2 Origin s serviced hot water The simple way to provide hot water Origin is one of the market leaders in serviced hot water to medium and high density residential buildings. Centralised serviced hot water solutions Origin s centralised serviced hot water systems use central hot water plants to supply hot water to apartments in residential buildings. Centralised hot water is suitable for Residential Buildings, including: Multi-tenanted residential buildings New residential constructions Some existing buildings requiring a retrofit to their hot water system. Origin works with building developers and hydraulic consultants during the planning and construction stage of new residential developments to customise, supply and manage the plant, equipment and energy in order to provide hot water to end users. We also work with Owners Corporations/Body Corporates, and property and facility managers of existing apartment buildings in retrofits and re-fit projects to update hot water plant and hot water meters. We can assess your existing hot water plant and may be able to replace or upgrade it at no upfront cost. Origin can also supply gas to individual apartments for other appliances, such as cooking equipment, and to common property facilities, such as heated swimming pools, barbeques and central heating. The hot water plant and equipment is supplied and maintained by Origin under the terms and conditions of an agreement between Origin, the developer and the Owners Corporation/Body Corporate. The parties will vary depending on whether the project is a new build or retrofit.

Integration Origin works with the developer from the design stage of the new project to ensure seamless integration of the hot water system with the developer s construction timetable. Retrofits for Owners Corporations/Body Corporates Owners Corporations/Body Corporates can benefit from Origin s proven experience in retrofitting residential hot water plants and metering systems as follows: If the Owners Corporation/Body Corporate has an existing hot water plant, Origin may be able to provide a free, no obligation assessment to evaluate suitability for retrofitting a new hot water system. Origin can manage the installation for the Owners Corporation/ Body Corporate when the building is retrofitted with a new hot water system. Once the system is installed, the Owners Corporation/Body Corporate can take advantage of Origin s full maintenance program with 24 hour service for breakdowns. Benefits for the Owners Corporation/Body Corporate and residents Hassle-free Breakdown problems and ongoing maintenance costs are not the responsibility of the Owners Corporation/Body Corporate or residents, as Origin manages the serviced hot water equipment supplied, providing 24 hour service for breakdowns. Convenient for residents Residents have continuous supply of hot water, without the space constraints of housing individual electric hot water systems. Access to individual apartments is not required to carry out service and maintenance to centralised hot water plants. Automated billing Origin manages the metering and billing of hot water for individual apartments. Tenants can open and close accounts online. And each apartment has its own hot water meter maintained by Origin. Lower risk of leaks A centralised hot water plant reduces the risk of water leaks in the building as there is no hot water storage in each apartment.

4 Summary of Responsibilities Developer Enter in to an agreement with Origin for the supply of hot water to the complex. The developer s rights and obligations under the agreement are commonly transferred to the newly formed Owners Corporation/ Body Corporate upon completion of building construction and commencement of tenancy at the building.* Selection, supply and installation of hot water reticulation pumps and all flow and return pipe work and pipe insulation for the purpose of efficiently delivering hot water throughout the building/s. All pipe work after the isolation valves of the hot water plant, excluding the cold water meter. Provide adequate space for the serviced hot water plant. Origin requires a clear unconstricted space, preferably either with an external wall or on the rooftop to facilitate ventilation. Provide full disclosure of the serviced hot water arrangements to potential apartment purchasers in the relevant marketing materials, including the related operating estimations. Origin Supply, install, operate and maintain the water heating system. Maintain ownership of the plant for the purpose of supply and sale of hot water. Supply hot water to the apartments and common areas of the development as contracted. Provide meters for the purpose of measuring the volume of hot water consumed by individual areas. Establish individual supply arrangements with customers (may include developer, Owners Corporation/Body Corporate, owners and tenants) for hot water consumption. Regularly bill customers for metered volumes of hot water supplied. Collect payment of accounts from customers and manage enquiries. Provide 24 hour service for hot water plant breakdowns. Supply gas to heat the water.

5 technical overview Plant Origin will have centralised hot water equipment located in one or more plant rooms situated within or external to the building. Origin will service, repair and maintain the centralised plant as per the terms and conditions of the agreement. This includes main hot water units, storage vessels, primary circulating pumps and associated pipe work and valves. Origin will manage the hot water plant from the isolation valve on the cold water inlet line, excluding pressure reduction/limiting valve or pressure boost system (as illustrated in Diagram A). Metering Each apartment will have an individual hot water meter connected to the central hot water system. Customers will be charged at regular intervals for the volume in litres of hot water measured by the hot water meter. This charge will not include the provision of the water. Origin will be responsible for reading the meters, together with all necessary repairs, maintenance and replacement of the hot water meters. The building owner/owners Corporation/Body Corporate is responsible for all the surrounding pipe work and the original installation of the water meters. Some apartments may also have other gas appliances, such as cook-tops. This gas is supplied at a flat daily rate. If Origin supplies gas to a cook-top in an apartment the bill will include a line item for that gas supply. There are several types of metering. The two most common types of metering are: Manual water meters This is a meter where the water flow turns an impeller or paddle, causing gear wheels to rotate the dial. These meters are manually read and generally located in carparks, floor hallway cupboards or in common risers etc. A meter reader will visit the property (generally on a bi-monthly or quarterly basis) to read the meters. This information is loaded into the Origin billing system and processed. Remote/electronic water meters This meter is connected electronically via cable or antenna. Some meters are electronically read on a panel located in a common area via modem telephone line, handheld electronic device or remote metering system. The data is automatically uploaded to the Origin billing system for processing. 6 billing Hot water The customer is billed for the volume of hot water used. The hot water meter measures in decalitres and the customer is billed for litres used. Accounts are generally distributed bi-monthly or quarterly. HOT WATER PLANT Other gas requirements Gas cook-tops and other appliances - Where applicable In some instances, Origin can supply gas to individual apartments for cooking equipment (gas cook-tops) and also to common property facilities such as heated swimming pools, barbeques and central heating. For gas supply to individual apartments, each apartment will be billed a fixed daily charge. This charge will appear as a separate line item on the account. For common property facilities, Origin bills the Owners Corporation/ Body Corporate via separate meters for the gas needed to heat the water used in common areas. Note: Gas cook-tops and other appliances on a fixed daily charge are not currently available in all States.
