Maintenance or Cosmetic WALLS EXTERIOR WALL CRACKS (MODERATE) FRONT WINDOW OF GARAGE Moderate open cracks were noted in the exterior wall. These cracks are beyond hairline and should be sealed and monitored for additional movement WALLS PENETRATIONS (EXTERIOR) There are multiple penetrations in the exterior walls that will need to be sealed to prevent moisture penetration. Contact a qualified painter SIDING, FLASHING AND TRIM PEELING PAINT There is peeling paint in multiple areas of the exterior trim these areas will need to be properly resurfaced to prevent premature deterioration of the material Contact a qualified painter. 8 1.3.1 SOFFITS AND FASCIA FASCIA (WOOD ROT) FRONT LEFT OF GARAGE, ABOVE FRONT DOOR Wood rot was noted in the fascia, All areas of the fascia should be fully and closely inspected and all areas of wood rot repaired. Contact a qualified carpenter SOFFITS AND FASCIA SOFFITS (OPEN AREAS) Noted open areas of the soffits which should be sealed to prevent potential pest penetration DOORS (Exterior) EXTERIOR DOOR TRIM (WOOD ROT) FRONT DOOR There is visible wood rot at the exterior base of the door trim. This material will require repair or replacement Contact a qualified door repair/installation contractor DOORS (Sliders and Screens) SLIDING GLASS DOOR (MAINTENANCE) Recommend a maintenance cleaning and lubrication of the sliding glass door tracks rollers and latches using a wax based lubricant such as LC wax Alumaslick or similar product. Contact a qualified cabinet contractor SHOWERS AND BATHS GROUT (OPEN JOINTS) Several areas of the shower tile have open joints that will need to be Re-grouted or Caulked to prevent moisture penetration and potential further damage. The receptacle also had difficulty accepting a plug GFCI or AFCI BREAKERS AND RECEPTACLES GFCI PROTECTION There are areas that are not GFCI (ground fault circuit interrupter) protected. Contact a qualified plumbing contractor PLUMBING DRAIN SYSTEMS TOILET (LOOSE AT BASE) GUEST BATH The toilet is loose at the base, recommend removal and replacement of the flange seal and re-setting and resealing the unit to prevent movement. Replacement of the flange seal is a precaution PLUMBING SUPPLY AND DISTRIBUTION SYSTEMS SHUT OFF VALVES (FROZEN) WASHING MACHINE, BATHROOM, KITCHEN SINKS Noted multiple water shut off valves were frozen at point of use, not all valves were operated. recommend evaluate and replace all valves that are not operable. Noted only moderate pressure is applied to the valves for testing to prevent potential damage. No active leak was detected at the time of the inspection.
