SUMMARY OF FEEDBACK FROM AUGUST BIG PICTURE Support for big picture ideas such as Connectivity concept (the loop) Bus rapid transit Pedestrian connections to transit Green spaces and walkability Provide more details to demonstrate how this place will look/feel in the future PLACEMAKING & GREEN Green infrastructure and assets should be an organizing feature of future development Desire for this area to be unique PHASING & FORM Difficult to make mixed use work at 2 to 3 stories; need to go higher Avoid showing streets through anchors of the existing retail centers Focus on the phasing and having a plan that will allow for gradual redevelopment without breaking leases Identify priority public investments that can be catalysts 7

CONNECTIVITY PLAN Revised plan addresses feedback by: Maintaining the popular loop concept Respecting building footprints and property lines Allowing for flexibility in how to connect the grid when it intersects with building footprints Showing example images of street types, civic green spaces, trails, and daylighted stream Showing a network of trails connecting the node and connecting to nearby green assets

SAMPLE DETAIL PLAN Revised plan addresses feedback by: Emphasizing pocket parks and trees Daylighting a stream Showing trails leading to a green corridor down to a potential park and the Rivanna River Respecting existing buildings with the street grid Enabling phasing that maintains anchors Demonstrating a market feasible mix of land uses and intensity for a 15 acre development, as determined by Stantec analysis * Concept is a template that could be developed, with some modifications, in any quadrant. It is shown in the northeast quadrant here.
