Front Setback: N/A Rear Setback: N/A Building Height: N/A Proposed Parking: 612 spaces Staff Comments: The purpose of this development plan is for a parking lot as the primary use on these lots. Therefore, the proposed quantity of parking spaces are above and beyond the minimum required by a typical commercial development plan. Signage See Chapter 80.202 Signs and Outdoor Advertising Staff Comments: Applicant did not submit plans for signage at the time of development application submittal. For any other than exempt signage (e.g. window signage), applicant must submit separate sign permit application through the Bourbon County Joint Planning Office.

EDA Covenants and Restrictions: The owner shall seek written permission from the Declarant before any trees are removed. It is the intent to encourage cooperation in the preservation of the natural landscape of the property while also meeting the needs of the owners. Sidewalks are required along perimeter of property. Interior: Non-conforming 0 trees No landscaping proposed. Staff Comments: Waiver requested for interior landscaping due to proposed parking lot for show case purposes. Perimeter: 41 trees (White Pine and Honey Locust) Shrubs proposed to be dwarf burning bush. Non-conforming. Staff Comments: Sidewalks are shown along perimeter of property except for northeast section along Arlington Drive. Sidewalks must be added to final development plan as condition of approval. STAFF RECOMMENDATION: Approve final development plan 18-05 with the following conditions: Should the Planning Commission approve the application, staff recommends the following conditions be attached: Conditions 1. Add approximately 65 ft. of sidewalk to the northeast side of the property along Arlington Drive. 2. Add painted pedestrian crosswalks at two entrance points to parking lot. 3. Staff recommends approval of interior landscape waiver request only with the following condition: a. 37 required interior trees be allocated to the perimeter landscaping on the property. b. Applicant must resubmit revised landscape plan to include additional trees (with species) to the Planning Office for administrative review and approval. 4. All development must meet the requirements of the City of Paris Codes and Ordinances. 5. All applicable requirements of the Zoning Ordinance and Subdivision and Development Regulations apply. 6. Contractor/applicant must contact the Planning Office for inspections at the completion of sidewalks and pedestrian crossings, landscaping, and drainage swales for inspection.
