3 Fire safety 3 Our responsibilities We have various responsibilities under the law to help reduce the risk of a fire occurring and to reduce the harm done, if it does happen. Gas installations have to be checked by a registered Gas Safe engineer at least once a year. Electrical fixed wiring is inspected and tested on a regular basis in line with recommendations and depending on the age and condition of the wiring. In addition we will maintain your smoke alarm if it is part of the electrical installation. If you have a battery powered smoke alarm, we will try to make sure it is working. If your building has common parts, for example halls and stairways in blocks of flats, common rooms, kitchens etc., then we are required to carry out a Fire Risk Assessment and review this on an annual basis. The risk assessment ensures we identify and deal with any hazards found. If you are concerned about the level of fire safety in your building, please contact us on Help us to help you You can help us by following the advice given in this Fire Safety booklet and allowing us access to your home to carry out safety checks. You can also help us by reporting any hazards or dangerous situations that come to your attention. These could include: blocked fire exits or escape routes improperly stored or dumped flammable materials damaged fire detection or fire fighting equipment faults with your electrical wiring or switchgear. Timber framed properties/plasterboard One in four new homes built in the UK is timber framed; they are considered more eco-friendly than traditionally built houses. Completed buildings, including timber framed homes, meet all current UK regulations and fire standards. They are entirely safe if the fire safety advice is followed.

4 4 Your home If your property has been identified as a timber framed construction, it will be covered and protected by plasterboard which acts as fire protection to the timber frame. It is important that you do not damage or make holes in plasterboard. If the plasterboard becomes damaged, please let us know immediately. Please make sure that any DIY you undertake in your home such as installing downlights or other forms of lighting, does not affect the structural fire stopping properties of the building. Smoke alarms The easiest way to protect your home and family from fire is with a smoke alarm. Smoke alarms are cheap and easy to install and could save your life. They are available from DIY stores, electrical shops and most high street supermarkets. Fit smoke alarms on every level of your home the ideal position is on the ceiling, in the middle of a room, or on the hallway and landing, so the alarm can be heard throughout your home. Test the batteries in your smoke alarm every week. Change them every year. Fire safety in your home Kitchen Take care when cooking more than half of accidental fires in the home start because of something to do with cooking take extra care when cooking with hot oil.

5 Fire safety 5 Keep tea towels and cloths away from the cooker and hob. Electrics Keep electrics (leads and appliances) away from water. Check toasters are clean and placed away from curtains and kitchen roll. Keep the oven, hob and grill clean and in good working order. A build up of fat and grease can ignite a fire. Candles and cigarettes More people die in fires caused by smoking products than in fires caused by anything else. Always stub cigarettes out properly and dispose of them carefully. Candles, decorative lights and decorations are a growing cause of fires. Always put candles out when you are leaving the room or going to bed. Make sure candles are secured in a stable holder and kept away from curtains, fabrics and paper. How to avoid electrical fires Always check that you use the right fuse to prevent overheating. Certain appliances, such as washing machines, should have a single plug to themselves, as they are high powered. Reminder checklist Allow Metropolitan access to check your gas supply and undertake routine electrical maintenance. Close inside doors at night to stop a fire from spreading. Turn off and unplug electrical appliances unless they are designed to be left on such as your freezer. Check your cooker is turned off. Don t leave the washing machine on. Turn heaters off and put up fireguards. Put candles and cigarettes out properly. Make sure exits are kept clear. Keep door and window keys where everyone can find them. In the event of a fire, leave your home immediately and dial 999.
