1 SECTION SPLIT-SYSTEM AIR-CONDITIONERS PART 1 - GENERAL 1.1 RELATED DOCUMENTS A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections, apply to this Section. 1.2 SUMMARY A. Section includes split-system air-conditioning and heat-pump units consisting of separate evaporator-fan and compressor-condenser components. B. Controls: 1. The control system shall consist of a low voltage communication network of unitary builtin controllers with on-board communications and a web-based operator interface. A web controller with a network interface card shall gather data from this system and generate web pages accessible through a conventional web browser on each PC connected to the network. Operators shall be able to perform all normal operator functions through the web browser interface. 2. Provide capability for future system expansion to include monitoring and use of occupant card access, lighting control and general equipment control. 3. System shall be capable of generation for remote alarm annunciation 1.3 ACTION SUBMITTALS A. Product Data: For each type of product indicated. Include rated capacities, operating characteristics, and furnished specialties and accessories. Include performance data in terms of capacities, outlet velocities, static pressures, sound power characteristics, motor requirements, and electrical characteristics. B. Shop Drawings: Include plans, elevations, sections, details, and attachments to other work. 1. Detail equipment assemblies and indicate dimensions, weights, loads, required clearances, method of field assembly, components, and location and size of each field connection. 2. Wiring Diagrams: For power, signal, and control wiring. C. Samples for Initial Selection: For units with factory-applied color finishes. 1.4 INFORMATIONAL SUBMITTALS A. Field quality-control reports. 2 1.5 CLOSEOUT SUBMITTALS A. Operation and Maintenance Data: For split-system air-conditioning unit systems to include in emergency, operation, and maintenance manuals. 1.6 MAINTENANCE MATERIAL SUBMITTALS A. Furnish extra materials that match products installed and that are packaged with protective covering for storage and identified with labels describing contents. 1. Filters: One set(s) for each air-handling unit. 2. Gaskets: One set(s) for each access door. 3. Fan Belts: One set(s) for each air-handling unit fan. 1.7 QUALITY ASSURANCE A. Electrical Components, Devices, and Accessories: Listed and labeled as defined in NFPA 70, by a qualified testing agency, and marked for intended location and application. B. ASHRAE Compliance: 1. Fabricate and label refrigeration system to comply with ASHRAE 15, "Safety Standard for Refrigeration Systems." 2. ASHRAE Compliance: Applicable requirements in ASHRAE 62.1, Section 4 - "Outdoor Air Quality," Section 5 - "Systems and Equipment," Section 6 - " Procedures," and Section 7 - "Construction and System Start-up." C. ASHRAE/IESNA Compliance: Applicable requirements in ASHRAE/IESNA D. The units shall be listed by Electrical Testing Laboratories (ETL) and bear the ETL label. E. All wiring shall be in accordance with the National Electrical Code (N.E.C.). F. The units shall be manufactured in a facility registered to ISO 9001 and ISO14001 which is a set of standards applying to environmental protection set by the International Standard Organization (ISO). G. A full charge of R-410A for the condensing unit only shall be provided in the condensing unit. 1.8 COORDINATION A. Coordinate sizes and locations of concrete bases with actual equipment provided. Cast anchorbolt inserts into bases. Concrete, reinforcement, and formwork are specified in Section "Cast-in-Place Concrete." B. Coordinate sizes and locations of roof curbs, equipment supports, and roof penetrations with actual equipment provided. C. The HVAC contractor shall be the lead prime contractor with respect to coordination. The HVAC contractor shall produce the coordination drawings in three dimensions and all other trades shall add their systems, equipment, specialties and appurtenances to ensure they are coordinated. Until all systems are coordinated none shall be considered coordinated. PHFA SPLIT-SYSTEM AIR-CONDITIONERS

3 1.9 WARRANTY A. The system shall be installed by a contractor that has successfully completed the Mitsubishi Electric City Multi three day service and installation course prior to starting installation of any piping or equipment. As part of project closeout, the installing contractor shall submit the following to the Owner and Mitsubishi Electric Service Department: 1. As-built Diamond System Builder file. 2. A one (1) hour maintenance tool record with system information, in ordinary control mode (not initial). 3. Outdoor and indoor unit dip switch settings 4. Outdoor unit(s) function settings Upon successful completion of the above, Mitsubishi Electric will provide an extended manufacturer s limited warranty for a period of ten (10) years to the original owner from date of installation. In addition, upon successful completion of the above, the com pressor shall have a manufacturer s limited warranty for a period of ten (10) years to the original owner from date of installation. If, during this period, any part should fail to function properly due to defects in work manship or material, it shall be replaced or repaired at the discretion of the manufac turer. This warranty shall not include labor. PART 2 - PRODUCTS 2.1 MANUFACTURERS A. Provide equipment as specified on the drawings as manufactured by the following: 1. Mitsubishi Electric & Electronics USA, Inc.; HVAC Advanced Products Division. 