3 Welcome residence to your new Himmerland Housing Association wishes you congratulations with your new residence. We hope you will enjoy living in estate 74, Nyhavn. When moving in, a lot of questions may arise, which is why we have created this leaflet with general information concerning your new residence as well as some useful tips. Furthermore, remember to read the tenancy contact, the house rules and the maintenance regulations thoroughly. REMEMBER: As a new tenant, you have to pick your own supplier of electricity prior to moving in. If you do not pick a supplier, there will not be any electricity available in the residence. If you have further questions or are in doubt, please contact the estate s caretaker. Best regards Himmerland 3

4 Keys You have received two set of identical key that can be used the following places: The main door to your residence To your mailbox Extras can be ordered by contacting Himmerland Service, which is located at Rendsburggade 10D (the office next to the mailboxes) Mailboxes The mailboxes to the tenants at Nyhavn 10C is placed at the entrance of the stairs and elevator. It is only Himmerland Service that are allowed to place names on the mailboxes. Communal laundry There is a communal laundry for all tenants in the estate, and is located at Rendsburggade 28, also referred to Larsen Waterfront. When you stand in front of your mailbox, you have to turn right and go through university building s gate. Hereafter, you will see Larsen Waterfront, and the entrance to the laundry room is the first door on your left. The drilling machine can be collected and delivered at Himmerland Service, Rendsburggade 10D, 900 Aalborg (the office next to the mailboxes) from Monday Friday from am am. It can be rented in 24 hours from Monday Wednesday or in the weekend from Friday Monday. Info: IT IS PROHIBITED TO DRILL OR PLACE SOMETHING IN THE JOINT BETWEEN THE CONCRETE IN THE CEILING, TO DRILL RIGHT ABOVE/UNDER A S WITCH OR IN THE WALL FACING THE BATHROOM. The walls facing the bathroom are very thin. There is a risk that you will drill all the way through and break one or several tiles loose. Outside the residence Electricity meter/current consumption There is an electricity meter outside your residence, and it is placed in a grey plastic box. VASKERI To open it, pull the top part of the lid slightly upwards You have to apply your key fob to enter the communal laundry, as well as to pay for doing your laundry and drying your clothes etc. In the laundry, there are instructions to function the different machines. Drilling in the walls and attic All exterior walls, the attic and the walls facing your fellow tenants are in concrete. These are extremely hard, and one must utilise an impact drilling machine to drill holes etc. You can lend one from Himmerland Service. Inside the box there is an electricity meter. It measures the consumption utilised in the residence. Beside paying for the electricity used in your residence, you also pay your share of the electricity applied in the communal areas, the lighting used on the access balconies and the technical equipment used in the entire building. 4

5 Main entrance Opening the door Once you arrive to your main entrance, place the key within and turn. Press the hand lever, and the door is open. To unlock the door from within, turn the turnbuckle by one revolution. Hereafter the door is open Safety regarding terrace doors In the residences containing a terrace door(s), it might seem a good idea to step outside on the ledge, however, this is prohibited, and we advise you not to do it this is for your own protection but you might also damage the zinc plate. IT IS PROHIBITED TO MOVE OUTSIDE ON THE LEDGE / PLACE SOMETHING ON THE ZINC PLATE. If this is violated, the terrace door will permanently be sealed off. Locking the door Locking the door outside the residence; place the key and pull the hand lever upwards, thereafter turn the key. The door is hereby locked. Terrace doors In the residence, there are one or two terrace doors that can open. Once you have opened a terrace door and found the position in how much it is going to be open, you have to pull the lever down thereby locking it. Please be aware of this. Remember to close the terrace door again if you leave the residence or if it rains. The last one is important as rain can damage the floor and internal window frame. 1. When the lever is turned downwards, the door is locked. 2. When the lever is raised 90 degrees, the door can be opened. 3. When you have opened the window, please bring the door into locking-position. Polishing the windows The terrace door and the entrance door is the windows/ doors you are allowed to polish yourself, both the interior and exterior front. The remaining windows that cannot open must be cleaned from within. Due to safety reasons, additional windows cannot be polished by the tenant. Cleaning these must be taken care off by a window cleaner after an agreement with the estate committee or the inspector. Cleaning windows and doors Windows and doors must be cleaned regularly. Please use regular water and detergent to clean these. Use a soft cloth to wash the windows. If you possess a squeegee, you can use his to scrape the water/soap of the glass. Otherwise, apply a cotton or fibre cloth to dry the windows with. If you think the door or windows are difficult to open/ close, please contact the caretaker before you accidentally break something. The door must be pulled slightly towards you, before it can be locked. This is normal. 5

