2 University Office Center - Phase I DESIGN HIGHLIGHTS Phase I Aerial Architect s Rendering The building is designed and oriented to take full advantage of natural daylight, energy efficiency and views. The abundance of glazing, the long east-west floor plans and narrow north-south depth enables the interior of the building to achieve natural daylight and views to the exterior for 90% of the spaces when utilizing an open office layout. Sun exposure is controlled to reduce harsh glare and heat build up by the use of deep southern overhangs and sunshade devices. Building is targeted as LEED Silver or Gold Certification. Building will be constructed of high quality, long lasting, low maintenance materials mostly consisting of glazing and aluminum paneling that also create a high-end, sophisticated architectural design. The use of a Variable Refrigerant (VRF) mechanical system, energy efficient lighting, proper orientation, efficient glazing and other factors enable this building to achieve an increased energy efficiency over the baseline of 15%-20% resulting in reduced energy costs. Completed Project Architect s Rendering Low water use and a low maintenance plant material palette, combined with the use of the latest water conserving technologies irrigation system, has been developed for maximum water efficiency/reduced water costs. Trees have been strategically placed to provide shade at seating areas and along walkways. Covered parking is provided for approximately 20% of the parking stalls, while additional parking areas will be shaded when the trees mature. Upon full build-out of University Office Center s master plan, the site will include outdoor amenities such as a water feature, shaded seating areas, a bocce ball court and lawn area for large gatherings.