2.2 VARIABLE REFRIGERANT FLOW INDOOR EVAPORATORS A. Wall and horizontal ducted, Evaporator-Fan Components: 1. Cabinet: Enameled steel with removable panels on front and ends in color selected by Owner, and discharge drain pans with drain connection. 2. The sum of connected capacity of all indoor air handlers shall range from 50% to 150% of outdoor rated capacity. 3. Refrigerant Coil: Copper tube, with mechanically bonded aluminum fins and thermalexpansion valve. Comply with ARI 206/ Fan Motors: a. Comply with NEMA designation, temperature rating, service factor, enclosure type, and efficiency requirements specified in Section "Common Motor Requirements for HVAC Equipment." b. Multitapped, multispeed with internal thermal protection and permanent lubrication. c. Enclosure Type: Totally enclosed, fan cooled. d. NEMA Premium (TM) efficient motors as defined in NEMA MG 1. 4 e. Controllers, Electrical Devices, and Wiring: Comply with requirements for electrical devices and connections specified in electrical Sections. f. Mount unit-mounted disconnect switches on exterior of unit. 5. Airstream Surfaces: Surfaces in contact with the airstream shall comply with requirements in ASHRAE Condensate Drain Pans: a. Fabricated with one percent slope in at least two planes to collect condensate from cooling coils (including coil piping connections, coil headers, and return bends) and humidifiers, and to direct water toward drain connection. 1) Length: Extend drain pan downstream from leaving face to comply with ASHRAE b. Drain Connection: Located at lowest point of pan and sized to prevent overflow. Terminate with threaded nipple on one end of pan. 1) Minimum Connection Size: NPS Air Filtration Section: a. General Requirements for Air Filtration Section: 1) Comply with NFPA 90A. 2) Minimum Arrestance: According to ASHRAE 52.1 and MERV according to ASHRAE ) Filter-Holding Frames: Arranged for flat or angular orientation, with access doors on both sides of unit. Filters shall be removable from one side or lifted out from access plenum. 4) Filters shall be Merv13 5) Provide one spare set of filters for each unit. B. Unit configuration shall be as indicated in the contract documents. C. The indoor fan shall be an assembly with one or two line-flow fan(s) direct driven by a single motor. D. The indoor fan shall be statically and dynamically balanced to run on a motor with permanently lubricated bearings. E. Vertical and horizontal ducted air handling units: 1. The indoor unit shall be factory assembled, wired and run tested. Contained within the unit shall be all factory wiring, piping, electronic modulating linear expansion device, control circuit board and fan motor. The unit shall have a self-diagnostic function, 3- minute time delay mechanism, and an auto restart function. Indoor unit and refrigerant pipes shall be charged with dehydrated air before shipment from the factory. 2. The cabinet shall be pre-painted, pre-insulated, 22 gauge galvanized steel. 3. The indoor unit fan shall be an assembly with a single direct drive fan with a high efficiency DC motor. 4. A condensate pan and drain shall be provided under the coil. 5. Control board shall include contacts for control of external heat source. External heat may be energized as second stage with 1.8 degree F deadband from set point. PHFA SPLIT-SYSTEM AIR-CONDITIONERS

5 2.3 EVAPORATOR ACCESSORIES A. Controls: 1. The unit shall be able to control external backup heat. 2. The unit shall have a factory built in receiver for wireless remote control 3. Indoor unit shall compensate for the higher temperature sensed by the return air sensor compared to the temperature at level of the occupant when in HEAT mode. Disabling of compensation shall be possible for individual units to accommodate instances when compensation is not required. 4. Control board shall include contacts for control of external heat source. External heat may be energized as second stage with 1.8 F 9.0 F adjustable deadband from set point. 5. Indoor unit shall include no less than four (4) digital inputs capable of being used for customizable control strategies. 6. Indoor unit shall include no less than three (3) digital outputs capable of being used for customizable control strategies. 7. Units located within the ceiling space shall be provided with spring vibration isolation hangers with.5 of total deflection. 8. Units located within raised floor shall be mounted on spring vibration isolators with.5 of total deflection. B. Thermostat: Low voltage with subbase to control compressor and evaporator fan. C. Condensate pump mounted on the wall adjacent or behind evaporator. See drawings for units that require pump. D. Provide a centralized VRF system controller for the combined new building 211 and renovated building 201. The controller shall include the following: 1. The controller shall have a capacity to control up to 50 individual units. 