6 Fuses and HPFI circuit breaker There are installed fuses and a HPFI circuit breaker on the electricity installation for your own safety. The cabinet is assembled on the exterior wall facing the access balcony. Smoke alarm In your residence, a smoke alarm is installed. It is decided by law that a smoke alarm should be present in every residence. The smoke alarm is placed in the attic in the kitchen. There is a green light that always glows, which is normal. Inside the cabinet there is a HPFI circuit breaker, and to see if it works, please press the white testing button. Meaning it receives 220 V and is ready. On the opposite side, there is a testing button. Press and the alarm begins. Test the alarm on a regular basis, at least twice a year. There is a backup battery in the alarm. If it occasionally goes off, it means the battery is nearly spent. Therefore, please contact the caretaker to receive a new battery. The alarm only goes off in your residence and there is therefore none other than yourself that is given notice that the alarm is activated. Then the circuit breaker deflects and all electricity to the residence disappears. Thereafter, press the grey button making it pointing up, all the way up. Afterwards, the electricity should be on again. There are also fuses, which are divided into power, lighting and stove. The fuses are automatic, meaning if they deflect, they can be pushed up again. Heating There are two ways in which you can receive heating in your residence radiators and coil heating in the floor in the bathroom. On the radiator, there is a thermostatic valve. Rotate it to between 2 and 3. Leave it there for a while and regulate it afterwards, depending whether it is too hot/cold. Turn it by small notches until you find the temperature that suits you. The fuses can be declutched e.g. if you want to suspend a lamp. Press the fuse down and the electricity is off on the specific group. The thermostatic valve regulated itself if the temperature is changed. Therefore, if you air the residence for a while, please turn off the radiator. If the sun faces the windows, the thermostat shuts down automatically, avoiding the residence being too warm. The floor heating can be regulated on a valve placed in the bathroom. It is placed next to the toilet. 6

7 The procedure concerning the heating in the bathroom floor is similar with the radiator. Turn the valve to e.g. two. Leave it for a while and regulate afterwards, thereby making sure you will find the temperature that suits you. Remember, you pay for your heating, so please act thoughtfully. Installations cabinet There is an installations cabinet in your residence. It is prohibited to store any items in this cabinet. It must always be accessible. If you wish a TV package, you must contact Bredbånd Nord or TDC directly. Hereafter, they will arrange to install any necessary equipment, thereby enabling you to receive a TV signal. There is the possibility to embed extra antenna chords, as there are two sockets in each residence. So forth you want this, you must contact Himmerland Service. The installation is paid by the tenant. Calorimeter The calorimeter measures the consumption of heating. It is measured by the supplier. Water flowmeter The water flowmeter measures the consumption of water. It is also measured by the supplier. Inside the cabinet, there are different installations: ventilation, control panels, switchboard for hot/cold water, a gauge for heating and water, socket outlets for Wi-Fi, two electrical outlets and a socket for TDC/Bredbånd Nord (TV-signal). The installations in the installations cabinet is prohibited to touch. Furthermore, it is not allowed to assemble a piece of furniture in front of the cabinet a furniture that cannot be removed. Ventilation There is a ventilation system in the residence. The system can only be operated from your residence. The system has heat recuperation. It works in the way that it absorbs used, hot air out of the residence. Thereafter, it blows fresh, heated air back inside the residence. The fresh air is heated by transferring the heat from the used air into the fresh air entering the residence. It is only the heat that is transferred not the used air. THE VENTILATION SYSTEM MAY NOT BE TUR- NED OFF. As a minimum, it may run of lowest setting. Your residence is compact, a turning the it off may imply problems with the indoor climate. In worst case scenario, it can develop into mould fungus. Wi-Fi and TV Bredbånd Nord delivers the Wi-Fi connection to all residences, which is part of the rent. A router for wireless internet is placed in the technical cabinet. Passwords for the Wi-Fi is delivered to the tenant by letter from Bredbånd Nord. If there should be any connection issues, please contact Bredbånd Nord s customer service. 7

