1 Most people have a good idea of what they want when purchasing a home. To some people, privacy is important, and to others, it is essential that they have a great kitchen and patio area for entertaining company. For Pat and Joan Ozirny, it was about combining these features with a place that would accommodate their three children and grandchild comfortably when they come to visit. Mimicking the floor plan of the Savary model design, the Ozirny's worked with developer Neil Mawdsley of Georgia Strait Development to build an ideal home in Rockcliffe

2 Park. Being new grandparents, space was important for the family-oriented couple. With grown children living in Saskatoon, Edmonton, and Kelowna, it was important to have space so the entire family could visit at the same time in a spacious setting. Pat proudly pulls out a photo of his granddaughter to share as he looks at it affectionately. You can tell they are excited for their children to come visit. Their 3,600 square foot version of the Savary model demonstrates why a lot of people are consistently drawn to Fairwinds: for the beauty and caliber of these homes. Each home offers distinctive characteristics that cater to the owner's needs or interests. And the Ozirny's house is definitely unique. Pat, a natural handyman, installed a state-of-the-art house automation system that he can control by his ipad. It controls the settings of the window coverings, security system, electronics, and audio throughout the house. The house also includes features such as a built-in power lift TV in the great room, on-demand hot water, and it is the only house in Rockcliffe Park with a walkout basement. Cork was chosen for the flooring in the walkout basement for that extra level of warmth and comfort for when the children come to visit. Pat and Joan have built a few houses prior to this one, though they can easily say this was the easiest project they have worked on. The process was stress-free and Neil was very accommodating and detail oriented, Pat says. He was easy to work with and open-minded when asked to include features that weren't originally planned for this project. It was especially easy considering most of their communication with Neil was over or the phone while they were in Edmonton. With Pat's experience in construction management, they had a good idea what to look for in a builder, and the house turned out exactly as they thought it would. Features like the walk out basement, outdoor fire pit, and extra-large walk-in closet are personal touches of the Ozirny's. Coming from Riverstone Point in Sturgeon Country near Saint Albert, Alberta, Pat and Joan discovered Fairwinds on a trip to the Island, visiting their past neighbours of 15 years, who had moved out to Parksville. The Orizny's were drawn in to Rockcliffe Park, met with Neil, and loved the quality of the homes. You can feel the pride of ownership in the area, says Pat. They were attracted to the area by the incredible landscaping and quality of construction. The close proximity to Fairwinds Centre also lured the Ozirny's to choose Rockcliffe Park, as it is literally steps from Fairwinds Centre. Their house overlooks the sparkling indoor pool and tennis court, yet the house still offers some privacy. Another important consideration in building a home for the Ozirny's was a low maintenance house and property that still offered quality features. Rockcliffe Park caught their attention; offering a low maintenance yard that would allow them the lifestyle they were looking for and the ability to spend some time traveling throughout the year. Now retired, one of Pat and Joan's beloved past times is traveling to their favourite places, including Hawaii, Australia, and Arizona. Rockcliffe Park in Fairwinds is comprised of 26 luxury patio homes in a bare land strata park. 3 Prep Time: 10 minutes Ingredients: 1 bottle of Red Wine (Cabernet Sauvignon, Merlot, Rioja, Zinfandel, Shiraz) 1 Lemon, cut into Wedges 1 Orange, cut into Wedges 1 Lime, cut into Wedges 2 tbsp Sugar Splash of Lemonade (or orange juice) 2 ounces of Gin or Triple Sec (optional) 1 cup Raspberries or Strawberries (may use fresh or frozen) 1 small can of Diced Pineapple (with juice) 4 cups Ginger Ale Instructions Pour wine into a large pitcher and squeeze the juice from the lemon, orange, and lime wedges into the wine. Toss in the fruit (leaving out seeds if possible) and add sugar, lemonade or orange juice, and gin (or Triple Sec). Chill overnight. Add ginger ale, berries, and ice just before serving. Note: If you plan to serve right away, use chilled red wine and serve over lots of ice. However, remember that the best sangrias are chilled around 24 hours in the fridge, allowing the flavours to really marinate into each other. with Coconut Curry & Mango Chutney, Serves 6 Ingredients: 1 lb. Fresh Halibut, cut into 4 oz. Fillets 1 lb. Ground Roasted, Unsalted Macadamia Nuts 2 Eggs, lightly beaten with 2 tbsp. of Water Pinch of Cayenne 4 tbsp Clarified Butter Flour for Breading 3 cups Coconut Milk 4 tbsp Red Curry Paste 1 cup Mango Chutney Instructions: Preheat oven to 375 degrees. Dredge the halibut fillets in flour, shaking off the excess. Add cayenne to the beaten eggs, and dip fillets in egg mixture. Roll in ground macadamia nuts, and place on a greased cookie sheet or on a sheet covered with parchment. Pour one tablespoon of clarified butter over each fillet and bake minutes, or until fish are cooked. While the fish is cooking, prepare curry sauce. Heat two tablespoons of peanut oil in a heavy sauce pan. Add three tablespoons of curry paste and cook for one minute. Add coconut milk and bring to boil. Allow to reduce by half. Keep warm. To serve, divide the sauce onto heated plates. Place fish on top and garnish each piece with a spoonful of mango chutney. Recipe courtesy of Fairwinds resident Liz Spence

4 When it comes to watering, there are several ways you can reduce your water consumption: 1. Watch the Weather Prevent over-watering by installing rain or soil moisture sensors to override your automatic watering system. A rain sensor simply senses rainfall. Once a designated amount of water has been detected, it shuts down any regularly scheduled irrigation. Automatic sprinkler systems offer a programmable controller that may be adjusted as conditions change. 2. Sprinkler Systems Water early in the morning or evening to reduce the evaporation rate. If water runs off your yard, split your watering times into two short soak times. Be sure to turn off your system if you are getting enough water from rain showers. 3. Drip Irrigation This system is good for a small yard or for watering individual plants. Water is applied directly to the plant with little water loss due to evaporation or runoff. It is particularly good for mulched areas because it can directly soak the soil without washing away the mulch. 4. Hand Watering The simplest, most common irrigation system is a garden hose or portable sprinkler. The advantage of hand watering is that you can easily avoid over-watering. When water stops being absorbed into the ground, move to another location. Using a hose with a nozzle is another way to easily conserve water, as it regulates water flow preventing too much runoff. Water each plant once, repeating minutes later after the water has soaked into the soil. Use a rain barrel to collect rainfall and runoff for watering, but be sure your barrel has a screen to prevent mosquito larvae.