2. High resolution color tough screen. 3. On/Off operation for a single group and batch operation. 4. Ability to set temperatures of indoor units. 5. Ability to set fan speed on indoor units. 6. Ability for individual prohibit operations for each remote controller function (On/Off, set temperature, operation mode, and filter reset). 7. Displays the measured return air temperature for each group. 8. Displays a 4 digit code error indication. 9. Weekly schedule can be set by groups based on operation pattern. 10. Output and controllability through the existing Automated Logic DDC system. 11. Display all setpoints and alarms through the Automated Logic DDC system. 2.4 CAPACITIES AND CHARACTERISTICS as indicated on the drawings. 2.5 Mitsubishi Electric shall provide and turn over to the owner at project conclusion one (1) MN-Converter (CMS-MNG-E). 2.6 BRANCH CIRCUIT CONTROLLERS (BC) A. The BC (Branch Circuit) Controllers shall include multiple branches to allow simultaneous heating and cooling by allowing either hot gas refrigerant to flow to indoor unit(s) for heating or subcooled liquid refrigerant to flow to indoor unit(s) for cooling. 6 B. The units shall be equipped with a circuit board that interfaces to the M-NET controls system and shall perform all functions necessary for operation. The unit shall have a galvanized steel finish. The BC Controller shall be completely factory assembled, piped and wired. Each unit shall be run tested at the factory. This unit shall be mounted indoors, with access and service clearance provided for each controller. The sum of connected capacity of all indoor air handlers shall range from 50% to 150% of rated capacity. The BC Controller shall be suitable for use in plenums in accordance with UL1995 ed 4. C. The casing shall be fabricated of galvanized steel. Each cabinet shall house a liquid-gas separator and multiple refrigeration control valves. The unit shall house two tube-in-tube heat exchangers. D. The unit shall be furnished with multiple branch circuits which can individually accommodate up to 54,000 BTUH and up to three indoor units. Branches may be twinned to allow more than 54,000 BTUH. E. Each branch shall have multiple two-position valves to control refrigerant flow. F. Service shut-off valves shall be field-provided/installed for each branch to allow service to any indoor unit without field interruption to overall system operation. G. Linear electronic expansion valves shall be used to control the variable refrigerant flow. H. An Integral resin drain pan and drain shall be provided. I. The BC Controller shall be controlled by integral microprocessors J. The control circuit between the indoor units and outdoor units shall be 24VDC completed using a 2-conductor, twisted pair shielded cable to provide total integration of the system 2.7 OUTDOOR CONDENSING UNITS A. Manufacturers: Provide equipment as specified on the drawings as manufactured by the following: 1. Mitsubishi Electric & Electronics USA, Inc.; HVAC Advanced Products Division. B. Description: Factory assembled and tested; consisting of casing, condenser coils, condenser fans and motors, and unit controls. C. Outdoor unit shall have a sound rating no higher than 58 db(a) individually or 61 db(a) twinned. D. Refrigerant: R-410A., all refrigerant lines shall be insulated. E. Condenser Coil: Factory tested at 425 psig. 1. Tube: 1/2-inch- diameter seamless copper. 2. Coil Fin: Aluminum. 3. Coating: Polyurethane-resin 4. Circuit: To match compressors. F. Condenser Fans and Drives: Propeller fans with aluminum or galvanized-steel fan blades, for vertical air discharge; directly driven with permanently lubricated ball-bearing motors with integral current- and thermal-overload protection. 7 1. Weather-proof motors with rain shield and shaft slinger. 2. Extend grease lines to outside of casing. G. Condenser Fans and Drives: Forward-curved centrifugal fans for vertical air discharge. 1. Fan on steel shaft with self-aligning ball bearings. 2. V-belt drive with minimum of two belts; variable pitch drive pulley. 3. Motor mounted on adjustable slide base. H. Operating and Safety Controls: Include condenser fan motor thermal and overload cutouts; 115-V control transformer, if required; magnetic contactors for condenser fan motors and a nonfused factory-mounted and -wired disconnect switch for single external electrical power connection. 1. Fan Cycling Control: Head pressure switches or Ambient thermostats. I. Casings: Galvanized or zinc-coated steel treated and finished with manufacturer's standard paint coating, designed for outdoor installation with weather protection for components and controls, and with the following: 1. Removable panels for access to controls, condenser fans, motors, and drives. 2. Plated-steel fan guards. 