8 On the control panel, there is an on/off switch. This must always be turned on. On the display, there is a light. If it is green, everything is okay. However, if it becomes red, the filters need to be changed. To change the filters, please contact Himmerland Service. You may not do it yourself. The shower mixer, sliding rod, sink mixer and foot valve in the sink mist be decalcify regularly. This is to avoid calcification on tiles and armature. Apply decalcification agent for the purpose of removing limestone. The floor grate in cleaned habitually for hair and soap residue. Bathroom The bathroom is installed, and there are two ways you can flush the toilet. Use the larger button, if you require larger amounts of water to flush the toilet. Use the smaller button, and a smaller amount of water is used. 1. If you are away from the residence for a longer period, the drain trap will possibly dry out, and the scent of limestone may appear in the bathroom. Obviate this by pouring water in the drain. See picture 1. The shower is supplied with a thermostatic battery. The water temperature can therefore be installed to your demand. The sprinkling rose is shaped in the given way, making it easier to dispose of any limestone that may arise. To remove this, run your fingers over the holes where the water comes out. Then, you can remove it. Lights in the attic If the lights in the attic breaks, please contact the caretaker to get it replaced. The sprinkling rose can be adjusted in different heights and positions. The button on the side must be pressed and thereafter turned. Adjust it and tighten it. Kitchen The fume hood contains a carbon filter that absorbs the smell from your cooking. Therefore, it is important to have the ventilations system activated in order for this to happen. How to keep the bathroom clean The entire bathroom is kept clean with regular water and detergent. You can apply cotton or fibre cloths. The fume hood has filters underneath, which can be dismantled by pressing the grey dimples. It is recommended that you dry the walls and floor each time you have taken a shower, as it minimises the amount of limestone in the shower. Apply glass cleaning agent for the mirror and glass, and use a lavatory brush and regular detergent/toilet cleaner for cleaning the toilet bowl. 8

9 They can both be dismantled. Eventually, the filters get greasy and must be cleaned. Therefore, they can be placed in the sink or in a kettle with hot water and detergent. Here, it soaks before cleaned with a brush. After they have been cleaned and dried, they are installed once again. The shelves in the cabinet can be removed after demand. There are some small clamps, which are placed in the holes on the side of the cabinet. All four clamps must be placed in the same height, allowing the tenant to place the shelf. Once the filters are dismantled, there is also access to the light bulbs, if they need to be replaced. If they need to be replaced, please contact Himmerland Service. The stove is a ceramic hob, and it will become hot on the surface of the hob. To remove burned food remnants, use a scraper suitable for ceramic hobs. Apply the cleaning agent prescribed by the manufacturer of the ceramic hob. The desktop, cabinets and wall tiles may be cleaned with a cotton or fiber cloth, wrenched with slightly hot water and detergent. To air the residence The ventilations let out air from the bathroom and blows it into the residence. Black circles around the ventilation may appear, however, this is normal. The kitchen sink is supplied with a sieve / plug. Press it down and it works as a plug. Pull it up and it works as a sieve. It can be removed entirely and emptied for refuse. To remove these, please use a vacuum cleaner. Do not use a soft cloth, as it can impact the other part of the wall. The kitchen sink may need specific detergents such as rens let, if contaminations may occur in the sink. Gate telephone There is installed a gate telephone in the residence. The faucet in the kitchen is installed with a sieve that catches impurities in the water. This must be cleaned from time to time. Screw it off and wash it clean. 1. Press the key to allow people enter the building 2. Press the mouth symbol to engage in a conversation with the people outside that tries to enter the building. 9

