIBLE ACTIONS: 1. Move to approve Application SP3124. 2. Move to deny Application SP3124 3.