3. Lifting eyes. 4. Removable legs. J. The outdoor unit shall have an accumulator with refrigerant level sensors and controls. K. The outdoor unit shall have a high pressure safety switch, over-current protection, crankcase heater and DC bus protection. L. The outdoor unit shall have rated performance of heating operation at -13 F ambient temperatures and cooling mode down to 23 F ambient temperatures, without additional low ambient controls. The unit shall maintain 100% heat output at 0 o F without a supplemental heat source or a second compressor to boost low ambient heating performance. M. The outdoor unit shall have a high efficiency oil separator plus additional logic controls to ensure adequate oil volume in the compressor is maintained. N. Unit must defrost all circuits simultaneously in order to resume full heating more quickly. O. Each outdoor unit module shall be furnished with one direct drive, variable speed propeller type fan. The fan shall be factory set for operation under 0 in. WG external static pressure, but capable of normal operation under a maximum of 0.24 in. WG external static pressure via dipswitch. P. The outdoor unit shall have vertical discharge airflow. Q. Each outdoor unit module shall be equipped with a basepan heater. Basepan heater shall activate only when compressor is operating in heating mode at an outdoor ambient temperature of 39F or below. If an alternate manufacturer is selected, any additional material, cost, and labor to meet basepan heater condition and performance shall be incurred by the contractor. R. Each outdoor unit module shall be equipped with one inverter driven scroll hermetic compressor. PHFA SPLIT-SYSTEM AIR-CONDITIONERS

8 1. A crankcase heater(s) shall be factory mounted on the compressor(s). 2. The outdoor unit compressor shall have an inverter to modulate capacity. The capacity shall be completely variable with a turndown of 19%-5% of rated capacity, depending upon unit size. 3. The compressor will be equipped with an internal thermal overload. 4. The compressor shall be mounted to avoid the transmission of vibration. S. MOTORS 1. Comply with NEMA designation, temperature rating, service factor, enclosure type, and efficiency requirements for motors specified in Section "Common Motor Requirements for HVAC Equipment." 2. Enclosure Type: Totally enclosed, fan cooled. 3. Motor Sizes: Minimum size as indicated. If not indicated, large enough so driven load will not require motor to operate in service factor range above Mount unit-mounted disconnect switches on exterior of unit. 2.8 SYSTEM CONTROLS 1. The control system shall be capable of supporting remote controllers, centralized controllers, and integrated web based interface, graphical user workstation and system integration into the heating hot water system. 2. The control system panel interface shall monitor and control the heating hot water system equipment and setoints. 3. The CMCN shall operate at 30VDC. Controller power and communications shall be via a common non-polar communications bus. 4. Control wiring shall be installed in a daisy chain configuration from indoor unit to indoor unit, to the BC controller (main and subs, if applicable) and to the outdoor unit. Control wiring to remote controllers shall be run from the indoor unit terminal block to the controller associated with that unit. 5. Control wiring for the Smart ME remote controller shall be from the remote controller to the first associated indoor unit (TB-5) M-NET connection. The Smart ME remote controller shall be assigned an M-NET address. 6. Control wiring for the Simple MA and Wireless MA remote controllers shall be from the remote controller (receiver) to the first associated indoor unit (TB-15) then to the remaining associated indoor units (TB-15) in a daisy chain configuration. 7. Control wiring for centralized controllers shall be installed in a daisy chain configuration from outdoor unit to outdoor unit, to the system controllers (centralized controllers and/or integrated web based interface), to the power supply. 8. The CITY MULTI Controls Network (CMCN) consists of remote controllers, centralized controllers, and/or integrated web based interface communicating over a high-speed communication bus. The CITY MULTI Controls Network shall support operation monitoring, scheduling, occupancy, error distribution, personal web browsers, tenant billing, online maintenance support, and integration with Building Management Systems (BMS) using either LonWorks or BACnet interfaces. 9 9. Centralized Controller (Web-enabled) AE-200 Centralized Controller a. The AE-200A Centralized Controller shall be capable of controlling a maximum of two hundred (200) indoor units across multiple CITY MULTI outdoor units with the use of three (3) AE-50A expansion controllers. The AE-200A Centralized Controller shall be approximately 11-5/32 x 7-55/64 x 2-17/32 in size and shall be powered with an integrated VAC power supply. The AE-200A Centralized Controller shall support system configuration, daily/weekly scheduling, monitoring of operation status, night setback settings, free contact interlock configuration and malfunction monitoring. When being used alone without the expansion controllers, the AE-200A Centralized Controller shall have five basic operation controls which can be applied to an individual indoor unit, a collection of indoor units (up to 50 indoor units), or all indoor units (collective batch operation). This basic set of operation controls for the AE-200 Centralized Controller shall include on/off, operation mode selection (cool, heat, auto (R2/WR2-Series only), dry, setback (R2/WR2-Series only) and fan), temperature setting, fan speed setting, and airflow direction setting. Since the AE-200A provides centralized control it shall be able to enable or disable operation of local remote controllers. In terms of scheduling, the AE-200A Centralized Controller shall allow the user to define both daily and weekly schedules (up to 24 scheduled events per day) with operations consisting of ON/OFF, mode selection, temperature setting, air flow (vane) direction, fan speed, and permit/prohibit of remote controllers. 