10 Floors and doorstops There is installed a doorstop by the entrance and in the bathroom. It is important that these are always installed correctly. Otherwise, it may damage the floor. Please contact the caretaker, if you cannot install/mount these correctly/fasten them. Under no circumstances may the tenants touch the sprinklers. The ampoules may not be heated in any way. A sprinkler that supplies water can have damaging consequences for all tenants in the residence in relation to water damage and additional disturbances. Therefore, be aware of things when being near the red ampoules. The floor is polished wooden floor, which requires that you tend to it on occasion, if you want to have it for a longer period of time. If you have furniture that is placed directly on the floor, please use felt pads under the furniture s legs. Thereby, you will avoid scratching the floor. Please use a mat at the main door, thereby avoiding sand and dirt to enter the residence. Place your shoes on a water proof mat or shelf so wet shoes etc. do not damage the floor. Maintenance of floor The floor must be vacuumed on a regular basis, as, given to its size, there can form a lot of dirt within the residence. Therefore, please vacuum more than usual. The more times the merrier. Also, wash the floor on occasion. Using the residence in a normal manner, there are no risks in damaging the ampoules, so do not worry. Venetian blinds All residences have venetian blinds in the windows facing Nyhavnsgade. The venetian blinds may not be dismounted. So forth the tenant wants venetian blinds facing the access balcony, this must be delivered, installed and paid for by the tenant him/ herself. Additionally, please clean them on a regular basis. Vacuum them with a soft nozzle or wash them in hot water with a wrenched cloth. The venetian blinds are to delivered along with the residence, when the tenant moves out. Therefore, treat them properly. Use a detergent suitable for the floors and a wrenched cloth to clean it. The cloth cannot be soaking in water, as too much water can damage the floor. Key fob All residences receive two key fobs. Open the windows after you have washed the floor. In that way, the water from the floor s surface will evaporate quicker. Sprinklers In each residence, there are installed sprinklers, which is mounted for the safety of the tenants. 10

11 The key fob is utilised to enter the building, the laundry room and as a payment to do the laundry. IT IS PROHIBITED TO ARRANGE PARTIES ON THE ROOF TERRACE WITHOUT A PERMISSION FROM EITHER THE ESTATE COMMITTEE OR THE CARETAKER. Make sure to help one another in order to avoid accidents of any kind. Bicycles parking The tenant can park their bicycles in the basement. Access to the basement it acquired with the key fob. You can park your bicycle in two levels. To park your bicycle on the top level, please use the following guide: 1. Pull the red lever all the way out 2. Press the red lever all the way down to the floor 3. Place the bicycle in the rail 4. Pull the lever back up and press it all the way back in to its original position. No Trespassing (ladder to solar power cells) The access balcony must at all time be kept clean and orderly. The balconies are exist ways and object are therefore not allowed on them. Furthermore, bicycles may also not be placed on the balconies. A mat in front of the main entrance is not allowed. They have to be within the residence in relation to cleaning the balconies and the removal of snow, making sure that the caretaker does not have to remove 68 mats. (We refer to the estate s house rules) Roof terrace & access balconies It is possible to utilise the roof terrace, which is placed on the 10th floor. The roof terrace is a communal area, available to all tenants. REMEMBER to consider proper behaviour, when you go about on the terrace. Please be careful. The same applies on the access balconies. There is 34 metres from the roof terrace to the ground. Therefore, make sure that your stuff (books, bottles etc.) cannot blow away or fall down onto the ground and access balconies. Elevator The elevator may not be blocked as it is a fire way, and it may also not be held open for a longer period, as this will set off the alarm, which is going to expat the fire department due to possible malfunctions. The emergency callout is an expenditure that the tenant, who s blocked the elevator, is going to pay. Additionally, furniture, boxes etc. must not be placed in the opening, making the elevator doors impossible to close. If a tenant stands in the opening, the elevator functions as any other elevator, meaning that the doors does not close before the tenant moves him/herself. 11