10. The VRF controller shall be included with energy allocation software. Mitsubishi Electric shall include Tenant Billing License (SW-Charge) for City Multi Equipment serving tenant spaces. The CMCN shall calculate CITY MULTI energy usage in kwh based on the energy consumption of the outdoor unit(s) divided among the associated indoor units for these spaces. This software is used in conjunction with a networked PC, and Watt Hour Meters (WHM). PHFA SPLIT-SYSTEM AIR-CONDITIONERS

10 PART 3 - EXECUTION 3.1 INSTALLATION A. Install units level and plumb. B. Install evaporator-fan components using manufacturer's standard mounting devices securely fastened to building structure. C. Install and connect precharged refrigerant tubing to component's quick-connect fittings. Install tubing to allow access to unit. D. Coordinate with the Owner the installation location of the centralized system controllers. E. Examine substrates, areas, and conditions, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of air-cooled refrigerant condensers. F. Examine roughing-in for refrigerant piping systems to verify actual locations of piping connections before equipment installation. G. Examine walls, floors, and roofs for suitable conditions where air-cooled condensers will be installed. H. Install condensing units level and plumb, firmly anchored in locations indicated; maintain manufacturer's recommended clearances. I. Maintain manufacturer's recommended clearances for service and maintenance. J. Loose Components: Install electrical components, devices, and accessories that are not factory mounted. 3.2 CONNECTIONS A. Piping installation requirements are specified in other Sections. Drawings indicate general arrangement of piping, fittings, and specialties. 1. Condensate Piping: Comply with requirements specified in Section Hydronic Piping Specialties. B. Where piping is installed adjacent to unit, allow space for service and maintenance of unit. C. Condensing Unit Refrigerant Piping: Connect piping to unit with pressure relief, service valve, filter-dryer, and moisture indicator on each refrigerant-circuit liquid line. Refrigerant piping and specialties are specified in Section "Refrigerant Piping." 3.3 FIELD QUALITY CONTROL A. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect, test, and adjust components, assemblies, and equipment installations, including connections. B. 11 1. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect components, assemblies, and equipment installations, including connections, and to assist in testing. C. Tests and Inspections: 1. Leak Test: After installation, charge system and test for leaks. Repair leaks and retest until no leaks exist. 2. Operational Test: After electrical circuitry has been energized, start units to confirm proper motor rotation and unit operation. 3. Test and adjust controls and safeties. Replace damaged and malfunctioning controls and equipment. 4. Verify proper airflow over coils. D. Remove and replace malfunctioning units and retest as specified above. E. Verify that vibration isolation and flexible connections properly dampen vibration transmission to structure. F. Air-cooled refrigerant condensers will be considered defective if they do not pass tests and inspections. G. Prepare test and inspection reports. 3.4 STARTUP SERVICE A. Engage a factory-authorized service representative to perform startup service. 1. Complete installation and startup checks according to manufacturer's written instructions. B. Condensing Unit 1. Engage a factory-authorized service representative to perform startup service. 2. Complete installation and startup checks according to manufacturer's written instructions and perform the following: a. Inspect for physical damage to unit casing. b. Verify that access doors move freely and are weathertight. c. Clean units and inspect for construction debris. d. Verify that all bolts and screws are tight. e. Adjust vibration isolation and flexible connections. f. Verify that controls are connected and operational. 3. Lubricate bearings on fan motors. 4. Verify that fan wheel is rotating in the correct direction and is not vibrating or binding. 5. Adjust fan belts to proper alignment and tension. 6. Start unit according to manufacturer's written instructions and complete manufacturer's startup checklist. 7. Measure and record airflow and air temperature rise over coils. 8. Verify proper operation of capacity control device. 9. Verify that vibration isolation and flexible connections properly dampen vibration transmission to structure. 10.
